Seems like the rent over here is pretty high. Compared to the other mobile parks / communities that I got to visit. This seems a little way too high. Almost $950 for lot rent. That doesn't make any sense unless the residents are getting real value. But the price should be more like 650 or less a month. If you're not able to sell your property to move out they will maybe give you 20% of the value of the property, that's it. Just my opinion.
You can pay on line but they charge 29$ convenience fee; REALLY!?!?! I owned a business ppl pay on line there is absolutely no reason to charge a $29 CONVENIENCE fee dear God how greedy can a person be! They don't pay the water YOU do! It is devided among everyone! I live alone! others have 3 people but I pay their share! 84$ a month raise because of water! They send this notice to people during a hurricane. people here have major damage and they raise the rent $84 a month and take away their cable deal. So think about that. that is where you will be moving to! people who will do that to people in the middle of a tragedy aren't good people; heartbreaking! Moved in April 2021 790$ was told no more 20$ annually now it is 2022 I'm up to 931$ in year and half THINK about that. next September will be 1000$ ***If you buy here when you are ready to sell it WILL take FOREVER because the lot rent is far too high! They have over 50 empty units one sat empty by me 8 mons! You WILL MAKE NO $$ on the sell of your property. Homes other parks get 80K to 180K not here you're luckyto get 50K if a rep seller tells you this becausehigh cost lot rent they know*** They allow so many to break the rules big dogs kids living with them. This is not a golf community or country club or a community of wealthy people; ITS A TRAILER PARk! they should be ashamed of themselves. Lakeland has plenty of parks keep searching is my strong advice!!!
Nice place I lived here over a year a very nice community. Can be a little clicky at times until the people get to know you, but overall very nice people and community. I'm not a fan of lot rent communities but it's convenience to all the restaurants and stores that are basically within walking distance on South Florida avenue and a very very good sidewalk infrastructure makes it worth it to me
This is a nice park and I have lived here over ten years BUT since management was changed a year ago, things have changed in a negative way. Greed seems to be the incentive here rather than the well being of the residents. Rent increases were significantly higher than similar parks. Residents live in fear of the coming annual increases. Once generous benefits like free meals and reimbursements for care of park swans and ducks have been eliminated or become onerous to pursue. Once again water is turned off with no estimate for how long. There doesn't seem to be any plan for long term zoning of the water system to minimize inconvenience. If you are thinking of moving here you should know rents are $2-300 more than similar parks in the area. The management has refused to pay for cable service for park owned homes placing an increased burden on residents. Sorry to have to write this.
I really enjoyed my short time living there made great friends too bad the owner is money hungry pricing people out of there with rent and yearly HOA fees

People toss their cigarette butts all over the place here. It's not only unsightly, specifically to me because I am not a smoker, but it is unhealthy for the animals that live here. Other than that, the property is gorgeous. The pool is beautiful, clean.
We rented Feb - Mar. and loved it. Everyone was friendly and helpful. I was having a problem walking and one of the residents offered us her golf cart. The office staff was super, JoAnn did everything she could to make us comfortable, even though she was ill part of the time. I would love to go back.
DONT BUY IN HERE they will con you into buying and repossess the house in 15 days if u don’t pay the very high lot rent which goes up every year $100 now $941 month !!! And it’s a 55 plus neighborhood they should be ashamed of themselves to throw older people out who have been there all their lives and be evicted as soon as they are late 5 days and they also charge $100 extra for additional people who live there and $100 late fee after 5 days DONT buy or rent you will regret it
Do not trust this place or management. They will keep your deposit after you give 30 day notice of moving. They sign leases without renter consent. And implement them without notice of any kind. And rent was always paid 2 weeks in advance for a year and a half. And it was deep cleaned and carpets shampooed at our expense to make sure of full refund....Legal action had to be taken....buyers and renters beware
