The apartment, neighborhood, and local staff are all excellent. HOWEVER, the management company has outsourced most Customer Service lines about leasing/billing etc. so trying to get one of those issues resolved is an absolute nightmare. If you're going this route, get a name from whoever it is you talk to, they claim there are no supervisors available yet will still put you on hold when they need to 'talk to somebody'. Names will be helpful for the inevitable deposition.
Where should I begin? I have lived here for 19 years and watched management teams lose their jobs for various reasons; however, the new team leadership is the worse to date. I was told by Xzavian Johnson, Angela Peterson and Kenya Jackson along with their legal team of A&E Real Estate that the parking lot agreement would increase to $300.00 plus tax for all who park in the lot. That has proven to be untrue, per usual. There are residents who pay $150.00 to $175.00 and recently experienced an increase of $4.00 in parking. My rate increased exponentially from $209.00 plus tax to $300.00 plus tax monthly. A brief survey and conversations with some who park here proved again how the employees mentioned are untrustworthy. The new team of property management staff take personal exception to those who hold them accountable for their ineptitude as they try best to make the living experience for residents uncomfortable. Unfortunately their best isn't good enough. In my opinion, if they were to invest in their intellectualism and less on frivolous nonsense their professional lives would flourish and the personal fails and heartache with relationships would minimize. Two of the employees named above live between West 135 Street and Esplanade Gardens here in Harlem, so their struggle to maintain a respectful - affordable lifestyle mirrors many Riverton Square stories. The third lives in a traditionally economically challenged suburb of New York State - Peekskill with two children all the while unmarried; so she definitely understands the struggle to find dignified personnel who performs a job well. Living and interacting with the property management team present a challenge often combined with integrity issues and deception are cause for alarm. Hopefully there will be some form of relief as the way Riverton Square is managed at this time is deplorable.
I totally resubmitting my review,..because management company's response to the pandemic was stellar. They've been very accommodating including even sending Fresh Direct care packages to the entire complex. They're diligent about maintenance, the maintenance personnel are friendly and helpful. This is also probably one of the still affordable places to live in Manhattan.
Apartments are spacious and bright, park is beautiful. However there is smoking of a weed happening every single day on the stairway and if you live on the upper floors, the smoke comes into your apartment like someone just had a joint next to you. Security claims they know who it is but cannot catch them. Management office and security throw the ball to each other and no one does anything. The worst part is that the management office is so ignorant. I don't want to mention that i was calling for 3 months and asking to mop the floor full of stains.
Overall, Riverton is a comfortable place to settle. The outdoor ambience is top notch, the laundry rooms are clean, and the apartments are modern and up to date. However, there are some cons. There is a major bed bug epidemic. NY is notorious for bed bugs, however had former management treated this problem aggressively the problem would not be so aggravated. To Riverton's benefit- current management will treat your apartment free of charge if you do have a bed bug issue. The greatest issue is the rent. The rent is wildly high. The rent is justified by a "remodeled apartment" excuse, but you are not informed of a breakdown of the remodeling fees, thus more than likely you're being overcharged for rent. You can check if you're being overcharged by contacting the city's department of housing in the Adam Clayton Building on 125th Street. Other details such as a non working elevator, defunctional entry system, dog poop on the back sidewalk, limited parking, and the fact that you are across the projects and you'll encounter sketchy people at times is frustrating. However, living in NYC you have to settle and compromise.
45 e 135th st I have NEVER left a bad review about anything before restaurants, services, nothing so the fact I’m writing a bad review means it’s really bad. I moved out a couple months ago, after a year of living here. The building I lived in was under construction which they neglected to tell me. Not only is the bridge right next to the complex, giving insane traffic noise, but the building is under construction meaning drilling and hammers are all around. Construction began after I moved in and was not told to me prior lol. The walls are so thin. I could hear everything above me. I’ve lived in Harlem for 8 years and this by far is the worst building I’ve ever lived in. posting this because I wish I read this before I moved in.
Im shocked by some of the bad reviews ive read about riverton square. Ive been living here for 11 months now and ive had no major issues. The management office responds extremely fast to any inconvenience ive experienced. They are polite and the recreational are is magnificent. No complaints what so ever other than the lack of parking which in uncontrollable based in the area.
