I hired this company last April 2017 through recommendation from someone on Yelp. I would warn you guys before it is too late, don’t hire this company to work as your property manager. I am a landlord and my house was destroyed by previous tenant and the previous agent also abandoned my property as well. For this reason, I sought PM who could help me out and I eliminated others because they were extremely nice, listened to my problem, and promised to take care my property. I believed this is a decent company, but I was completely wrong. I was out from tiger’s mouth and immediately entered to crocodile’s mouth (expression) First week of April, Charlene went to property and changed the lockbox and turn the AC so low! It cost me $400 on that particular month! The condition of the house at that time was not presentable nor ready to put in the market because the carpet needed to be replaced. The company didn’t want to take any responsibilities about the electric bill, ever since Joanne who in charge didn’t want to talk, reply, nor answer my calls and emails. They put the tenant in my property on May 2017. They told me a lady who rent and run her background check, and coincidently I met her with three children in my property. I asked the PM how many people live in my property and I was told “I can’t tell you how many people live in your property because it violates “Housing Fair Act” My neighbors complained about too many people live in my property, and I have been told there are 8 people live in my property (4 adults and 4 children) and they had an argument first week they moved in to my property. I contacted and even attached the copy of the message. I told PM should go check and warn the tenant about violating the lease agreement. Later I had been told because I picked the cheapest fee, therefore, I can’t get any services as I have expected. There are two different fees: (A) just service of 7% without repair, (B) service 7% with additional repair, in the other words, if landlord didn’t have contractor to fix the house, then the company will send his people and will add 15% for the total bill (basically I have to pay two bills just for repair). I picked the cheapest one because I have my own contractors. I wrote complaint letter about the overflowed people in my property and asked them to check with the tenant, instead they resigned and terminated the lease agreement because they didn’t want to deal with eviction! The tenant moved in and I asked where is the move in list inspection, they told me that the company didn’t provide that. They will check six month later and before the tenant moves out. I was confused when this company answered my question in this attitude. On May, the tenant paid the rent after prorate and they charge $150. On June, the tenant paid, they took one first month fee and charged 7% on top! This message is for all landlords, there are so many bad PM companies out there who just sucking landlord’s money and what is most concerned to them is taking the whole amount of money first month fee and didn’t care about your property at all. They know that nobody would take them to the court because of time consume and travel back and forth, at the end of the day! landlords are the victims. Many PM are trained to be a sweet talker, but once we sign the contract with the wrong PM company! They will suck your blood until the last drop. So please be careful to hire this company. No wonder this company didn’t have any reviews! So it should be a sign this is not reliable or dependable company to work with in the first place.
