Often after signing a lease, you instantly regret it because it seems the true colors start to show. Either the building starts falling apart, the customer service quickly changes, or the neighbors become horrible. Luckily for me, this was not the case living here. From the beginning, the customer service has been awesome and consistent. Q is literally the best! Everyone from the leasing staff to maintenance are thorough, polite, and knowledgeable - in addition to always going above and beyond. I've had to put in a few maintenance requests for minor things and each time the work is done in such a timely manner. There have been a few management changes over time, but each change brought a lot of improvement. If customer service isn't enough, the building itself is beautiful and it's in an awesome location. Despite the awkward stares you might get as you're working out in the gym because of the glass windows, it's spacious and well kept! You can leave your unit to get work done in the common area, which is great because it gives you a little break from your typical workspace. This area is great! You're right next to the harbor. You can walk just a few blocks to get to anything from nice bars and restaurants to typical convenience stores and quaint local shops. I would definitely recommend this apartment if you’re interested in the city life.
I have been living here for about a month now and so far I am very pleased. The move-in process was a little hectic but to be expected. Tiffany Jones was the agent I worked with and from the moment I went on my first tour until the moment I signed My lease she remained very professional yet kept it real with me the entire time. she is simply an outstanding person. Even with me having challenges in getting approved, She was very persistent in following up and making sure everything was taken care of. On the day of move-in, Tiffany was out sick but Quanaya, another Amazing agent stepped right in and took very good care of me and made sure everything was set up for me. She was the best!! Ms. Jackson property manager, was super nice and was also very helpful in making sure I had all my access to the building and parking garage. These 3 ladies were simply AMAZING and The only reason I felt good and comfortable about moving here. Thank you, Ladies! I hope this type of quality customer service remains during my time here.
I love living here, the staff is always so professional and helpful. You communicate effectively with me too make sure I understand things that are going on in the building. Also I really enjoy your social events that you have for us residents in the building; Q you make living downtown such a wonderful experience, I wouldn’t want to live anywhere else.
Run, don't walk, away from the "Arrive Federal Hill." If you move in, you'll be arriving at a building full of incompetence, indifference and false promises. Just today, the building made the decision to turn away ALL resident package deliveries. It didn't matter if it was medication, baby food, cat food, etc. it was rejected. Everything was turned away. This stems from a several month technical glitch with the "package concierge" that hasn't worked correctly since we moved in in September of 2021. Instead of figuring out a solution, the staff made the unilateral decision to toy with our mail. Unacceptable. That's on top of the countless hours my partner and I have spent dealing with not one, not two, but three separate vehicles parking in our assigned spot, that we've had since September, over the past month. Everytime we were told it was resolved it was not. The staff was indifferent or just not competent enough to fix it. Either way, unacceptable. Not only that but management allows cars to park at the entrance to the garage in marked "no parking" zones, creating an unsafe situation when two cars are trying to enter/exit the garage at the same time. If you're planning on working from home from the peace and quiet of your apartment, think again! Maintenance will knock and enter and when asked to leave will reply with "oh it will only take a minute" or "I need to get this done." Again, unacceptable. These are just a few of the issues we've had during our short stint at the "Arrive Federal Hill." I'm sure in the next few weeks the building will be renamed yet again and switch hands to yet another owner, which seems to happen almost quarterly. I'm sure someone from management will reply to this comment with a generic response showing surprise at these issues and promising a resolution, I assure you they are gaslighting you just like they will after you sign your lease. You'll see many reviews praising a girl named Nelly, well she's gone. And the team that's left will leave you wishing you had moved anywhere else.
Honestly, I only renewed my lease here since I didn’t have any options but I highly recommend leasing anywhere else in the area. After two management changes since I moved in we are left with an incompetent management team and gaps in service. The concierge hours make no sense since I generally leave before they open and come back after they close so I’m not sure how they expect me to pick up packages. My car was recently broken into IN THE GARAGE and management didn’t send a warning email out to the residents of anything god forbid it happens to someone else. For the price I pay for rent this service is unacceptable and I look forward to the end of my lease so I can find a new and competent community to live in. As usual someone will respond to my comment pretending they want to resolve the issue but how can these issues stemming from incompetent management even begin to be resolved. Lease at your own risk here at “Arrive federal hill”….. “depart federal hill” if you ask me.
I moved in two years ago and watched a absolute free fall in customer service, facilities management and organization. The only reason I'm are staying is two of the staff that actually care about the tenants. The actual apartments are nice, however the amount of nickel and dining that happens for services that are normally offered is incredible. The elevators are constantly broken, the pool is almost never opened, and the halllways create an overwhelming urge to get a shot after walking through them. Lastly, I'm assuming that the Cartel must recieve a kick back from Arrive, due to the amount of marijuana openly ingested in the building. I would look somewhere else to live, unless this things sounds interesting to you, if so Welome to Arrive!!
