I’ve been living at Avalon for a few months now and have really have enjoyed it. The staff are great and very attentive if you have any issues. One of my favorite staff members is Frank. I’ve never met a concierge personal as helpful and friendly as him. From moving into the building to accidentally dropping money in the lobby. Frank has really helped my experience with moving into the Arlington area and my time at Avalon very memorable. No complaints. Only recommendation is improving the process for lease take overs. That way both parties are aware of the process and admin changes needed on avalon access.
This apartment complex is simply amazing. MAINTENANCE: Whenever I write a maintenance request, it is handled within HOURS! Sometimes immediately. All the maintenance workers have been so great and helpful. In addition, there is almost always an elevator available, and I rarely need to wait for one. Occasionally some are repaired, but it has never hindered my path anywhere. PACKAGES: The Amazon Hub package lockers and security in package rooms have made ordering stuff online seamless and provide me a sense of security if I cannot pick something up immediately. STAFF: I would like to shout out to Frank, Addis, Donna, and Jenny Another woman just returned from maternity leave, too, but I can not recall her name at the moment. All have been SO kind and helpful. Frank, in particular, makes an effort to get to know all residents well including our names and ensure we are informed and doing well. AMENITIES: The gym is all new and excellent. Likewise, throughout the building, everything is always clean and beautiful-it feels like a hotel when you walk in. The cleaning staff is also very friendly. SAFETY: I feel SO safe in this building and the area. Truly. I could go on forever & will be checking back in. While I do not get the chance to write reviews for many things google & Amazon included :/ , I have meant to do this one for a while because I am so grateful for this apartment and how great everyone and everything has been. THANK YOU, THANK YOU, THANK YOU, AVALON!!! I hope to renew my lease when it is up, but my first seven months have been phenomenal.
I echo all the bad reviews. I moved out about a month ago and this was probably the worst experience I've had with any company in my life. It was so bad that I had to move out after less than a year. The team, especially management, needs very serious problem-solving training. If they took problem-solving 101, they would know that nobody is paying premium prices to hear excuses about why the building constantly faces issues and how it is somebody else's fault that they are unable to address them. If you want to express your concerns, you will have to find your way to a higher-up on Linked-in or something, as on-site management will always go for the cheapest solution or no solution at all. I will mention only a few of the issues, as there were too many. 1. My data was taken from the system by an employee who sent me an inappropriate email. This person had access to my unit and sent the email while he was there or shortly after, as he was doing repairs. The worst part was not that it happened, but how management handled it. They were not helpful at all and did the bare minimum even after this serious incident. 2. As many have said, elevators just don't work and are a safety hazard. In the 10 months I lived there I received more emails about elevator outages than I can count. At times it really felt like I was living in a 20-floor walk-up. By the time that I left, management didn't seem to be in a rush to fix this, as repairs and outages were ongoing for at least 3-4 months. 3. security in the building is pathetic. They don't let delivery people come upstairs. They don't care if you have covid or are sick, but none of my guests have ever had to register or interact with the front desk at all. 4. One thing more pathetic than the security is the fact that this building is considered "luxury". I paid for a "renovated" apartment and I got a very old not renovated washer and dryer. The dryer burnt my clothes in the first use, I got a stained kitchen counter, cut marks in the sink, dirty floors and counters and had to request an AC, window and balcony door repair immediately after my move in, as none of these were working. Don't even waste your time complaining or giving feedback to on-site management. I did so and even when I moved out, they could only say goodbye in proper Avalon fashion, with one last touch of inefficiency. I reserved the elevator for my move-out with over one month in advance, as I just knew that something will go wrong, as always. While they said I was all set, I followed up after 2 weeks just in case. I found just a few days before my move out that they assigned me the freight elevator at the complete opposite side of the building, making the move-out much more inconvenient, time consuming, and expensive. Management didn't want to help fix this and redirected me to someone from the front desk that handled move outs. This person was extremely rude, needless to say she was too narrow minded to offer any kind of alternative solution to make the move-out quicker and didn't even apologize for the miscommunication. You should expect this kind of interaction for every problem that comes up in this building.
I echo all negative reviews already left. Couldn't recommend this building less. We have lived here for two years and conditions have progressively worsened, leading us to move out at the end of this lease. - The elevators do not work, plain and simple. Elevator renovations are touted, however there's no real improvement as the new elevators have consistently not been installed correctly, causing people to get stuck in the elevator, unable to access certain floors, or call an elevator at all. Whenever a concern is raised about the elevator, your maintenance ticket is marked as resolved without any actual mediation. Not only is this an inconvenience in a "luxury" apartment, but these consistent elevator issues are a safety hazard. I do not feel safe using them. - The building has abruptly lost power and water at least twice in the past 6 months for over 24 hours. Yes - some of these issues are due to an aged infrastructure and you have to expect problems when you move into an older apartment building, but there is never any resident retribution on top of the fact we pay extremely high monthly rates. - The building floods whenever it rains. The parking garage is covered in puddles and water leaks from the ceiling whenever there's outdoor precipitation. Makes you wonder where all this water is coming in from/where it's going/where it sits/etc.. Additionally, several residents have experienced their apartments flooding for one reason or another more than once. Water was literally pouring off one residents balcony from a burst sprinkler. - Rent has increased by hundreds of dollars each year we've lived here. - Fire alarms go off falsely all the time at all hours of the day/night. - You pay a $500 amenity fee each year you live here. The gym TVs have not functioned for over a year, and have recently been removed from the walls. A "licensing" rule is blamed in one off conversations when residents ask why the TVs don't work, but we've never gotten a legitimate answer. The weight room side of the gym is filthy, not sure if it's ever been vacuumed. There are wads of hair all along the edges of the room. We are no longer notified when we receive packages in the package room. All "I pay too much to live in such a horrible building" aside, I don't feel safe living here. It feels like whenever an issue arises, a band-aid is put on top to create a short-term fix. I recommend exhausting all other options before choosing to move here. Edit: Before posting a public review, I sent an email expressing some of our concerns with notice to vacate - no response. Only on a public forum does Avalon ask ME to reach out to them to discuss concerns. Great PR!
