I wouldn’t recommend this place. The new management Gloria & her staff do not care about the tenants. Gloria, doesn’t know how to talk to her tenants. It’s all about a paycheck. When my lease was up the staff put my paperworkmy identity on the wrong door. When I told Gloria about it just sorry Exactly it not your identity!!!! Very clumsy, not professional at all The new management didn’t introduce themselves. This property has nothing for the youth. If you are looking for a nice home more for your money. This isn’t the place.The management act like they care but don’t let them fool you. Also, they can’t keep maintenance people. I also had leaks never was fixed. Just sprayed painted over. Pictures below This place also has a pest problem. Rats, bugs pictures belowThe place does not have good lightening, and the stairs are pure nasty. I have uploaded pictures to help people not to waste your money on this property.
A disaster... do not engage, back away slowly people. No really, if you are looking for new digs, this place should not be anywhere on your radar. I was taken in like the fool I am, handing over $233 for hope and desperation to qualify which I easily do based on poverty guidelines, for reduced rent due to disability. This property has been purchased with bond money and is supposed to be flipping over to income restricted, based on income. It would have been a huge help since my son and I have recently become displaced at best. But no, they simply took my money $233 a lot for me and have never processed my application. It has been over two weeks since the money and application left my person. They quickly processed the payment w' a rapidity paralleling a tornado. I have called, left messages, nothing. I received one call back which said they would let me know within 24-48 hours, that was over a week ago. The person that called was named Morgan or Gloria, maybe both : . This is a con, please my people, do not be fooled like I was. Amen
I never give reviews for anything but had to for them. I went to see an apartment for my son yesterday, even though it is way out of his price range he needs something around $800, I loved the apartment and wish he could afford to stay there. Gloria showed me an apartment she was super friendly and funny. She made me feel more welcomed than any property I visited that day.
I have lived in several locations within Birmingham AL. I prefer newly built apartments but I am open to places that are well maintained, clean and quite. Verandas has peaked my attention because of those qualities. When visiting the property I received preferential treatment by the office manager Andrea. She provides an exceptional customer experience and knowledgeable when answering all my questions about the units, property, amenities and why Vestavia/Birmingham is a convenient location to live. I have yet to make a decision but the follow-up and attention to my needs has been 1st class. Because of this, Verandas is at the top of my list for consideration to move. As stated previously, I am looking for newly built apartments but these quaint and attractive apartments with the exceptional service will make my choice a tough one. Let's see what happens.
The new management of these apartments are awful. Since taking ownership 2 months ago has not established any communication with residents. Is forcing their new policy on their residents to pay activation fees for their “self service” portal that is a requirement to lease to know their monthly expenses for Rent, water, sewer & pest control. Has added fees for processing payments online. In which, non of this we are obligated to pay according to our leases we have signed from our previous ownership. Has created their own business hours in which closing early on one of the busiest days of the month at the office the 5th. Charging late fees for rent when they were closed on the day for people to pay their rent and failed to provide tenants with their new portal information. They can drop a late rent letter off but cannot drop off any formal documentation of introducing themselves or expectations. Been several incidents occurred in the last 2 months in which they failed to notified tenants of what happened. It is giving very much bad for business, money hungry and do not care about their tenants. Would not recommend living here!!!
I moved out December 2020 and after almost SIX YEARS of living there they hit me up for an alleged $61 balance 5 months after I moved out. They kept my $250 deposit and applied it whatever balance they claim I owed and charged me for carpet “repair” when carpet is supposed to be replaced after three years anyway. When I first moved in, I loved it. The property was quiet and tucked away. My neighbors were all quiet and nobody bothered you. The office staff was nice and worked with me during brief unemployment periods. The current management Anji specifically is emotionally detached from their residents. All they care about is getting money. The rent is raised every year with no real explanation and the only changes that were made were done to the building exterior. New building paint one time shouldn’t warrant an annual rent increase. I had someone break into my apartment and the patio door was never really fixed. To this day the bent security bar is there even with new tenants. I complained several times about possible mold in my bathroom from a water leak upstairs and was told to buy a mildew spray and use my fan when showering although I kept a clean unit. The best they could do was repaint my unit to cover up the spots. In December, when it came time for me to move I bought a house they tried to get me to pay three months of rent in order to break my lease which ended the following February. The only reason I didn’t pay it is because I went to corporate about all of my issues including photograph & email evidence and they waived the remainder months.
Terrible experience with the new management. 10/10 would never recommend ANYBODY to their establishment. A lot of their buildings were built in the 80’s so that should tell you all you need to know. Signed a year long lease when moving in and they sent a new lease 4 months shorts of our original lease and of course they up’d the rent. Dealt with a rat problem that they didn’t care to help out with. If you want problems dealing with the office or the apartment unit you stay in, then you my friend are at your kingdom. But if you want stress free living that you deserve and pay for, then this is not the place for you. Like I said management doesn’t value their residents and they just look at you like a cash cow that owes them money cause their money hungry.
Update 2021 Review I lived here for about 3 years. Overall for 5.2 out of 10. With most apartment complexes like this your experience is based on which unit you are in. Overall decent place, most of the neighbors are nice. But with the nickel and diming people when they leave to the massive increases in rent you could definitely get more bang for your buck and be in a complex that offers more for the same price. Not bad, just not worth the price of admission. If you move here get an updated apartment, that will make your stay and time here much better and don't move toward the wooded area or you'll have to deal with critters. More detailed review below: First starting with the cons Lots of break ins that have increased over the years even with a Police Officer moving in like a year ago. Parking has its ups and downs. There may be months where there’s plenty of parking and a day later it seems like 100 people moved in and there’s no parking after 6 p.m. There are some updated apartments, go with these. The low end apartments are just that, overpriced and low end. *Original inspection. Pay attention to your original inspection and do not accept anything less than perfect because if you don’t list an item on your list like carpet or something else they will charge you for it when you leave. When I moved in the carpet was horrible. I talked with the front office and have many emails of our exchanges of how bad the carpet was but because I overlooked writing it on my inspection list because we were having the conversation I was charged for it when I left. Mark everything wrong that you see and get them to fix it before you move in and before you sign a lease. Even in dealing with the carpet costs, I showed Anji from the front office emails I had with her, and other members of staff before I moved in and for 3 years after about how bad the carpet was and I was still billed $80. If someone is smoking inside and you live under them, you may smell it coming through the vents. Rent is going to go up yearly that’s just automatic. The price increase can be drastic. It can go as high as 100+ During the summer depending on which unit you are in there are tons of bugs because some of the units are by wooded areas. Avoid these if you do not like bugs because the apartments are poorly insulated and bugs will get in a lot. Sometimes roaches but also centipedes and really any creatures small enough to squeeze through cracks. Fridge and stoves are low end and outdated, expect nothing special here. Pros Front office usually responds really fast to emails and requests Workout room but it locks after I think 7 p.m. Other apartment workout rooms that stay open 24-7 and just provide a code. Pool mostly stays clean
I’ve been living at the Verandas for a year with no problems. Mrs. Gloria has been so helpful and friendly. I recommend this community for anyone looking for a family friendly environment
I wanted to come leave a review because I remember that there was a 1 star rating at the time I moved in 3 years ago and that couldn’t be further from the truth. I love it here! The units are nice and affordable, management when I first moved in was great and they are now as well. Although I will be honest and say there was about 6-9 months with one office manager that was a little unprofessional but that person no longer works in the office. It’s located in a great area, any service I request is fixed promptly, and we really don’t have many problems. I love it so much I’m looking for a larger space and hopeful to stay at the Verandas!
