Ryan is the absolute best maintenance man at Grove Park Apartments. I have never had a maintenance request and had to wait more than a day! They don’t have many maintenance help, but Ryan is always on time. He gets things fixed quickly! I always felt safe with great lighting at night in the parking lot as well. Even though I am moving out next month, I absolutely loved living here at Grove Park Apartments! The office staff is amazing and caring! I definitely will miss living here.

Let me start off by saying DON’T let these reviews stop you from applying to this apartment, here’s why you shouldn’t read them negative comments! Honestly I’m glad I didn’t cause everybody has their own experience. Application Process Time: 2 weeks and 2 days Theirs a $90 Application fee and $350 holding deposit fee, if any reason after making the payment and Corcord reach out to ask further more to get started then you maybe in luck if not there is a wait time as they stated in the office and for me I was told 1-3 months based on what I apply for. What ever they ask you to send, send it right away, don’t wait till the next day to send it. What I learn is to only send the front page of your bank statement and not all 13 pages etc. ugh and each of my Zelle’s had to explain to them their were temporarily which is true, like family or friend sending funds during a hard time etc. They really answer their calls just be mindful the application reviewer is ConCord which owns lots of apartments under them, so if you call it maybe 1-12 ppl ahead of you, which the operator says your place in line. They answer all questions and help with all the clarifications, they also walk you through what’s needed to be done or an understanding of what needs to be done. The apartment office is only open on certain days just look them up for their hours cause they may updated them… LISTEN I read “oh they don’t answer their doors when you knock etc” THEY ONLY TAKE APPOINTMENTS ONLY as stated on their door…. I had my appt. Schedule and They were expecting my arrival… beside that I also read they don’t answer the phone nor check their voicemail THATS A LIE! All my calls were return, I make sure I didn’t missed any calls… and they answer their calls when they are available just be mindful they may not be able to answer their call if they have a schedule person at their office.. So far I receive great news from my email.. I was schedule to finish the remaining process and provide the remaining funds at the office… the ladies in the office are very professional and nice, very much gave me welcome vibe!!!! They are very informative and detail all the information before moving in.. I was greeted by the apartment maintenance and did a walk thru… at that I’m finally here honestly was stress at first but I held on faith and had praying mother/aunt by my side as this place was my only option.. As far as that I also read about maintenance issues, be mindful they may have tons of orders or maybe short staff who knows, that’s pretty much everywhere now days.. Also I read about roaches, I was giving a clean apartment with no sign of roaches and it smell good too… Yah better start cleaning yah own places… for me I’m constantly cleaning after myself and work heavy hours, cook and maintain kids but we will see…. I will update about maintenance request, and the apartment environment which also has a gym, playground and pool… So far it’s quiet and was Greeted by friendly neighbors… Good luck on your own experience!
Do not apply here I paid them $650 and rushed to get all my paperwork done ! For them to tell me I was denied over a $81 payment from child support there counting money I DO NOT get smh… on top of it it’s been a month and I still didn’t receive my deposit back from them !! And the manger and or director of won’t answer my emails or calls about getting my money back they will just ignore you I will be taking them to court for my money I advice you do not apply here !!!
$90 application fee and halfway through the application there's also a $350 'holding fee' required to complete the application, and you are not allowed to see an apartment before the application is approved. When denied due to my income being too high? I was told 'market' -more expensive- units were available. Wondering now if they ever had an available unit to rent to begin with, or if this is a marketing hustle to qualify people for more expensive units. Now Concord says I need to speak with Grove park to get my money back, and Grove park says I have to speak with Concord Rents. I am a single parent and changed jobs and location to a much lower paying job to be more available for my child. They factored in deposits from previous work and somehow decided that I make $90,000 a year I make $35,000 and have NEVER made even close to $90,000 a year and disqualified us. And now seemingly a runaround about the 'holding fee'. I applied elsewhere and was approved WEEKS ago while these folks were still sending me daily requests for bank records and forms that had to be notarized. I turned the other apartment down because this one was much closer to my child's school, and they never asked for ANY of this information. And though they offer reviewers here the chance to speak and resolve issues, you are NOT allowed to talk to anyone who actually makes any decisions. Now we are HOMELESS, I can't seem to get my $350 back AND these people have all our information and bank records! I'm not the type to rush to judgement but from where I'm standing this looks a little scammy and I'm thinking I dodged a bullet. Imagine renting from a company like this? I would give them no stars if I could.
DO NOT STAY HERE! This place is so dirty and infected with rodents. They don’t have any visitors parking. If you want someone to visit you, you have to pay for an extra parking spot. There’s trash everywhere and there’s always people sitting outside talking loud.

Please don’t move here. Times are tough so now I’m unfortunately I’m stuck here for now. I’m grateful to have a roof over my head, but the apartment are INFESTED with roaches. I don’t understand how they keep raising the rent, yet we live with roaches. No matter how much we clean or spray they won’t go away! Everywhere you turn you can guarantee you’ll see a roach, and they like to hide in the cracks and crevices under the sinks and counters, even electrical sockets! They have pest control spray maybe once a month if even but that does nothing, sometimes you see them even more afterwards! Living here wouldn’t be so bad if I didn’t have to pay to live with roaches!
Terrible customer service. Can never get hold of any staff, leave messages but no one returns calls. Finally got hold of someone, told me there would be an opening in a couple weeks, filled out the Application, Paid the $85 application fee and was instantly denied, with no reason, and no one to get hold of. This place has done this twice, taken the money and denied the application. Would never trust them, definately scamming people out of money.
DO NOT APPLY!! If you are seeking somewhere to live, please do not try and put your application in here. These people are the biggest crooks, have the worst customer service if you can even get a hold of someone. I called for weeks and weeks to try and even get leasing information I could never reach anyone and my phone calls were never returned. I went in person, and was told I needed to apply online and there was a 6 month waiting list. I had to pay an application fee of $90 which I know is nonrefundable and a $500 holding fee just to be put on the waiting list and what was supposed to be applied to my total move in cost the very next day after I paid this fee I was called and they magically had an apartment available. I was excited and started the final part of the application process which was a total nightmare. During the process I asked to tour an apartment and was told that they had none available for me to see, but I could have moved in a week prior??? Flash forward, my application is declined. I asked for my refund back and was told by the leasing office that the rental agency deals with that. I called the rental agency and they were very confused why I was told that & sent an email to them. This was a Wednesday when apparently they’re always closed and I was called back immediately and told that I would not be getting my refund of $500!!!! because of the reason for my application being denied. She rudely said “It’s not my fault you can’t read” and I went off!! I have an email from the day I paid my $500 fee and it says if for any reason I was declined my holding fee and deposit would be refunded and sent in the mail in accordance with THE LAW. I have a photo attached. No other emails were ever sent. I see that this has been a pattern with everyone who applies here. They are preying on people who are desperate to find a home in the middle of a pandemic and are absolute criminals!! Just save yourself the trouble and do not apply here. They have horrible customer service, liars,and will take your fee just to decline your application and be told you’re not getting YOUR money back!!