Don’t throw your money away paying premium rent prices for a sub par building. Right after you sign your lease at this place and move in, you’ll soon realize you’ve been ripped off. When we moved in our unit was covered in dust and dry wall remnants which made for awful air quality. Half the power outlets weren’t even working. The shower drain was clogged and the water pressure was terrible. Our main window was broken and unable to be opened. Terrible caulking jobs around the unit which look sloppy and cause leaks with the sink and the toilet. Extremely long wait times for elevators cause only half of them are working in a building that has 20 floors. Daily loud early morning renovation construction that jolts you awake at 7am. Expensive monthly parking that doesn’t even guarantee you a spot some nights. A 500 dollar amenity fee for a tiny gym with a water dispenser filter that hasn’t been changed in months and a hot tub outside that has has been out of order for years. The list goes on. I’m beyond sick of this place and I hear other tenants complaining about the same issues constantly but are reluctant to say anything. Mind you we’re paying close to 3k a month to live in this dump. Cant wait for my lease to be up. April 6th- Been out of running water for over 24 hours now due to an “electrical problem with the pumps” ..absolutely no urgency to fix it.. they’re remedy to the situation is free bottled water at the front desk and a suggestion to use the bathrooms/shower in the gym locker rooms. I go down to the locker room to shower and there’s only one shower with no curtain and no hot water. I’m living in a bad Chevy chase movie
Highlights include: - 10% - 25% rent increase at lease renewal. With 0 improvements made to the property or quality of life. Getting in touch with your renewal person to negotiate…GOOD LUCK - You will be forced into an Xfinity plan that, according to Avalon’s careers page, is insufficient to work from home. Although there are better quality internet options that service the location, this “luxury building” takes away broadband choice from residents - Pet rent is the most ludicrous scam I’ve ever heard. - this place is basically breaking the ADA for the level of elevator outages. seriously, avoid if you have mobility issues. The previous reviewers’ comments about flooding, fire alarms, ridiculous EV policies…I promise you no one is exaggerating. I’ve literally had multiple apartment floodings in a year. This review does not reflect the front desk or maintenance staff.
Despite boasting 6 elevators, rarely are more than 3 operating at any one time, which is challenging for a very large 20 story building. It also hinders your choice in internet, as management requires you to buy into their “technology package” which is really just a mandatory Comcast internet package. The only positives of this building is its friendly front desk and maintenance staff, as well as its location.
I have been living at Avalon Courthouse Place for almost two years now and have had a very positive experience. The location of the apartment block is outstanding with the Washington metro right at your doorstep. Schools, public parks and grocery stores are all located at a convenient walking distance. The service and maintenance staff is the best part about staying here. All my service and maintenance requests were attended in a matter of hours. What is more, the staff is courteous and friendly too, something which is extremely important to me as a foreigner living in a new country. Whether you are single, married with kids which I am or live with your friends - this is the perfect place to be in the D.C. area. I could not be more happier giving Avalon Courthouse Place a five star review it truly deserves.
My experience at Avalon was mostly positive but they truly do not care about resident retention at all. I lived at Avalon for one year and had to move much earlier than I wanted to because they raised my rent by 29%!! Which is absolutely insane and honestly should be illegal. The office’s explanation was that “rent is going up everywhere across the country” and while that is true, I don’t know anyone else in the Arlington/DC area whose rent went up that much. My roommate and I tried to negotiate with the leasing office because we had some issues with our apartment and didn’t feel like a rent increase of $700 was justifiable. These issues included water leaking from my bedroom ceiling, closet shelves falling off the wall, and two cockroach sightings. They responded by telling us that they could bring the renewal down by a measly $40, which was basically a slap in the face. I honestly think they wanted us out of the unit so that they could renovate it, because it is now renovated. Also, this is my own personal qualm but it’s really annoying how they don’t let food delivery drivers come up to your apartment. I had covid in the spring and anytime I ordered food I had to take the elevator downstairs which was both inconvenient for me because I was horribly sick as well as inconvenient to anyone else who was exposed to me. I don’t want to leave a completely negative review so I will say that the amenities are amazing, the pool and gym are super nice and I do miss both. It’s also a great location and super close to the metro. Some of the staff at the front desk are really helpful also!
As someone who has recently moved out of this building I can confidently say to anyone thinking of living here to NOT DO IT. I lived here for 2 years before moving and there have been a buildup of issues. First of all, the building is old and definitely falling apart. Elevators are constantly breaking down, and amenities in units are extremely outdated. I remember it took me 20 min to take my dog out one morning because only one elevator was working in the entire building, causing a huge back up and safety concerns. As for the units themselves, they all need to be revamped. The rent prices are absolutely insane for the quality of living you’re getting in return. After receiving my lease renewal, Avalon wanted to increase my rent by 25% after I had lived there for awhile. Just shows that all they care about is money and not the actual residents living there. Also, sound proofing is AWFUL in these units. I could clearly hear people in the hallways and in units next to mine. This was very bad for my dog who tends to be super anxious. Also, this is more of a personal preference but the people living here could be nicer as well. I did have some issues with some neighbors and I want to say the situation was handled very poorly by them. Please continue your search if you’d like to live in a unit that is actually worth the price!
