I’ve been a resident at Austin Park for about 3 years. In that time maintence has stolen my personal info off of a work order found me on social medial and began stalking me and letting themselves in my unit leaving me notes and phone numbers. Managements solution to this was to charge me $100 for requesting my locks changed!!! Maintenance also came in to change filters and check for leaks the pic below is the mess they left for me when they were done. A dumpster is directly across from my until. Sloppy and very unprofessional. This mess is currently still there as I type this review.
DONT WASTE YOUR MONEY! The property is trashy and not kept properly. The residents are allowed to do whatever whether its illegal or disturbing neighbors. They are rude in the office and poor maintenance cant keep up. If you have issues they charge you a ton of money to transfer units or cancel your lease even though they do nothing to fix the issues. CANT WAIT TO GET OUT OF HERE.
Do not rent from this complex or ACH realty. I loved at Austin Park for 3.5 years. I was a great tenant. When I went to move out they charge me over $1000 in damages I did not cause. I had no kids or pets. They had the audacity to charge me to replace the carpet when there had been no damage or spills. That was after they wanted me to pay to have it professionally cleaned on move out. When that was not done I was told it’s a good thing because we need to replace the carpet anyway. Little did I know that was going to be at my expense. They charged me for oven drip plan replacements. Again I loved there for 3.5 years, did they think I didn’t use my oven. I was charged to replace a bulb that happened to go out a day before I moved out. Things that should be handled by the landlord to flip the apartment, I was charged to fix or replace. When I tried to communicate with them I got no reply. I did not hear anything from them for 5 months after I moved out. I kept inquiring about by security deposit refund, and not a word for 5 months. Do not live here. The landlords and leasing office staff are not nice people. They are not looking out for your best interest. They are not there to help you. Only to take your money and make you pay for previous tenant damages. I have NEVER had an apartment experience such as the one at Austin Park.
The apartments themselves are pretty nice. They're roomy and they have lots of handy amenities such as a dishwasher and washer/dryer included. The carpet is cheap and the paint job is pretty low quality, but that has been my experience with almost any apartment. They design for tenants to really only be there a few years at max. The biggest downfall to this place is the management and administration. You'll sign a lease agreement on par with the kind of paper work one might find when buying a house. It's measuring somewhere in the 50 page ballpark. They keep no hours outside of most people's standard work hours and they insist all tenants show for any lease/lease renewal appointments. Which means we all have to take time off work to talk about renewing or cancelling our lease. The maintenance people often had to be called more than one time to fix a problem, one time they came to the wrong apartment and "fixed" my toilet. Their trash management system is abysmal, it is not uncommon for you to see dumpsters grossly overfilled and trash tumbling around the parking lot. This is especially true around big gift giving holidays. They also shut down the gym with no notice and kept it closed for months. It often takes several calls to get through to someone at their office. They will also give you no warning about any sort of late payment or pressing concern. They will however send you a late notice via USPS even though their office is in immediate proximity to all their apartments and they have all of their tenants numbers. They will charge you a fee for every day past notice, including the days it took to send your letter in the mail. They offer no sort of leniency or forgiveness, even for your first offense. I recognize late payments are entirely our fault, but they're the most draconian management company I've met regarding late payment. They mandate that you pay them either online or via cashier's checks. If your payment is late you'll have to pay via cashier's check, which means you'll need to go to the bank. Thus, you'll likely accure more late fees while you wait for a weekday and find time to get there. Overall, it wasn't horrible. Communication is definitely their weak suit. I'd say this is the most strict landlord I have ever had, but that isn't to say they're horrid monsters. But they are a business, and their policies are not going to let you forget that. 4/5 on the actual apartment experience 1/5 on the grounds/management experience 2/5 overall. Edit as of 01-02-2019. I had my named removed from my lease on 9/2017. In 12/2018 I received a letter stating I owed them $2,800 dollars for damages and late payments on an apartment I had not lived in for almost 18 months. I've contacted their preferred e-mail address and they have not responded for four days, despite their threatening 14 day deadline they put on the letter. I was told repeatedly by staff that I was not on the lease and I did not need to worry about the tenants that still lived there. Well, here I am with a letter 18 months after and I'm having my credit threatened. Here's some additional fun points about their post deposit charges. They're charging for a full-paint despite the fact they have clearly used the cheapest paint possible, which means they clearly intended to repaint the thing anyway. They're charging for a full carpet replacement when the after move out report simply stated that the carpet was "worn". Of course the carpet is worn, people lived there for 2 years and you had a low pile cheap carpet... To repeat. both their paperwork and their staff assured me that I was no longer party to their lease. Despite that they sent me a letter threatening my credit and demanding 2,800 dollars This includes them removing the $400 deposit Despite the fact they feel like they can reach out to me for money they did never think it necessary to note that the tenants that still lived there never gave a severance notice, never renewed the lease and never paid their last month. Additionally, they never contacted me about a walkout.
BUYER BEWARE! These are dishonest people who will make up false damages to keep from returning your security deposit. They made me pay a professional to clean the carpet and provide them the receipt and replace the drip pans. I also cleaned the apartment from top to bottom. I have pictures that show the apartment was in great shape when I left and none of the damages that they are charging me with are true. They just do not want to refund the deposit. Dishonest people! Not helpful, office staff unresponsive, maintenance unresponsive. Terrible! You do not want to live here!
