I had a great experience renting a home from this company for a year. I relocated to Kansas City from the Seattle area in January of 2017. I'd gotten approved for a rental house from another leasing company, but they ended up leasing the house to someone else, so I ended up contacting Terry Flood about a listing I saw on Zillow. The house had just been leased out, but he said he had a couple others. I wasn't huge on the first house, but fell in love with the second house. The application process and background check is quite thorough, but I took that to mean that they want to ensure they have quality renters who aren't going to destroy the rental houses or back out of a rental contract. They communicated with me the entire time and were polite and upfront about the process, expectations and current status of my application. I rented a beautiful home in Gladstone from this company for a year. It had been almost completely remodeled before I moved in, so almost everything was new. I documented any paint scratches or damage my first week there as part of their move-in process - I'm a good tenant and wanted to make sure I got most or all of my deposit back. I had very few problems while at the house, but notified the office, and each time they provided a timely solution. For example, my air conditioner stopped working one night during a heat advisory. It was about 10pm, so I emailed them. They had someone at my house the next day on my schedule to fix it. Very pleased. I turned my rent in on time every month, I respected the house, keeping it and the yard tidy and well-kept while I lived there and tried to be a good tenant. If you are renting a house, you are expected to keep the yard tidy. I'd never mowed a lawn before, but I got a lawnmower and did my best. Never got any complaints. As part of your rental contract, you are expected to get the carpets professionally cleaned before moving out. This is written on your lease and they also provide a clear, detailed list of expectations before you move out so there's no surprises. Basically, leave the home in good condition so it's not destroyed for the next renters. I ordered carpet cleaning through Amazon. I only had carpet in the basement and never had pets or kids on it, so it barely got lived on, but for people who do have kids/pets and live a bit more on the carpet, the carpet is going to take much more of a beating. I don't think that's unreasonable to want to keep carpet clean. Before moving out, I thoroughly cleaned the house, ensuring blinds were in good condition, the yard was tidy it was sub-freezing so there was only so much I could do, but I'd mowed & cleaned up the leaves while it was still warmish out, replaced burned out bulbs & smoke detector batteries and just made sure the house looked as good as it did when I moved in. Again, I don't think that's an unreasonable expectation. Some paint had been left behind when I moved in, so I even touched up a couple spots inside, like a big scratch in a doorway that had been left by Nebraska Furniture Mart during delivery. That wasn't expected of me, but I wanted my house to look nice. The house wasn't perfect, but it looked darn good. I took care of the house and ended up getting my full deposit back 1 week after my move-out inspection. They even called to see if I'd prefer to pick up my check so it wouldn't get lost or delayed in the mail, which I greatly appreciated. I have plans to relocate, otherwise I would have stayed. I never had any problems with this company and wanted to make sure that other quality renters should not have to worry about renting with this company. I always felt respected and taken care of, but I was also respectful to them and the property I lived in. If you have a sketchy rental history or are destructive to homes, you probably won't get approved. But if you are a good renter and responsible, you should expect to have as pleasant as an experience as I did.
Bad maintenance, you will call for more than 3 months and still not do anything. You'll be responsible for your plumbing issue. House was not painted and insisted that I should paint it after when I have moved. Also, looking for a way of not giving you back your deposit. Runaway from them. If there's anything less than 1* I'll give.
My husband and I rented a house in the Northland from Terry Flood for nearly four years before we decided to permanently locate to Kansas City and buy a home. In those four years, we don’t have a single complaint. Terry and his staff Susanne, Jagger and David were always friendly, accommodating and prompt whenever a maintenance issue arose. If something needed fixed, it was quickly fixed. If it needed replaced, it was quickly replaced. Additionally, the moveout walk-through was painless. Overall, it was a great experience!
Terry Flood Real Estate has been wonderful to us. The office staff Susie and Jaeger are so kind and will jump through hoops to get us taken care of. Terry makes sure we are taken care of immediately and has been nothing but kind and considerate. I don't understand the negative comments.
The townhomes are nice and have good prices, especially for single parents with kids. However, the townhome I lived in, 7126 chapel woods, had brown recluses. A ton of them and I have pictures. There are bats living in the attic also so you may have bat bugs which look a lot like bed bugs. I have pictures of this too. When trying to find another place to rent it was again through Terry flood and that was a fiasco and he told the home owners I trashed the place and carpet. Thank goodness I had five people who helped me move out and signing an affadavit for me, I also have proof of how I left the place. I had changed my previous review because my application had been denied when I applied for the house and one of the reasons was for my review about the spider infested townhome. I got a text from someone saying the maintenance was bit and his arm was black from elbow to wristback in July and I'm not sure if he lost his arm or not. I was in a position where I needed a place fast. Everyone warned me not to go with this company, but I found a really cute house they had that fit in my budget. Not easy to do in the Gladstone area.The whole process was quick, easy, and they were willing to work with me. I only needed to stay in the rental for a year, but if I ever need a rental again I will definitely be giving them a call. David and the office people were amazing! Thank you guys! You're the best!
I rented a property for a year through Terry Flood but the property had a private owner, Tom Pryor, who I dealt with monthly for rent and any issues in between. When I became interested in the property I had issues getting calls back and Terry Flood was not great about keeping me updated during the application process. But overall, not too bad. I also could have just been being somewhat impatient as I was excited to move. It was my first place on my own and I didn’t have much credit and they did work with me on that. I got approved and picked up keys from them and never had contact with Terry Flood real estate again. But the property was great, well cared for, and Tom Pryor, the owner, was on top of everything. He even came in the day after move in to replace a set of blinds and noticed we did not yet have a shower curtain and rod. He went out and bought these for us and brought them to us the same day which was very nice. Anytime there was an issue he had it fixed immediately. At one point the AC broke and he made sure my family had a place to stay until it was up and running again. He was a very understanding and nice guy and if my family hadn’t outgrown the house so quickly I would have loved to continue to rent the house for years.
