Horrible management! Been here for 6 years since it’s very close to my work. Nice place, good neighborhood but management makes it ridiculous. It changes before your maintenance is completed. My roof has been leaking for 6 years when it rains heavy and it still does. They did not fix it nor moved me out of this unit even though I requested. I also asked them to replace my smoke detector and fix the food disposer and still waiting. It’s been months. They don’t care about the tenants. What they care about it money. That’s all. In six years, I forgot to pay the rent on time only twice and they call you only when it’s late enough so that they can charge you late fee. Can’t they call you just a day before??? Of course not. When I move out of Apt 707, never rent this place. It leaks and don’t believe them if they say it’s fixed. One half of my bedroom got soaked and I had to keep blowers on three days none stop. Just don’t. Look for another place.
Chris is a wonderful maintenance worker. Very friendly and helpful. He communicates well and works in a timely fashion. He makes living at Northpointe Village enjoyable with just his smile. Very grateful for him!
Now that the planned banning of flowers and lights being on tenets patios has been changed, here's the new review. We just renewed our third year lease. It's a pretty quiet complex. It's on the higher end of rent. The office staff are currently outside sweeping up the pool area. So Kudos to them. I've never seen office staff, which has a pretty high turnover rate, ever do manual labor. I definitely applaud their work. I hesitate to say we've not had issues with our unit, that mention it jinx is why. Overall it's a nice community, today. We have an AC unit for our apartment so swamp coolers not being on yet isn't a big issue for us. I'm just thrilled they changed their minds on banning hanging flower baskets. It's such a joy to watch the hummingbirds which are numerous here.
Like other reviews, I am conflicted about this place. I love the apartment itself. It is really nice as is the community. I feel relatively safe living here and I am pleased with how my apartment is. The people in the office are receptive to answering calls and dropping off rent is a relatively easy process. Here’s where my feelings sour today: They assigned my covered parking spot to another person without telling me. It took another person parking in my spot, me having to call the office and themselves “investigating” it they said they ‘audited’ the parking spaces in order to tell me that I got booted from my spot. The new one that was assigned to me isn’t at all within visual of my apartment it’s in front of the next building and it is inconvenient. I genuinely would’ve felt better about it if they simply gave a courtesy call beforehand but they didn’t even put in the effort to do that, something that would have taken a minute. Having to go through all the trouble I experienced was terribly off-putting, infuriating and unprofessional. Secondly, no one gave me notice that my mailbox was tampered with. Right after they booted me from my original parking spot already extremely irritated, I decided to check my mail. I found my mailbox already opened and when I tried closing it, my key didn’t work. While there were two pieces of mail located in there, there is no way to verify that my mail wasn’t stolen beforehand. This is incredibly concerning as I receive mail that has important information of mine and my mailbox not even being properly closed is a violation of privacy. As I am writing this, my mailbox is still opened as I cannot close and lock it. I had to go back to the office to let them know that my mailbox was tampered with and one woman without seeming like she cared much said they would try to get it fixed tomorrow. Naturally, I left the office again incredibly irritated. Thirdly, I sent in request for repairs a few weeks ago. I asked for a follow up at the leasing office when I paid rent recently as the repairs were not taken care of. One of the women there stated that there was a change in maintenance crew and it would take longer than expected. This I am not too mad at as I understand that repairs take time, especially with a new crew. Still, the repairs have not been timely. I don’t know if there has been a change in management or staff as of late but this was not the promising dynamic that I experienced when I first moved in back in September. I’m still in awe in how everything played out and I am extremely disappointed. I received a lackluster response from the two ladies working there today. It was pure nonsense. Less than 24 hours ago, I recommended this place to a friend. Now I’m not sure I can still do that. If things change or if the situations are remedied properly in a timely matter, I’ll rate this place higher. Until then, I am really annoyed and upset with how things have been handled/are being handled. EDIT: I updated this review with new info. The following day after I posted this, Deanna, the property manager, followed up with me and was deeply apologetic with the parking and the mailbox situations. I don’t think she read this review, I think she was simply following up per protocol. She was very kind and explained the parking situation a bit better and was very considerate of my feelings. She stated that as for the mailbox situation, she would try to get it fixed as soon as possible. I deeply appreciated the phone call. A couple of weeks passed and I checked my mail again. My mailbox was still opened which was still upsetting. I called the office about it again and they were very cordial and told me they would get it fixed by the next day. I wasn’t holding my breath as it wasn’t fixed when I last reported it but the following day, I was able to pick up my new mailbox key and the people in the office were very nice and apologized for the delay. There are a few other issues but my review is now 2 stars to 4. Improvement still needed but better than before.
