"Originally converted to lofts in 1985 - the Art Space Lofts have been given a facelift! Home to the Kansas City Artists coalition for 30 years, the Art Space building continues to be a beacon for the uniqueness of the River Market area! The hardwood floors may have been newly refinished, new appliances added, and a fresh coat of paint, but the charming urban character and fascinating history remain within its walls. The building also has been given an upgrade with community space with patio on the first floor and a shared game room and gym next door! Not only will you have access to amazing amenities, but you'll also be just a 5-minute walk to City Market and the Kansas City Streetcar! Who could ask for more?"

Chelli was nothing short of amazing to work with when signing my lease, getting moved in, getting parking, etc. She is always very helpful, kind, and has a great response time! I had no issues throughout the process and love my new apartment!
If you are looking to move into any property managed by The Thiehen Group, don't do it!! They manage several buildings in RM including mine, ArtSpace Lofts. They have made it clear they are not responsible for our safety. On move in day when you discover a squatter has moved into your home, they'll change the locks and tell you to call the police. Not their problem. Even when they knew there were on-going squatter issues in the building, in 2 spaces right next to the one you are moving into, you will get no warning of potential dangers in the building. Because it's "not their responsibility" directing you to the terms of the lease. They'll tell you whatever you need to hear about measures they are going to take to fix security issues after an incident then do nothing... They don't fix major infestation issues either. If you want to live with mice, wasps, bats and roaches, Thiehen Group properties are for you. You sign a lease that states there is no smoking within 25 feet of the property, confirm in writing that residents are not allowed to smoke next to your exterior access door before signing a lease for them tell you AFTER you move in that they don't manage resident smoking outside. How convenient- They don't care to enforce these terms of the lease. Part of the problem with this is, the renovations in this building are so poorly done that smoke and whatever else you can dream of wasps find their way right in through your doors and windows. If you lease a unit west facing, prepare to roast Spring through Fall. And, when your amenity spaces are found to not be up to regulation, they'll just close it and revoke access instead of fixing it. Current onsite property management is completely incompetent and rude. Maintenance does what they can but it seems their hands are tied. Be sure and join the ArtSpace Lofts Tenants Group on Facebook to read about everyone's experience in this building. Just tell them in the questions you are considering moving in and admin will let you in. This is a group managed by tenants. RM Properties they manage: Bourgmont Lofts ArtSpace Delaware Lofts Landmark Might be more... Please tag them if you have had an experience in your building like we have at ArtSpace.
JUNE 2023: Ask me about the homeless people who broke in and squatted in a vacant unit then confronted the new resident of that unit asking for their stuff back. PREVIOUS: This building leaks a ton. I've lived here only 2 months and have just put in my *THIRD* maintenance request for a leak. First, the window leaked in a rainstorm resulting in a puddle on the floor approximately 2x4 feet. Maintenance installed new windows and told me the seal was "completely shot". Next, the wall leaked below the window - but not from the window itself, as you can see from the picture of the water stain on the brick. Third, the ceiling above the kitchen leaked, resulting a puddle covering the kitchen floor and numerous brown water stains on the ceiling and wall. If there is a bright side here it's that the property manager Keri has been quite helpful. But I would seriously consider living or renting your AirBnB elsewhere! UPDATE 4/9/2023: After several uneventful months, the ceiling has started leaking again at random times. Maintenance was unable to find the cause last time so nothing was done, allowing it to happen again. At the same time, with Keri Kluge long gone I believe she's at the West 7th Street Lofts now, I recommend checking them out for her alone management has gotten incompetent and unfriendly. It took me an entire month to get them to respond to my calls and emails. And they always have an excuse, every time. I just signed on for another year before the leaks restarted and I feel like I've been had. I pay $1500/month to live in an apartment that rains black water at random intervals. That coupled with the downgrade in management quality has forced me to lower my review to 1 star.
Toured the lofts in January, but I had to leave another post because of how bad the experience was. I’ve never experienced management so unorganized or misinformed. The experience interacting with management was the exact opposite of professional. Gladly took my business elsewhere.
Great location. Great management. Keri, the Property Manager, truly cares about the residents and their needs. She is very responsive. They keep the building very clean. I love my apartment as well. Would absolutely recommend living here! 5 stars!!
Cool apartments but cars in their parking lot are broken into on a weekly basis and management refuses to put in proper lighting and cameras. edit: 2 weeks after this my car was broken into and stolen from your lot and nothing has been done. There is consistently piles of glass in the parking lot meaning I am not the only one who this is happening to. Management says they are working to remedy it but nothing has been done. BOTTOM LINE DON'T LIVE HERE.
Chelli has been super easy to work with and always responds with professional, quick timing. Well done! Thanks, Chelli!
If I could give this place zero stars I would. I came in for a visit and was racially profiled and harassed by staff. It made me feel horrible and I WILL NOT return. So sad!
