I would put this rating into the negatives if I could. This company is dishonest and should not be in business. They failed to honor their side of a rental contract and refuse to give our security deposit back. Greg is a smooth talker and tells you what you want to hear, but no actions to uphold his word. He doesn't care about the families that are working hard to afford the ridiculous rental prices. We have wasted so much time and effort trying to end on a good note. Please save your money and find a better company.

Worst Property Management Company I have ever dealt with. I lasted four years with this company. At first, it all appeared to be great with my assigned associate. She was great, and sadly, she left this office to start her own. Then a second associate was given to me, and he too was excellent. He, too, eventually left this place to create his own. Both of these individuals warned me about Mr. Hill. This office lacks professionalism, communication, values, morals, and simple decency. Mr. Hill himself called me and attempted to persuade me to stay with him. I am glad I moved.  The Officer Manager, Mrs. Terry, is, in my opinion, the one pillar left holding this place together. She alone gets 5-Stars. I wish I could employ her in one of my companies.  If you are a landlord seeking a management company, consider this a warning. If you are a tenant, this is also your warning.  Reviews below this one and I am sure there will be more above do not lie.

THE WORST!!!!! PROPERTY MANAGERS OF ALL TIME. They are shady! Have stolen money from us and we have a "property manager" but the owners and front desk person won't ever let me speak to her. The owner hung up with me during a phone call when I asked to speak to my property manager. He then called back 20 minutes later for me to hear him talking trash about me to an employee. They now will not answer any of my calls or text. I am beyond frustrated!!! Also, in the lease agreement they provide you with an entire cleaning checklist, no big deal, but its the same checklist that they give cleaning company vendors when they hire them. I used to clean for Century 21 when I owned my cleaning company. BUT they still are charging me a $400 non refundable cleaning fee. So I have to clean the entire property with the SAME vendor list AND pay a $400 cleaning fee. Not to mention another $160 carpet cleaning fee. BTW - the carpets are never cleaned before they move in. Even the local carpet cleaning company said that Century 21 doesn't send them in unless the new tenants complain. They pocket all this freaking money!!!!!! SHADY.  Also hate that Google wont let you give zero stars. Because this place deserves ZEROOOOOO!

Here again to tell you just how awful this rental agency is! They will STEAL MONEY FROM YOU!!!  They will take half of your security deposit for "repairs" such as "painting, cleaning, etc." But when you move out, they will tell you that all repairs are to be done by the tenant, out of pocket. They state that no cleaning or painting is done between tenants. Suspicious when I'm getting half of my security deposit taken for these exact "repairs". Century21 is full of liars, thieves, and con artists. They will take your hard earned money without care and without actual reason. This place is one huge scam.

Please do not use Greg for any business. Like others have said, he will take your money and not care. Moved into a horribly dirty house with mold in ceiling. Roofer was sent out but nothing done for repairs. Had to pay huge cleaning fees and left it spotless. We were promised security deposit back and after months of excuses and promises, he finally stopped responding to us.

Terrible service, true professionals when it comes to avoiding doing their jobs and helping the tenants. Over the course of a year we had several issues with the older home we rented. Non of the issues were caused by us, simply the degraded state of the property. That being said each and every issue was an absolute struggle to get addressed and fixed by century21. I also highly doubt they would of told us that we weren't gonna be able to renew our lease until the absolute bare minimum allowed. We are just lucky we bugged them about it ahead of time.  - 4 months without an oven - 3 months and counting with mice in the walls - 3 months to correct water billing issues - 3 busted water pipes - 2 times the tap for the internet broke

They were super easy finding a rental in Fort Walton. The front desk girl is so nice! She needs a raise. We did a walk through and scheduled online and I think that is the best feature than most companies have. Our entire application process was super easy.

DO NOT RENT WITH THIS COMPANY!!!!!! DO NOT RENT/BUY HOME!!!!!!! We have been renting through Century21 for the past year and it has been the absolute stuff of nightmares. If only I had read all these glowing reviews below mine...  First off, stay as far away as you can from Greg Hill and Summer Dawson. They do not care about you as a human being and will always treat you as less. Beware the property at 138 Darrell Court in Choctaw Beach. The owner, Lawrence Kirkemo has not cared about the condition of this house for quite some time and is getting ready to sell this money pit. Buyers do your due diligence!  We have had multiple issues with our rental, it being an older home. Every time we have reached out to have said issue fixed, it takes weeks for a response and months for action. Example; we were without an OVEN from OCTOBER 2021 till the END of FEBRUARY 2022! Example; there have been mice entering the home through an exterior hole for 2 months now and Century21 refuses to do anything to fix the issue until our lease is done. Example; three pipe bursts then Century21 doing nothing to help us amend our water bill, FOR MONTHS, which came through them and their portal. The only things they impart are LIES. The communication at this place is disgraceful when your main job is to communicate. The work ethic at this place is disgraceful. Century21 Hill Minger is disgraceful and should be ashamed of themselves for treating people this way. Especially active duty military. Hope they have a whirlwind of legal troubles coming to them. GOOD RIDDANCE!
