I hired Premier to manage my rental. I found them to be uncommunicative and disorganized. Once, I asked them to do a quick walk through before renewing a lease, and was told it would cost me $400-500. They didn't send me my paperwork until asked. They got the date wrong for the end of the lease, etc. They do not pay attention to anything but getting their fee. Do not use this company for your rental management needs. They are awful.

This property management company is the worst. After inheriting property in this area we were hoping to find property management because we live far from this location. It's been a disaster. The only good thing I can say is that they've kept the rentals mostly rented.
The account management and maintenance has been a disaster. Simple things such as being charged tree trimming when the property does not even have trees; I shouldn't have to be constantly second guessing billing. Worse than that was when we had damage to one of the properties, covered by insurance, and it took almost a YEAR for the repair to get done. No amount of phone calls from myself or the insurance company could get them to get it done faster. So many excuses. Then while that property was not rented due to repairs being done they didn't cancel trash or other services so we were charged the whole time. Not so much as an apology when I finally caught it while doing my taxes. Then, after we finally sold the properties, in large part because we couldn't trust this company and felt too overwhelmed to find a new one, they didn't even close our accounts and made all kinds of havoc for the new owners. I imagine the new owner will have the sense to leave sooner than we did.

Great in the beginning, then horribly downhill from there!
The office owner was incredible helping me find a suitable rental home in a good neighborhood prior to my my cross country relocation to Aberdeen. I appreciated her help so much that I sent an expensive bouquet of flower to the office as a way of showing my appreciation.
I ALWAYS paid my rent on time. Not late once in 26 month.
Here's where the insufferable frustration lies; getting ANY service or repairs done. It took me almost a FULL YEAR to get them to repair the basement plumbing so we could use the bathroom located there. Whenever the washer was run, debris-filled drain-water would back up into the sink and shower, leaving behind a crusty layer of nastiness. I was afraid of what would back up into the toilet if used, so I closed the entire basement bathroom off until it was fixed; which was hugely inconvenient due to my son living in the downstairs bedroom and suffering from Crohn's Disease...a chronic bowel disorder that requires him to make frequent emergency trips to the toilet. Even knowing the predicament not having this bathroom functional caused, they still spent more time making excuses than working to solve the problem. Again...it took the better part of a YEAR before the situation got resolved.
They take forever to set up even the smallest of service or repair...and then blame all of the delays on the home-owner being hard to reach due to his service in the US Coast Guard. Strangely enough, I've never had a problem getting a reply from him within 24-48 hours of reaching out...NEVER. Multiple service requests went routinely unresolved under this go-to excuse for weeks and months at a time. However, when I got fed-up with going through the proper channels at Premier, and reached out directly to the home-owner, things were addressed withing a couple of days.
Also, when signing for my second year lease, they wanted to drop the previously included water coverage from my lease agreement and rent payment ($130 coverage amount) because of an outrageous charge I was deputing with the water company. I agreed to do this and be directly responsible for the water bill...and tried to lower my rent by only $100...which would have allowed them to pocket a quick and easy $30/ month for NOTHING. I stopped that right away and had the rent reduced by the actual and fair water bill coverage amount.
On top of all this, they wanted to raise my rent with claims of increased overhead upon signing for my third year.
PLEASE PAY ATTENTION: Know your rights as a tenant before doing business with Premier Realty Property Management (or renting property period). I had to invoke my rights under the law twice for delaying service resolutions. Here is the law taken directly from the Washington State Legislature webpage:
RCWs > Title 59 > Chapter 59.18 > Section 59.18.070:
The landlord shall commence remedial action after receipt of written notice by the tenant as soon as possible but not later than the following time periods, except where circumstances are beyond the landlord's control:
(1) Not more than twenty-four hours, where the defective condition deprives the tenant of hot or cold water, heat, or electricity, or is imminently hazardous to life;
(2) Not more than seventy-two hours, where the defective condition deprives the tenant of the use of a refrigerator, range and oven, or a major plumbing fixture supplied by the landlord; and
(3) Not more than ten days in all other cases.
In each instance the burden shall be on the landlord to see that remedial work under this section is completed promptly. If completion is delayed due to circumstances beyond the landlord's control, including the unavailability of financing, the landlord shall remedy the defective condition as soon as possible.
