I would give this place 0 stars if I could. I was robbed a week after I moved in at my apartment in Huntsville and the office did nothing. Someone attempted to rob me in May and took my screen door off. The work order to put my door back on sat open for two months before being completed. My apartment is filled with mold and water and the office refused to reply to my emails. The maintenance team let themselves in completely unannounced without knocking and scared me. They also came in to look at my apartment flooding and left and never locked my door back. The "contractors" came and did a terrible job, staying in my apartment past 8:30 pm and 6:30 pm. I have videos of them messing with my things. I had to stay in a hotel because I did not have water for an entire week. They did not offer to pay for my hotel stay or put me in another apartment while there was water actively leaking into my home. DO NOT REACH OUT, YOU WILL BE IGNORED
The worst landlord I have ever dealt with. They don't fix your issues in a timely manner yet are quick to evict their tenants if we demand our rights to with hold rent. My apartment has been flooded for 45 days . My family lived in mold and water, now im facing retaliation from brookside properties because I reported my issue to the city codes department.
A review of their Artemis Midtown building: The unit itself was fine. Not great, but ok. Of course, it's certainly not worth $1800/month for 700 sq. ft. But most places in Nashville are unreasonably priced with no real benefit. Artemis doesn't set itself apart there. The real problems with this place are safety and mismanagement. Parking in the garage here costs $50/month per car. The spaces are so tight, you stand a very good chance almost inevitable of either struggling to find a spot and parking outside anyway or taking damage to your car happens all the time...like daily. Oh and they'll boot your car if you park over the line, too, so another $50 there. However, if you don't park in the garage and choose the street instead, you're then dealing with chronic break-ins. I've lived here for two years. And I'm not exaggerating that busted out windows happen several times every single month. Not to mention how regularly non-residents squeeze through the parking gates and let themselves into the building. Which is to say, your car isn't safe even inside the garage. Windows get broken there, too. The bottom level of the garage floods, and the ground floor parking gates freeze up regularly which is perfect for getting to work on time. The more pressing problem, though, is management. Over my two years here, the *entire* management staff has changed *four* times. As in, every single person I met working there would completely vanish as a group without explanation from Brookside. Which is a real problem, because you'll have no other way of communicating with Brookside. They don't answer their customer service calls or emails, at all. Ever. They want you as far from them as possible. When my lease came up for renewal last year during one of these total management swaps, it took four months ! for me to get my new lease. Four months of housing insecurity, in other words, because I was no longer protected by a leasing agreement. During that four months, the new management team hung an eviction warning on my door...because their computer didn't register my in-between situation...which was their fault. Imagine being so out of touch that you hang an eviction notice on someone's door without understanding why. This year, I was a few days late in giving a full 60-day move-out notice when my lease was coming to an end. Their response was to charge me an additional 1/2 month rent approx. $900. And totally stonewalled me when I explained the situation. These were the leasing terms, so it's their messed up right to charge me for this...even though they could choose not to. But think about that for a moment...they were four *months* delinquent in their paperwork without any repercussions at all, during which time they hung erroneous eviction notices on people's doorways, visible to anyone who walked by. And I was a few *days* late with notifying them that my *fixed-term* lease was indeed coming to an end, an error for which they're charging me $900. And the current building manager told me it's because they want to ensure "all tenants are treated equally." Which is to say, they want all tenants to mind *their* rules, even when they get away with the most troubling delinquencies and mismanagement. I highly recommend that you avoid all buildings mismanaged by Brookside. They're unforgiving landlords who make it their goal to be as unreachable as possible. And even if the people working the lobby seem nice until they're replaced, of course, which will be soon judging by history, they have absolutely no power to help you against Brookside's uneven policies.
This is supposed to be “corporate” for my previous apartment complex but they are just as senseless as the others. They sold the apartment complex where I was living “madison grove” which is now the Kensington apartments where I paid my rent every month on time and left the apartment more then up to par, they tell me in order to get my security deposit back I have to contact the previous owners, yes me. Not the corporate office or the apartment complex like it’s normally go. And also the corporate office where no one answers even if you leave a voicemail, this place just needs to shut down and start over with all new people. Dedicated and motivated people please.
