Lovely apartment complex located in Summit Hill. Lived there for two years and really enjoyed my unit and the neighborhood. Pros: 1. Beautiful architecture with original floors and fixtures. 2. Great neighborhood - safe, walkable, close to food restaurants and grocery stores, attractions, and shopping. 3. All animals allowed and welcome. Lots of dogs, of all breeds, in the complex. 4. Friendly neighbors. Cons: 1. Well-insulated building traps heat. Cannot adjust radiators, so once they come on it gets really hot really fast. No air conditioning - had to purchase two window units for a 500 sq/ft studio though I left the window units in the apt when I moved so hopefully the next tenent will benefit. 2. High managerial staff turnover. Three managers in two year period. Inadequate communication from apartment company about outgoing/incoming staff and who to reach out to with questions during transition. 3. Poor communication overall with inconsistent response rate from managerial staff e.g., had to send multiple texts/emails about an emergency maintenance request; sent questions about move out logistics a week prior to vacating and never received a response but was sent several move out checklists after vacating and my responses to those were not acknowledged. 4. Rent rate increased every year. I paid $930/month when I moved in 2020-2021 which increased to $960 + additional fees that were not charged the prior year bringing rent up to ~$1000/month 2021-2022. 5. Washers and dryers in the shared laundry room broke A LOT and repair time increased the longer I lived there. All washers were out of service for 3 weeks in the last year. Hidden pro: because I did not have a car, I requested a credit to my account for Uber to/from laundromat and received $20.
My wife and I lived there for 1 half years it was a beautiful place and location was beautiful but it started getting really bad when the new community landlord came into the picture and started accusing my wife whom is black of things she wasn’t even doing. So we had no choice but to move. So just remember take in while you got the chance because grand ave is beautiful.
I viewed this place while looking to move from out of town. Dena, the proprty manager, was really lovely & accomodating since I was coming from out of town to see the place. She was kind, communicative and professional. I wouldn give her 5 stars on her own! As for the apartment itself, though listed as remodeled, hadn't seen much more improvements than faucet fixture updates in the kitchen & bathroom & perhaps a light in the bedroom? In the end I went with another apartment because I wasnt a fan of the "railcar-inspired" apartment layout. I needed a unit with a more open layout & more kitchen storage storage in general and more updates than faucet hardware. The little park space between buildings looked great for doggos, though, and the building itself seemed nice & clean.
I moved in a couple of months under their new management, and I couldn't have had a better experience. I was moving from Nashville, Tennessee and I only had a couple of weeks to get everything sorted out, but Jocelyn made the whole process a seamless one. She was consistent, understanding, and went above and beyond with the move-in. The unit itself is lovely. I love the old architecture and style of the building. It's very quiet and comfortable. I couldn't recommend it enough!
I have had a great experience here so far! I just moved in last week as the building transitioned under a new property manager. Jocelyn has been fabulous. Helping me with anything and everything I need. The location of the building is great, walking distance from all the shops and Summit Ave. The building itself is 101 years old. It is an old building but it is full of charm. Apartments are well kept up and so far I am really happy living here!
Quiet building with historic feel. The building management and maintenance team are very helpful and responsive. The location is great because you are a little farther down from all the shops, but not too downtown either. Lastly, although I had some bumps along my way out, the HBG team was great at resolving in a timely manor and allowing my move out to be a breeze. Would recommend to a friend.
Update: I was told a supervisor would be reaching out to me. That never happened. I still haven't received a refund for the deposit they stole, either. If "no stars" was an option, that's what this place would get. I showed up for my tour, and the woman I met had no idea what she was doing. She didn't even know which apartments were available; she had to keep looking them up on the spot. The first apartment I was shown was dirty and uncleaned from the previous tenant. The second apartment I liked, and because it had it's own outside entrance from the rest of the dirty building, I decided to apply. I got an email stating that I was approved, and they withdrew the full $300 deposit from my account. Several days later, I get an email that I, in fact, was not approved, and they "must have hit the wrong button". So now, after I've turned in notice to my current apartment because I was led to believe I had been approved, they still have my $300 deposit that they took?? I am disgusted with this company.
I had an absolutely horrible experience with this place, if you want hot water don’t even bother, if you want water pressure well that doesn’t exist here, my studio apartment or shall I say sauna was old and falling apart. On top of everything we tried calling management multiple times and they never returned my calls, even when we tried calling two months in advance to tell them when I would be moving out, still no response. I called my property manager the day I was moving out and asked where I should leave my keys. Her response “we never talked about you moving out, you signed a year lease” I signed a 6 month lease in which I paid extra every month just to do so. Because of this the first thing she could say was “well your security deposit is absolutely not refundable” you have got to be kidding me, absolutely ridiculous, this place is not on the renters side and all they want is your money! Never again!
Building is clean and quiet, staff is friendly and respectful. Current management and maintenance staff is probably the best its been in the time I've been here. Its an old building so things will need fixing from time to time, and the staff has done a good job promptly servicing the issues in my unit when I alert them. Staff is easy to get a hold of and is responsive.
Our buildings are consistently clean, well maintained and managed with a responsiveness that has kept me feeling safe, cozy and proud to tell others about where I live when asked!