Close to Transit 30 min D2D to Wall St on 2/3 train or 4/5 Train. Safe, really. Fantastic on-site Laundry and Cheap too - 150 wash/225 3x loader, 50c to dry for 15 min! Friendly Neighbors. FIOS!!! Get rid of TIME WARNER CABLE's HOSTAGE SITUATION for most of Manhattan's unfortunate residents. Garbage chute on the floor. Half the rent you'd pay south of 59th St. Like 700 sqft 1 Bedroom for UNDER 2K/mo. If you want tres chic grocers, Dry cleaner on the corner and a late nite diner on the next block, try Chelsea. If you are up for a new experience try Harlem, or as I tell my friends, "I live in a Penthouse on Park". Really, I am on the top floor of the building that Park Ave ends at Facing the East River w/Yankee Stadium views. Oh and its the end of December and I am sweating in my apartment sitting with shorts on and it's 22 degrees outside. You do the math, then come over for a beer. Look at my apartment pictures taken prior to my moving in this past August 2013. UPDATE APRIL 2018: New management took over 1 year ago and has ignored tenet issues with regard to safety, packages still going missing and hiring the cheapest laborers using the cheapest quality products. To add insult to injury, rent increases used to be about 1-2% max, my first year was NO INCREASE. Last year my Increase was 5% and this year it is 4.5% and they NEVER ALLOW 2 YR LEASES. ONLY 1 YR SO BE PREPARED FOR INCREASES EVERY YEAR. I'M SURE you job doesn't raised your income 5% every year. To make matters even worze, they are EXTREMELY LITIGIOUS WHEN YOU ARE JUST A MONTH BEHIND IIN RENT, NO CALLS JUST OPEN A COMPLAINT FOR the HOUSING Court WHAM your now on the so called "tenant black list." Don't worry though, if you give 2 months rather than 1 month security feposit, most landlords won't bother with any reason on how you ended up on tha list there in the first place. MORAL OF THE DIATRIBE RETAIN 3 MONTHS RENT IN YOUR CHECKING ACCOUNT SO YOU CAN FLY AWAY WHEN YOU NEED OR WANT TO.
I’m a woman in my 30's who works two jobs, with two kids. Over the summer, I had to move my family out of Riverton because it was horrible. I resided in two buildings. 10 E 138 "Big Riverton" and 45 E 135 in “Little Riverton.” My refrigerator gave out one day, causing all the contents to almost go bad. They gave me a used refrigerator. my faucet fell in my kitchens sink, while I was at work, which raw sewage spew out of. Cracks formed in my apts wall. I was told my a former member of the management office to cover the crack with spackle. They lagged with these issues, which caused me, and my family painstaking grief. Some residents in Riverton are another issue. They are a bit mentally challenged. Some members of the tenants association, who resided in the same building as I, 10, and other monkey-see-monkey-do’s were and still might be constantly watching, following, & calling the cops on someone who doesnt engage with them whatsoever. Why the hell would people call cops on a person who they don’t even know and someone that don’t speak to them and is minding their business? all involved, unanimously say that they don’t know this person, don’t speak to this person, yet you callin cops on em? This opened up a can of worms against you. They literally are trying to have someone arrested for not speaking to them. Idiots. Mind you, if anyone was a suspect of a hard crime, then they would have been arrested, said person wouldn’t have been allowed to flee. Word on the curb is, how people got this persons info is due to an neighbor leaking convo from this persons apt. A certain someone said that “They don’t like most people.” with other disparaging things. this is the primary suspect, along with other people repeatedly calling cops. How do you kno what this person is saying, when in the same breath, you and everyone else is saying that they don’t even speak to you? These people call police particularly when the person pays for something, which means, they are trying to figure out where this persons money is coming from. this is none of anyone's business. This stunt is stupid because it isn’t groundbreaking in the least, and the cops are well aware that they're doing it. They are committing and admitting to crimes. They use the premise of this person was “bringing drugs to people” as the base of their claim, which they have no proof of. This is dumb because again, this person doesn’t interact with them so therefore this becomes unequivocally unfounded. They have no sustainable deets, Drug dealers, don’t watch other drug dealers, this is one of the groups who were perched, like hawks on the block. PD is definitely aware of the set up. The cops knew from caller 1 that people there had no idea of what they’re gabbin about. Suddenly, the trajectory of their reasoning for them orchestrating this whole debacle changes to this person has “mental problems.” Ok, if this person has “mental problems” then you wouldn’t have started that whole thing from the get-go. why would u be calling cops on “mental illness?” Just more than circumstantial stupidity all around. Over the summer, there was a heavy presence in, and around the complex, undoubtedly looking at those people involved. Why aren’t ppl constantly calling local law enforcement on well known, uncouth, rowdy, undesirable drug dealers, in & around the complex and across in the projects? They are there on a regular basis. In cahoots w/ them perhaps? Because they “recognize” you? Why aren’t they consistently contacting the cops on the person who is running around smearing feces on the walls of 10 East? Or the person who was putting blades in peoples clothing in the laundromat? Why not call on them? The reason why certain people don’t like this person is because they’re mad because they are stupid and have no other way to manufacture it, so they’re overcompensating for their stupidity by calling cops on people to make themselves look smart. None of it adds up for those reporting this person. Either way they slice, or spin it, or try to cover it up, none of em make any sense.