From the first day I moved in there has been issues. I went 7 days without hot water. Then on the hottest days of summer, my ac stopped working and leaked in my bathroom. I went 5 days with my apartment being 85 degrees and above. The refrigerator is noisy and the shelf is broken. There’s paint all over the counters and fireplace. The electrical outlet cover has no screws in the bathroom. The ac was finally fixed but no one has come to change the drywall or change the part of the ceiling that was clearly bulging. There’s probably mold by the looks of the color of the water. Still no one has fixed or checked for mold. They repainted the drywall but in the wrong section; this was by the vent. Like I was not going to notice the same exact spot painted over? So basically all they did was repaint the drywall. It still bulges in the same sections. Like I’m stupid and don’t know a change in drywall. They still have not addressed the molded drywall against the seams of the drywall near the mirror. You have to replace the drywall under the mirror and above the ceiling. Also the whole drywall down the side of the building because the neighbor down below has mold. After weeks of no response from management or owners, I’m still waiting for maintenance to come fix the issue. I showed them the serious leak on the outside of the building and nothing. I’ve reported the issue to the city. The owners responded to my review, I’ve called and left several messages. Funny how they threaten to evict you but as soon as they get paid the rent it is like you don’t even exist. There are pictures from my downstairs neighbor who says there’s been a leak for two years now and it has never been fixed. The smell of mold in his apartment is unbearable. You can smell it upstairs and outside of the building.
They won't fix anything period! Cooler has never worked. I've been forced to purchase auxiliary air conditioning for our unit. Washer has been out of commission since the beginning of july! Was told twice that they had ordered new washer/dryers that would be installed within a week however, we never got a working washer/dryer. We have no exterior lighting! Someone's going fall down the stairs! I have sevral other issues. I will dispute a $90 penalty that we were charged in June for not having an account with the gas company. We've had an account since we moved in. You cannot move in without proof of a NM gas company account!!! We were also charged $80 for sewer last month which is incorrect. This month it's $15. I Will be presenting them with a letter from a lawyer. If issues aren't addressed by 09/30/24. We will begin withholding rent payment. We pay our rent and keep a very clean place. We behave respectfully and and follow the rules. We uphold our part of the legal contract know as the lease. Paying for amenities that we don't have is unacceptable. According the city of Albuquerque "air conditioning is considered a luxury not a necessity" which is outrageous! However, State of New Mexico housing law does require air conditioning. Apartment 1608.
I'm conflicted on my overall experience. I have renewed my lease a 3rd year and although staff have been kind over phone and in person, the off chance they get to your work order is done fast and impatiently. They emailed saying swamp cooler was turned on but it has been miserably hot in my unit, and last year it wasn't any better it took middle of July for my unit to feel better after multiple requests and that was during our extreme heat wave. Not having a pool to go into isn't helping. I can't afford to move and wanted to see how this year went as a continued resident, but can't say I'm thrilled with the last 2 years occupied.
It's been 3 weeks since they said they were going to turn on everyone's A/C.... They even sent out an email patting themselves on the back for having it done and announcing to everyone that they are in working order. This is not in fact the case, and they did turn off the water yesterday for 8 hours, presumably to fix water lines that are effecting the use of the A/Cs... Water is back on, but A/C is still not of use, it just pushes out hot air into the apartment. I've resigned my lease twice now, this is my third year being here, and each year previous, they've increased rent 15%, 30% total from the original listing price, of course with no improvements made. As others have said, it is generally quiet. They made a huge fuss about people picking up their pet waste, even threatening to fine those caught leaving it $100, but can't seem to actually get it together to get A/Cs working for people paying $1600 a month for a 1br for rent.
