Front Desk staff were nice. Lobby was nice. Our rooms however, were not up to the Marriott standard and we were disappointed. We had a total of 4 rooms. One of our rooms, had a hair clip in the bed upon arrival and the comforter had stains. The other room had gnats flying around, a ring around the tub and the floor didn’t appear to be vacuumed. The third room, did not appear to be vacuumed either and there were apparent stains. The fourth room was probably the cleanest.

The hotel is great, except there was no microwave in the room and there were no handles on the doors of the cabinet where the mini fridge was. It was tricky to even find the fridge. But the fitness area was nice, the hotel and rooms were clean, and there was a Starbucks in the lobby, but only for coffee drinks and some food items. No complimentary breakfast, either. You had to order any breakfast items and pay for them yourself.

Got a great deal on a king room and found it was totally new with modern/contemporary furniture. I liked having the bed facing the window instead of the wall for a change. This unit had a walk in shower, no tub, with good water pressure and very high shower head. The flatscreen TV was on an articulating arm so you could watch from the couch or the bed, but the service they use is really slow switching between channels. Breakfast was not included and not cheap so take that into account. The location is next to a mall and busy road nearby.

Do not recommend! We were booked for 5 day stay, arrived at midnight. Was told to park on back side of hotel as we were carrying a trailer with a side by side. Went to sleep woke up at 6 am and our side by side had been stolen.  The staff and police are a joke. I truly think this was an inside job as the cop  said this was the 3rd theft in a week there. The receptionist denied that and said the cop was lying.   Amongst our side by side my husband had a hunting bag with his fathers ashes in it. If you need to stay in Topeka this place is not the place to stay.

The staff was nice, and the Starbucks breakfast is good but the room itself was not nice. Would not recommend. On our return through Topeka we stayed at a Marriott Fairfield Inn which was much nicer, although the Fairfield is a 2 star hotel and the Courtyard is a 3. No fault of the employees, though.

Surprisingly nice room, neat and clean.  Could use a bit more room lighting, but it's not too dim.  HVAC worked well, nice and cold on a hot day with a western view/sun.  Very pleasant staff, helpful and professional.  Fridge with limited storage area, sitting chair and footrest, and a desk.  Comfortable beds.  Okay bathroom.  Room looks like it was more recently updated since the furniture and decor matches most updated Courtyards I've recently stayed.

The folks at front desk were professional and efficient.  The first room we were given was huge but had an awful smell, our next room was great!  Bed was comfy and everything about the room was excellent .  Plenty of parking .  The bathroom does need work around the tub there was a lot of rust.

Room was very spacious and clean.  There were other hotels that were by far cheaper they were just booked.  Nothing out of the ordinary as far as a room.  If you are looking for a clean place, comfy beds, I would recommend.

Clean, nice room. No breakfast provided and world's most expensive Starbucks that isn't open early enough on site.
