We really enjoyed our time here. The facilities were top notch. The gym was just renovated and the pool was very nice. The apartment layout was perfect too. Repairs were done promptly. What sets this place apart is the great customer service from Ms. Donna. She is a superstar. Her response to any issue that we had was exceptional. When there was a health related problem with the apartment, she solved it for us promptly and was very empathetic.
Not a bad apartment building. Competitive rates even though they had a large increase this past year and good quality apartments in a good area. They also have a lot of available parking and bicycle storage. The pool also is really nice - one of the larger you’ll find. However, they’ve been chronically wrong underestimating how long the elevator remodeling will take. At their current pace it’ll take probably another 2 years to finish all 6. Also, for some reason, the front staff has turned off the TVs in the gym. Very unfortunate because the new gym is quite nice. Lastly, we’ve had the fire alarm go off late at night and early morning - they say it’s fixed. Overall, I’ve been content living here.
My experience at Avalon was mostly positive but they truly do not care about resident retention at all. I lived at Avalon for one year and had to move much earlier than I wanted to because they raised my rent by 29%!! Which is absolutely insane and honestly should be illegal. The office’s explanation was that “rent is going up everywhere across the country” and while that is true, I don’t know anyone else in the Arlington/DC area whose rent went up that much. My roommate and I tried to negotiate with the leasing office because we had some issues with our apartment and didn’t feel like a rent increase of $700 was justifiable. These issues included water leaking from my bedroom ceiling, closet shelves falling off the wall, and two cockroach sightings. They responded by telling us that they could bring the renewal down by a measly $40, which was basically a slap in the face. I honestly think they wanted us out of the unit so that they could renovate it, because it is now renovated. Also, this is my own personal qualm but it’s really annoying how they don’t let food delivery drivers come up to your apartment. I had covid in the spring and anytime I ordered food I had to take the elevator downstairs which was both inconvenient for me because I was horribly sick as well as inconvenient to anyone else who was exposed to me. I don’t want to leave a completely negative review so I will say that the amenities are amazing, the pool and gym are super nice and I do miss both. It’s also a great location and super close to the metro. Some of the staff at the front desk are really helpful also!
I have lived here for 1 year. This has been my favorite apartment complex to live in so far. In unit washer/dryer, dishwasher, balcony, fireplace, and wood flooring make them pretty nice apartments. I've never seen a single roach or bug in my apartment. The cleaning and maintenance staff keep everything so clean and always say good morning/afternoon whenever we run into each other. We have been in a delay with the elevator renovations which means you could be waiting for 3 minutes for an elevator during busy hours. However, I've never minded taking the stairs if I'm in a big rush. This is also an extremely dog friendly community. If your dog needs a playmate or just likes to say hello to dogs during walks - this is the place! Everyone I've met from staff to other residents have always been incredibly nice. Massive shoutout to Donna who is such a joy to talk to. It feels like she knows everyone in the building and always has a smile or dog treat!
As someone who has recently moved out of this building I can confidently say to anyone thinking of living here to NOT DO IT. I lived here for 2 years before moving and there have been a buildup of issues. First of all, the building is old and definitely falling apart. Elevators are constantly breaking down, and amenities in units are extremely outdated. I remember it took me 20 min to take my dog out one morning because only one elevator was working in the entire building, causing a huge back up and safety concerns. As for the units themselves, they all need to be revamped. The rent prices are absolutely insane for the quality of living you’re getting in return. After receiving my lease renewal, Avalon wanted to increase my rent by 25% after I had lived there for awhile. Just shows that all they care about is money and not the actual residents living there. Also, sound proofing is AWFUL in these units. I could clearly hear people in the hallways and in units next to mine. This was very bad for my dog who tends to be super anxious. Also, this is more of a personal preference but the people living here could be nicer as well. I did have some issues with some neighbors and I want to say the situation was handled very poorly by them. Please continue your search if you’d like to live in a unit that is actually worth the price!