Frustrating: they always have an excuse… If you really must live here, my advice is that you document everything. I’ve lived here for 1 year: 11 months in one unit and I moved into another unit one month ago. The location is convenient, the neighborhood is okay, but the management is COMPLETELY UNRESPONSIVE. I could write a long review describing each incident, but I’d rather show than tell you how things have been working out for me. Do give the emails a read because they will certainly help you figure out whether you want to rent here. Long story short: they currently don’t have on-site maintenance and they have rarely had during the last 12 months. But there’s something more that I find particularly frustrating and outright rude: they always seem to have an excuse. Every time you need them, either you don’t hear back, or they will answer with an excuse “my manager is out”, “we don’t have maintenance on site today”. They will downplay every single complaint or request in isolation “I can’t fix X today because Y” and will never acknowledge that THEY HAVE BARELY TAKEN CARE OF ANY MAINTENANCE REQUEST FOR AT LEAST 12 MONTHS. Once you add up all the e-mails that I had to send them over the course of the last 12 months, you will notice that it’s systematic. And beyond salvation. If you’re still considering living here, I’d honestly encourage you to reconsider. In hindsight, I know I should have rented somewhere else. I just transferred from one unit to another, so my energy bucket is pretty much depleted, but I’ll follow my own advice and move out as soon as I have enough bandwidth. If this is your only option, I can only say that I’m sorry and I hope that you’ll find the peace and patience needed to get something anything done. I had to wait about 6 months until they sent the maintenance guy to fix what I listed in the move-in sheet. They never responded when my apartment flooded three times over the first year sidewalks don’t have drainage and, 9 months after my first email, the manager came to see my unit and offered me a transfer. I’ve been waiting 28 days to get the mailbox lock fixed and it’s still pending. I still have mails from them that they haven’t answered back even after I insisted three times. If you really must live here, my advice is that you document everything. All communications should be written. Don’t talk over the phone or go to the office because whatever you say is ephemeral. You should always send written communications to make sure that you can complain to the city and, eventually, lawyer up. I wish I had learned this before coming here, but now you know. They certainly will, nonetheless, nitpick on you They will come and check your patio bi-weekly, so prepare to have somebody come 24 times a year. They will also add a charged valet service without any notice. They will also charge you the X, Y, Z fee because they took care of this very small thing. But they won’t fix the appliances that don’t work, they won’t do anything if your neighbor plays loud music in the car, or they won’t enforce anything against reckless drivers rather than inspecting patios for dead plants…
I have been a resident here for three years, and I am extremely disappointed and angry with the management of this apartment complex. My swamp cooler/AC has been non-functional, and with outside temperatures reaching 97°F, my apartment has become unbearable to stay in, let alone sleep. I submitted a maintenance request eight days ago, on Thursday5/31. The following day Friday or Saturday, I visited the office to ask when it would be fixed. They assured me it would be done by Monday or Tuesday. On Tuesday morning, I went to the office again to confirm, and they promised to start with my apartment building. Tuesday and Wednesday passed with no action. On Thursday morning, I called the office, they said they fixed it on Tuesday and had left me a voicemail already. I told them the AC still did not work and not received any voicemail. And they once again promised that the issue would be fixed as soon as possible but could not guarantee when. The same dayThursday evening I visited the office, and they said it was fixed and asked me to go home and check it. Unfortunately, when I came home, nothing had changed. I went back to the office, and they assured me it would be fixed the next day Friday. Yet again, nothing was done by 5 pm on Friday. When I visited the office for the last time, they apologized and said they didn't have time today and would fix it tomorrow Saturday morning. For eight days, I've been given the runaround, with constant lies and delays. The management's dishonesty and poor handling of maintenance issues are unacceptable. This level of service is disgraceful and shows a complete lack of respect for residents. All they care about is making, and charging money as much as they can. This is how they get satisfied Furthermore, the gym has no AC either. They claim they will address it after fixing the residents' ACs, but I have little faith in their promises at this point. It seems their primary concern is making and charging money rather than providing a livable environment for their tenants. I have never written a negative review for this apartment before, but this situation has left me with no choice. I hope this review will prompt the management to treat their residents better in the future. This place is a prime example of terrible management and dishonest practices.
