Two of us shared a room for three nights. Newport in season is expensive and this was slightly less than others in the downtown location.The 10% discount for cash helped. Parking was easy and plentiful. Receptionist was efficient and polite. Our room was pleasant enough. The furniture was old and overdue for replacement. Breakfast was excellent and it was lovely eating on the patio. The location was excellent. All in all, a very good stay.
We had a great stay! Booked fairly last minute and decided to go for the deluxe king room room 3. Absolutely worth it! The room is huge and has a separate living room, kitchenette, and jacuzzi bath in the bathroom. The breakfast room was a bit worn down and the seats were uncomfortable, but the food was delicious. Everyone was really pleasant. There’s also a yummy cafe right next door. Walking distance to cliff walk, the breakers, downtown. We loved it! Oh and free parking!! One thing to note, it’s a bit noisy. The Inn is charming but older so you can hear what’s happening above you and when people are in the hall. Thankfully it’s a small Inn so not a bunch of people to worry about being loud. Overall, really great visit. Recommend :
We had 2 rooms at the House. One was a suite. Both were meticulously clean, updated and comfortable. We didn't mind at all that coffee and tea were in a common area. Daily breakfast was lovely. We walked everywhere except to the mansions and Fort Adams. Parking is plentiful and safe.Rooms: 5/5
Our stay here was fine- location is great and the staff were helpful and friendly. The rooms are very small with VERY thin walls- we literally can hear everything. Including the bathroom above us…. I had to use my white noise app to even fall asleep. Wifi was very slow, overall the price was too high for what we got. The parking is nice and there’s a coffee shop down stairs which is convenient. They do have another location where breakfast is located which seemed nicer and where most of the reviews here must have been from.
Really nice room with a private bath.however, no exhaust fan. Check-in was easy. Had a Keurig coffee maker in a alcove just outside the building. Breakfast is included which was very good with quiche, French toast, bacon, fruit yogurt, coffee, OJ and more.Rooms: 4/5
The rooms are deceptively photographed on the site to make them look bigger. The rooms are very very outdated with creaky furniture and thin walls. The only good part about this hotel is the bathroom, very modern with a nice shower and water pressure. There were bugs all around the room, in total there were two spiders, two flies and four beetles-like bugs, found above the door, on the bed, and on the mini couch. The iron was old and dirty, had to have it replaced, the closet was nearly non existent and contained five hangers, three of which were broken. Was woken up multiple times in the night from the sound of closing doors and people lightly stepping on the stairs above my room. Front staff are slightly friendly, one hostess had a slight attitude. The morning breakfast staff were absolutely sweet as pie, best part of the stay experience. Overall, I understand why it was the cheapest for that day, and not a bad place to stay if all you want is a some-what clean bed and good shower.
Given the price we paid per night almost $400 after taxes and everything I can’t recommend it. The wifi is impossibly slow—it’s like the Wi-Fi on an airplane. If you intend to try to VPN into work for example you’re not going to have a good time. The walls are as thin as the Wi-Fi is slow; you can hear everything the people in the next room are saying. The room seemed clean enough but I did see a couple of bugs at various points at night in the bathroom so that’s not great either. All in all I wouldn’t come back.
They allowed us to check in a little early and we’re very accommodating! Room was spacious and clean. Will be back!Rooms: 5/5

Definitely a European style hotel with smallish rooms, worn "antique" furniture in the rooms, lived in feel. But everything is clean. Breakfast is very good. Service and location is excellent. And convenient parking. I will definitely be back.Rooms: 3/5