I am honestly surprised at the amount of high reviews this apartment building has. I lived here from Jan. 2020 to July 2022 and in that timeframe I was nothing but disappointed in the quality of amenities, rapidly increasing and fluctuating prices, and their overall inability to properly communicate with residents on issues some of which were life or death situations. To start, this building floods EVERY time it rains I wouldn't be surprised if there is a mold problem. Sometimes you will see it in the parking garage falling from the holes in the ceiling, or it will happen right inside your unit! When it inevitably happened to me, I was left with a hole in my wall for much longer than was told to expect and when I called to ask them why I still had a hole in my wall they said they were waiting on the county. None of this information they felt was important to pass on to the resident. Speaking of repairs, the elevators are under repair because the elevators kept breaking down. These elevators were estimated to take 16 weeks to repair. Well that is obviously not enough time and it has been taking longer, with little to no explanation why. Currently they are working on one of the freight elevators which has made moving out and I assume in a nightmare. To top it off, the one that was updated breaks down frequently. Other examples of things breaking down and Avalon not properly communicating is the fire alarm issue. The building for a few months had issues with false fire alarms. The issue got so bad people ended up not leaving their units because they didn't take it seriously. One night in particular was bad with the alarm going off at 11PM and 3:30AM. The staff felt no need to reach out to the residents the morning after. I went to the office in the afternoon to figure out what was going on and thats when they informed me the engineers were looking into it. After that they sent a community wide email. In my opinion I would not move to this building. They charge luxury prices for an outdated apartment building that is falling apart. There are much nicer and newer buildings in the neighborhood that charge the same price, I recommend you look there. Additionally, it seems I have had a separate experience with some of the front desk people called out however, Frank really is the only good thing about this building, and the entire maintenance team.
There are a lot of great things about my apartment at Avalon Courthouse that I love - the building's location, the modern finishes I have a recently renovated apartment, the secure package system, and the great staff. But, since I moved in during the summer of 2021, I feel that there a few issues regarding the building's management that have me considering moving out at the end of my lease next year. 1. Rent/fee increases. While I expected my rent to go up a bit, it increased about 13% this year, which is illegal in some states. It doesn't inspire confidence to see that rents have gone up even higher for other long term residents. Also, the building forced us to agree to a $55/month Xfinity internet package, which is worse than our Verizon FiOS internet. As myself and my husband frequently work from home, we have decided to continue our FiOS plan and just eat the $55/month fee, which I tried to decline but was unable to. 2. Maintenance issues. From lengthy elevator repairs and outages to the building fire alarm going off several times in the middle of the night during the summer, there have been many maintenance issues in the building that have been majorly annoying, and communication about these issues hasn't been the best. 3. Poorly insulated building and super drafty windows. Our bedroom window is so poorly insulated that you can feel wind coming through when it is closed and locked. When I tried to ask for sealing, I was told that's how windows are in the winter - I've never had such a drafty window before. I love so many things about this building and my apartment, but these issues really have me reconsidering. I wish Avalon would respond to resident concerns more consistently. It feels like we are now paying more for a worse experience.
The maintenance staff is really great. Our washer broke and Chuck was able to get us a new one in a few days. Delonte and Luis installed it and were very professional, fast, and friendly.
Wanna live with constant flood issues, cheap building upgrade, a year without furniture in the lobby, pool project that drills during your work from home hours , and community events that serve you eggs in a carton and frozen sausage patties? Welcome to the Avalon Courthouse Place. They'll charge you $500 amenities fee every year you renew too. And your apartment gets flooded every time it rains? It's ok a little water and mold won't kill you. I guess wearing rain boots inside your own home is acceptable because it's the best you can do to fix a known design flaw of the building.
Management terribly slow to fix any issues. Elevators always broken and noise happens all the time. Maintenance people are great, adding this so they can't just show the good part of my quote and front desk people are good. Predatory pricing and practices from what I experienced. Definitely avoid if possible.
