We rented a property in Gladstone from Hands Free Property Management for $2,000 a month, which included a $2,000 deposit. After Tim Lippert (co-owner of Hands Free) completed the move-out walkthrough, we all agreed to $150 in damages, repairs, and cleaning. The amount was written on our move-out checklist. A month later, my husband and I were surprised to receive a letter from Hands Free, charging us over $1,500 for items not listed on the move-out checklist, damage notated on our move-in checklist, and other items. I called Tim about the other charges, and he said I had to talk to Mary Freeman (other co-owner, who also happens to be a realtor at a local real estate company), because she made the decision. Mary did not respond to any of my emails or phone messages. Now we’re told we have to go through small claims court and sue them for the money they owe us.

An associate named Mary has had a contract to mangage a home of mine up there and the service has been dreadful. She has repeatedly relocated my renters to her privately owned rental properties, as well as, ignored many of her fiduciary responsibilities while still collecting on her own behalf. Many problems arose with background check information on tenants and against our contract, they were moved in anyways. This caused damage to my property and when asked to make inspections, Mary never went to the house or completely avoided contact with me while building personal relationships with tenants. The owner, AJ has also neglected to intervene and try to resolve any of these issues. Mary also works independently as well to fill her own rental properties and finds this much more important than holding up contractual obligations. I would not recommend using Hands Free Property Management!