I rented an apartment for 2 years here, that being said when I started mh lease, the management and name of the building was different Banner Hill, since then, they have switched over the last year at least 3 times the management and ownership of the building, since Arrive federal hill started, a lot of issues have arised, lack of transparency, new fees, inckuding an excessively expensive parking, it went from $95 to $175 a month, not to mention all the issues with package concierge, and lack of precise communication with magament. Finally I moved out beginning of July 2022. They declined the inspection and walking the property with me to return the keys. They now are charging me a cleaning fee despite I left the apartment impecable, even better than what I received. I vacuumed and mopped everything, including every single corner and windows, I washed the balcony and the windows, left a sparkling kitchen and bathroom but I received a bill for a cleaning fee with pictures attached stating it was dirty, the pictures are showing the same impecable apartment I left and are the pics and videos I myself took. Sent several emails asking for a detailed explanation of why I am being charged when I have proof of how the apartment was left an no one has replied, called several times, nothing. Honestly, either their cleaning crew or the managment is taking advantage of it and just charging it regardless, they don't even show before and after pics, they have no transparency. Management has put me on hold multiples times. Said they will review and get back to me but has been already 6 weeks and no answer although I still get emails reminding me to pay this fee. Aside, I left my new address and requested a change of address with USPS so anything and everything gets forwarded to my new address nonetheless, I get every week a message stating I have packages to be picked up, I have replied to the email multiple times inquiring about it so if they are truly mine I can send someone to pick it up I moved out from Maryland but no one answers, again called and left multiple voice mails, spoke to management and same answer, we will get back to you. We will review it and let you know but so far no one has answered, 4 different packages according to their emails but no one is capable of checking if are truly mine or from the new tenant and I am getting the notifications mistakenly. If it was a different customer service and management team I would give them the 5 stars. I was very pleased until arrive federal hill/trinity came into play. The apartments are nice, updated, silent but the service, courtesy and management skills are lacking not to mention all the misleading information I was given when ending my lease and the final bill which was surprisingly high for a 5 day prorated rent.
Do NOT rent with this property or management company. We've had multiple issues with this property, and they are not capable of handling basic tasks. First, if you want packages delivered to the building, don't. The building only has a concierge that works certain hours, and those hours also include a gap during prime times when residents would be coming home and wanting to retrieve their package. The concierge doesn't work from 7p-9p, and routinely leaves early leaving the desk completely unstaffed. Second, the building sent out an email saying they were REFUSING incoming packages due to their storage room being out of space: "Due to no space in the package room we will not be able to accept any deliveries for the day until the package room has been emptied with the current packages.  Please come before 7pm or after 9pm today to retrieve your packages. If you are out of the town please let us know and we will hold your packages until you return home. Thank you in advance!!" Excuse me? A building where I am a resident can't tell a package delivery to just go away. I pay rent and pay for packages to be delivered, including life saving medication, and yet this building is taking it into their own hands and turning away packages without my authorization. The building's package locker has been inoperable for several months, and they claim that their package room is filled, yet they refuse to find a feasible solution to ensure residents get their packages. They have a leasing office that is locked and refuse to allow incoming packages to be stored there and refuse to give the concierge the key to get inside. They could use an empty apartment to store packages, but refuse to do that as well. They do not utilize a package management system and refuse to staff the concierge desk during desirable hours and therefore have a problem with residents picking up packages in a timely time. I've lived in lots of high-end apartment buildings with more apartments than this building and have never seen this issue. It is clearly due to the staff's incompetence that this issue is occurring. You cannot just turn away incoming packages. FULL STOP. If you intend on parking a car at this building with your lease, forget about it. I've had numerous other people park in my assigned spot and I've had to bring this to the leasing office's attention numerous times, and yet the same vehicle continued to park in the spot for weeks after notifying them. I was then told to park in another spot when my assigned spot was occupied, which resulted in a confrontation with another resident who said that was their assigned spot. The leasing office doesn't know which end is up - they appear to be using multiple lists for parking spots and every time I've talked with them about parking, I've gotten responses back that simply don't make sense. We were promised a 24/7 concierge when we moved in, and that is not the case at all. The concierge steps away from her position many times throughout the day and even leaves early - this has never been the case at other buildings I have lived at. Management will likely respond to this claiming that their package room was filled and they apologize for the inconvenience -- however, if you ordered something time sensitive and were told it was returned to sender without your authorization, how would you feel? They are fully aware of the issues of the property and yet refuse to fix them. Do NOT do business with this company. This is not a high-end building, despite the pretty lobby. Do not be fooled by modern furnishings and a well-located building.
Beautiful apartments, horrible management. We stayed there for a year and management changed three times. All staff but one was very unhelpful, rude, not responding to emails, not forthcoming about secret fees added to our rent every month. They haven't bothered sending our security deposit after we moved out either. Very shady people. STAY AWAY!!!
It is almost impossible to get in touch with a staff member. I have been trying to reach out to inform the staff about not renewing my lease. None of my emails and calls are returned over two weeks of attempting to reaching out
