Island Reserve

I live here and moved in in Dec 2020. The construction is very shoddy and who were the city inspectors because they need to be arrested for allowing the mess behind the walls; I found big holes behind two kitchen cabinets when pulling cabinets to level them during a remodel and other things I don’t want to mention here. My showers both leaked so badly it was a literal pool in the bathroom before I noticed how bad it really was. After $20,000 in renovations it’s feeling like home but I still need to level outside doors and have more to do. The mold I experienced was from the showers which was addressed during the remodel. I would have given this 5 stars if as an owner/resident I didn’t have to wear a wrist band for the pool which in my mind is a waste of association funds. It’s a labor of love, it’s what I do and my last remodel job. UPDATE: I’ve been here or a year now and the community has pulled together creating committees for landscaping, social activities, and even where light maintenance needs to be addressed; the landscaping is now outstanding; the buildings are being painted, the parking garages have been power washed, lights around the palms installed at the pool and I am really feeling comfortable and cozy here. It’s still the most beautiful condominium community in PC Beach.

We absolutely love Island Reserve! The amenities are awesome, and the pool is never crowded. And we have an awesome Social Committee! We love all the activities. They sponsored a wonderful 4th of July Cookout! Love the indoor pickleball court, but just wish I were off more so I could partake more frequently! Still the best condos on PCB! Update: Just retired, so planning to play pickleball more! Grandkids love the pool!

Loved Island Reserve! The people are incredible and no, it may not be the best place for children, but it certainly is the best place for people young at heart! Indoor Pickleball group are fantastic, loads of activities. 2-bedroom units are the best, no matter what you face. The people make this place wonderful!

WARNING! HEALTH ALERT! Few of the units have received CLEARANCE from the astonishing health risk and related biological issues to include the CANCER! The Association President is known by many owners as the "DICTATOR" had swindled both BROWN INSURANCE , FEMA, Unit Owners that are sick from many health related issues generated by Hurricane Michael. Including but not limited to: Exacerbation of Cancer, Airborne generated serious HEALTH ISSUES! ALWAYS ask to see a CLEARANCE LETTER. Then conduct a serious due diligence. If you care about your families health do not walk but RUN AWAY! Most issues that had been generated by HURRICANE MICHAEL has been covered over. For example, many recent long term owners had simply sold and ran/moved away. One of the images below had been at Island Reserve for over 5 years. Island Reserve is also a tender box. One day someone will lose their life! The BOD President had been explicit to the long term maintenance crew NOT communicate with ANY of the Condominium owners, several had tendered their resignation AFTER they had explained in vivid detail what they had observed and MORE! Island Reserve Condominiums are now a health hazard. As one former unit owner had stated, "ISLAND RESERVE is a TENDER BOX." Best pool in Panama City Beach. It's huge and has a waterfall, also has a gym and close to everything.

Absolute worst place I've lived so far you would think for the outrageous over pricing you would get luxury but far from it. No maintenance nor maintaining has been done since the property was built the board members are very snotty and will def be in your business every chance. Nice pool but they rather you not use it they need a whole change in management and open up the new decade or call it a retirement village stay away from here

Well maintained and great pool. However there is continuous construction going on. It’s an eye sore and I always found nails and screws all over the ground. The fire alarms go off a lot. Sometimes just once a month, but sometimes six times a month. And sometimes at 5 AM! We have 2 kids so this was very annoying for us. The worst part about it was renting from Rerent. We had a problem with our dryer we could never get them to fix. I ended up drying my clothes 3 times for a year. They asked us to move out a month early in order to sell it. They did a walk through of our unit and said to not worry about cleaning it and that we would get our full deposit back if we moved early. Long story short we got less than half of our deposit back. We tried to talk to them but just kept getting different excuses from different people. The worst company! So glad to be out of there.

Beautiful apartments and cool courtyards. Only thing that I don't like is limited elevator access and it's hard to navigate for vendors. Took me forever to find the building I needed to go, only to realize it was in the middle where there was no parking for our delivery van. Carrying around furniture through the courtyard to building 6 isn't exactly the most fun lol.

This place is a very close knit group that are fun, friendly, as well as curtious even to newcomers as ourselves. The location is perfect in Panama City for it is right in the middle of all the action and attractions. The pool is outstanding and beautiful, as are the Condos themselves. Parking is so well organized and spacious. The grounds are extreamly well maintained as they are beautiful. Buy or Rent, this is the place to do it!
