Originally, our stay was nice. But the unit we wound up moving into was obviously not well kept. Dust in the vents had been painted over. The drains in the bathrooms and essentially the entire bathtub painted over. I’d pick paint flakes out of my childrens hair. The first day we moved in and had the move in inspection, maintenance and management told us they would get us a smoke detector. That didn’t happen. They came back weeks later for scheduled maintenance inspections, and again told us they’d be back with another. That didn’t happen. After some time I forgot about it. It wasn’t until our next unit inspection, I mentioned it again, and over email, but we never got our smoke detector replaced our entire thirteen month lease period. On an almost weekly basis there was a plethora of fire trucks, cops, or ambulances outside, so I would have to go investigate the safety of my family. Before they switched companies, I felt they were much more responsive. They started “beautifying” the apartments and raised rent to over $1100 for a 3 bedroom that needs work every single month with absolutely bare minimum light fixtures. No joke, I’m positive maintenance was there every few weeks fixing a problem or conducting inspections. If you plan to move here, buy lamps. You will need them. Be sides that, my neighbors were all lovely. I lived in a quiet part of the complex but this is a generally kid friendly place. You’ll see them playing around the area.
I have been here a month and came from another apartment complex that wasn't able to fix repairs. Briana, Ashley,and maintenance staff are great at getting things fixed. Quiet neighborhood close to many shopping and grocery stores in West Columbia. Staff is friendly professional and polite. Swimming pool is maintenance every Monday. New windows are being installed presently in the whole complex. Nice scenery where you can have picnic with picnic tables. Safe environment as well and patrolled by the Springdale police department. Great place to stay and safe community for singles and families.
Office is rude, disrespectful, and they retaliate if you call corporate. Do not rent here, it is a scam. The ceilings were caving in. The neighbors confirmed the roach problem is complex-wide. Management is so incredibly unprofessional and unpleasant to deal with. They love to make little slick comments about you. And they don't give notices when doing heavy work with a jackhammer in the hallway outside your door from sun up to sundown
We have had CONSTANT issues with our AC in apt 2815-29. They eventually replaced the inside unit and yet, like clockwork, our AC is not cooling the apartment. We've been here for 2.5 years and they just have not fixed it. When we put in a maintenance request, they take days to get to us. Today, Aug 29th, 2022, the front desk lady told us at 11am that if maintenance has not come to our unit by 5pm, give them a call. What she faild to mention is that they were going to be closed early with no notice before 5pm. So she literally lied knowing no one would be there. This is just one example of the many months of issues about our AC, and about horrible support from the office people. If they ever try to sell you on Apartment 2815-29, DO NOT SIGN THAT LEASE.
I live here. The apartments have been taken over by another company and are constantly being improved. Rent is comparable to other complexes. Quiet other than children playing on the playground.
Quiet stay, timely repairs, you just have to stay on top of your portal and communicate with management. Brianna is amazing to work with.
30.RESPONSIBILITIES OF OWNER. We'll act with customary diligence to: 1 keep common areas reasonably clean, subject to paragraph 24 Conditions of the Premises and Alterations: 2 maintain fixtures, furniture, hot water, heating and A/C equipment; 3 comply with applicable federal, state, and local laws regarding safety, sanitation, and fair housing; and 4 make all reasonable repairs, subject to your obligation to pay for damages for which you are liable. If we violate any of the above, you may terminate your tenancy and exercise other remedies under state statute only as follows; a you must make a written request for repair or remedy of the condition, and all rent must be current at the time; b after receiving the request, we have a reasonable time to repair, considering the nature of the problem and the reasonable availability of materials, labor, and utilities; cif we haven't diligently tried to repair within a reasonable time, you must then give us written notice of intent to terminate your tenancy unless the repair is made within 7 days; and d if repair hasn't been made within 14 days, you may terminate your tenancy and exercise other statutory remedies. Security deposits and prorated rent will be refunded as required by law. If your repair hasn't been made within the 14 days you can terminate your lease but the main office Manager clearly won't let you for some reason. She thinks somewhere in the lease it says you have to give a 30 day notice. All I have to say is they care more about the outside appearance then their tenants. I highly recommend to find a place that's not this bad! The leak was first found 5/3/2022 I don't want to terminate my lease I just want them to come fix an issue that is serious. I have to keep my 2 1/2 year old child out of that bathroom which is hard when they can open doors. My child isn't even safe in my house cause of the leak and sheet rock on the floors I'll add some pics soon!
Been here 3 years+ and this place has turned into a dump and they raised rent $145. Paint over everything enamel. All the paint peeling in tub, bathroom sink and kitchen sink. Have had a leak in bathroom sink that's been leaking over 2 months. Also, they love their Section 8 income. Fighting, domestic, police, fire all the time. I would stay away from this place
When Ashleigh started I was hesitant about coming to her with my problems. She assured me she could handle anything and I trusted her. This girl knows her stuff! She helped me with my ledger and has been a true gem. She makes living here wonderful. Come ask for her! She will take good care of you!
DO NOT MOVE IN I lived here years ago with a family member, moved out and was taken off the lease in 2018, said family member moved out, they tried to charge them for another month even though they weren’t living there and he said they’re not gonna pay it, and they automatically put it on my credit and sold it to a debt collector without my knowledge until the debt collector contacted me about it, forest Brook did not reach out whatsoever about this issue that I had NOTHING to do with. Not to mention they AVOID service requests. There was black mold in my apartment and the ceiling started falling through and 3 service requests were put in and never fixed. Let’s not add in the roach issue, that multiple tenants have. Sad way to run a business, where people are trying to LIVE here.