Avoid their properties at all cost. While I can only speak from experience at Marina Pointe in Hendersonville, it’s an incredibly unsafe environment , especially for children. My wife and I last six months have been pure misery. We couldn’t even bring our newborn home because of mold that they were given months of notice on. No one from Brookside has ever returned my calls or even answered their phone. Both their current and former staff very openly discuss with residents how Brookside does not provide them with resources to effectively provide safe and healthy living conditions. The average lifespan of their staff, from maintenance to management, has to be 3-4 months at most. If you’re looking to rent and see Brookside anywhere, leave immediately. They crossed a major line putting my pregnant wife and newborn’s health on the line. They have zero morality and do not care about their staff or residents, only how much money they can get out of them. Turn and run, especially if you have a family.
It's hilarious how when you have an issue with the property manager or any of the upper level management that the owner states to come into the office to deal with the exact same people to handle that issue. This place is laughable, it is nothing more than a glorified joke that's overpriced and overrated. After having dealt with brookside properties for the last 7 months I understand now why they have multiple lawsuits against them and a horrendous better Business bureau rating. They are the absolute worst Management group I've ever had the displeasure of living under. Andrew Smith the current property manager is rude and disrespectful and doesn't care about the tenants or their issues. Cassandra Arnold the regional manager above Mr Smith is also disrespectful and cares not about the tenants or anything involving the property. Frankly I would recommend living under a viaduct or an overpass before I would ever recommend living in a brookside property owned facility.
I don't understand how a company as big as this just refuses to pay invoices. With the size, you'd think they'd have the money to keep things paid up to date, but every property I've worked for with them has had services shut off, vendors cut off, and constant late notices. And it's not the fault of the property managers. They get invoices and purchase orders submitted on time, but because Brookside insists on having their "accounting department" pay out all invoices rather than giving property managers the ability to do so, everything just falls to the wayside until they want to pay it or someone can get to it. Who does Brookside thinks gets benefit from them never paying their invoices?
From my point of view, I love Brookside Properties, Inc. If you want to succeed, Then you must have a successful friend. For almost more than 20 years doing business with Brookside Properties Inc. I can definitely tell you, Brookside Properties worth your trust! If I could rated 10 Stars , I Will!
I worked at this company and not only were they absolutely horrible to any and all tenants, but on top of that.. they didn’t report my wages correctly for taxes. Will be reporting to the irs since they don’t want to return my phone calls. Do your research before leasing with this company and if they own it.. run.
TLDR: this is the corporate entity for the apartment complex I currently rent from. The apartment had a major water line break that caused the water bills to be 2-300 dollars a month for the residents. The corporate entity keeps communicating they will cover the excessive water charges for the tenants and never does. Does not return phone calls. Does not accept emails. Essentially hung their local staff and owners out to dry. Please see pictures. Moved into brook side property December of last year. My water bill has been almost 300 dollars every month. One adult in a 3 bedroom with one child part time. Turns out it was main line water leak on the property. The residents were told we would get credits back to our account from the water company the first month it happened however we have never gotten any. The corporate entity stated they would cover the excessive costs if it continued however that has not happened. The owners and regional office refuse to handle their property issue and have put it off on their residents to foot the bill. The leak was literally under the asphalt of the road by the entrance. After five months of outrageous water bills people started refusing to pay the water portion and all of the sudden the office no longer takes partial payments. This decision was made by corporate who then threatens you with eviction if you don’t pay the insane water bills that their property is responsible for. I have been in person to the office, called every number, emailed everyone I could trying to get this issue resolved. No response from regional specifically Amber and Maria. I got the same answer from the office “you should be receiving credits it will take six weeks” however it’s been SIX MONTHS of insane water bills with no relief in sight. This place has been an absolute nightmare and I regret ever signing a lease with brookside properties. BEWARE. Photos attatched are emails and messages through the app. Also a screenshot of what I thought I was paying vs what I actually ended up paying. They also threatened me with eviction for not paying the water charges It’s extremely hostile.