I have tried to email the office several times regarding noise level, but no response and the music continues under my appt. You can NEVER reach anyone at the office. I have left 2 voicemails as well explaining the noise disturbance. I work 3rd shift and explained this in the emails and VM. I have lived here since 2016 and I’ve never had issues in the past. Seems like this complex is starting to go downhill fast. Management is poorly managed. Respectfully, Annoyed, rent paid on-time, annoyed with Austin park.
The office staff here is phenomenal. The girls are so sweet. They went above and beyond for me when i came in to renew. There was new ways put in place to renew and i was so confused. They helped me with every step no matter how stressful i got. They stayed calm and talked me through it and assisted every way they can. The apartments are so beautiful. You get what you pay for and i am paying for way more. The amount of space is insane. a regular 2 bedroom is bigger than most standard homes. The office staff makes every thing so much easier
I wouldn’t refer anyone here they charge for maintenance jobs that you would think come within the company. The simple things lightbulbs, checking outlets in your home, fixing a shower head anything you name it. Then the catch is they never tell you what you’re being charged or what might be added they pretty much leave you in the dark. They are very unprofessional they don’t respond to calls or emails. You could call a million times no answer then you go in the office and they are sitting around doing nothing or on their own personal phones. They have a app that they you use called resident cafe they basically can add any charges on there even if they have no right. And basically say this amount is due if not paid a extra late fee crazy right. They once came in my apartment for one thing and Took it upon their self and say oh your lights are out let’s change the bulbs. Then I look at the app when trying to pay a bill and have a fee for light bulbs being changed. I spoke with Paula in the rent office she said I’m not sure why it was done there isn’t even a maintenance order for it. Then you have to keep calling and emailing just to get the charges taken off and have to wait on a response. They do not respond in a timely manner at all. They are very short staff and they have so many vacancy’s. And it’s because the way they treat people so many people move in there and move out before a year even goes by. They have had multiple people in the office working and they are no longer there. And they all have complained about how the owner treats the workers. And that probably explains why people never stay there in the office working or the residents. This place is really ubsurd. Then when you ask to speak with whoever is charge over the property they can’t give a name or a number just an email that they don’t respond to often. I wouldn’t advise anyone to move over here it’sa total waste of money stress and extra charges that you don’t need. They don’t provide maintenance unless up pay like isn’t it a maintenance job to do work. No you basically paying for your parts. They have ants. They don’t offer anything no pool well they have a pool but it stays closed throughout the year summer included. So yeah no pool no play ground no fitness center pot holes all through the parking lot the newer units doesn’t even come with screens no microwave the carpets are layered weird. It’s like they just threw them on the ground they move when you move. Cheap paint on walls stains easy it’s just a mess. Please avoid them at all cost for your piece of mind it isn’t worth it.
I had one of, if not the worse experience with this company. On March the first I called and spoke with the leasing agent. I explained my situation, as I was in an accident in 2018 and lost my left arm, had my back fused and have rods in my back, as well as every rib fractured but 3. I explained I was in the hospital for over 107 days and have recently started working. Having just started a new job 2 months ago, but I had verifiable constant work history for the last 6 months. I was told that credit was not a factor when denying a application, but more to determine the deposit. Said as long as you have 6 months of constant work history, good rental history and utility history was good as well. I explained that I have excellent rental history along with no utilities owed and in good standing. I was then told that everything sounded good, to go online and fill out an application. On March 1st I put in my application along with supporting documents. In under 24hrs, I was sent a denial letter. It stated, not enough work history which I do and that my income was not sufficient. Oh, and of course, said my credit was bad. Ummm, told you that. They also messed up on my income and instead of putting my guaranteed $1468 a month from disability, they put $100. I called the office to explain this, left several voice messages but to no avail. Finally on March 4th I decided to drive to the complex, cause online it said they were open. I get there to a note saying they were closed due to covid, and had the same number I've called over and over. This time I got the leasing agent and this time she said they are reevaluating my application. I asked if I'd know by the end of the day, she said yes, I should. See, once the leasing agent told me I'd qualify earlier in the week, I got movers to move me Friday, cause I was toldit wouldn't take more than 3 days, and they had an apartment open and ready. Well, Friday morning March 5th came and no answer. So, instead of paying movers moving me to my apartment, they had to move me to a storage facility. Here it is, Friday March the 12th, and still no return call. I even left a message just saying please let me know either way. Nothing. So, now I have to pay the movers to move me a second time, paid for a storage unit for a month, only to use it for a week. Oh, and I've been living from place to place and have spent the last four nights in a hotel. This company has cost me over $600 more than I would, or should have paid originally. Absolutely uncalled for, unprofessional and no compassion at all.
I stayed at two separate Austin Park apartments for a total of three years, two different leases. The first experience wasn't bad, other than one issue with a neighbor. We had a neighbor who constantly complained about us partying and being loud during times when we weren't even home. The staff still blamed and threatened to evict us despite evidence these claims were false. The second lease was worse. It became increasingly tough to get in touch with the staff. The phone was never answered, and the door to the office would constantly be locked during hours they were supposed to be open. When I renewed my lease they told me that if my washer and dryer that came with the apartment one of my favorite things about living there was that it came with those were to break, they would no longer fix it and they would instead just remove it from the apartment. Same thing with the security system and another thing I believe. The neighbors became unbearable with the noise during all hours of the night, not to mention my car being broken into. Then to top it all off, it was determined that my $400 security deposit could not cover all the replacements and cleaning needed for my apartment and I had to pay an additional $75. I did the exact same cleaning and caulking that I did after my first lease in which I replaced my full $400 back. Obviously something changed with management/ownership during my time there, and it went downhill fast. It's probably only going to get worse. I absolutely would not recommend moving into these apartments.
