Lodges at Parker's Pond

I lived at this property for two years, and it was by far the best living experience I've had in San Marcos! There were RARELY ever any issues, and they would be fixed immediately if I contacted the property owner. The location is gorgeous, and seeing the cows always made my day. Its such a good deal, come live here if you can :

My son who is a student at Texas State has lived in these rental houses for 2 years. As other have said, it is the perfect location for being away from the high traffic areas, but not too far from campus. He loves the country setting and the back yard for his dog.

Without a doubt one of the best landlords I have had or probably ever will have in my life. The houses were in a prime location if you wanted to be close to school but not in an apartment or stuck in a high traffic neighborhood. Internet is phenomenal with a fiber line and ethernet connection. Very close to the outlet malls and I35 so getting on the highway is incredibly easy. I cannot recommend this place enough to students with friends that are looking for a house in San Marcos. Probably, the best living situation in town for renters.

I lived here for 2 years and it was the best decision I ever made coming out of an apartment! The property was just far enough away from campus to not feel like student living, but still just a short drive away from everything. There is so much more privacy, and having the backyard was a game changer since we have dogs. Perfect location for running, biking, etc. The property manager is extremely flexible and understanding. If anything ever needs to be fixed they do their best to fix it ASAP! 10/10 recommend!

Just finished my first year lease here and re-signed for an additional year. The location is perfect. Not far from campus yet not in the middle of busy roads and a bunch of apartments. The peace and quiet out here is ideal for getting things done, but there's still tons of space for fun. Our landlord is hardworking and helpful also. There's been a lot of ongoing construction, but never inconvenience from it. Included in the construction has been many improvements to the existing road, entry and pasture. The view of the sunrise and sunset is gorgeous over the large pond and the grassland. I couldn't ask for much more than this. Not everyone gets to say they had a giant yard during college much less a view of baby cows and not one but TWO ponds to go fishing in. It's very affordable considering all the amenities included and property you're on. I highly recommend The Lodges at Parker's Pond. I noticed there aren't many reviews here, but there should be! There's a lot of good things to be said about it.

This property is perfect for students looking to get out of student living. I lived here for 2 years, and I can’t think of any place better to live. The area is quiet with plenty of amenities around. There is a pond on site that is available to all residents, great area to run, and the mall is like 2 miles away. The landlord and his team were awesome. They always wanted to check in on us to see how everything was going and responded to maintenance calls quickly. Also, the price is affordable considering everything that was included into rent. Parker’s Pond should be at the top of everyone’s list.

The most inconsiderate neighbors I've had in the over 4 decades of living here, loud parties, LOTS of litter bugs, wreckless drivers going WAY over the speed limit plenty of which are obviously drunk, stray trespassers wandering on to neighboring properties. Ugly two story buildings with second story windows peeping into the backyards of neighbors who have been here for decades. Everything about the place is inconsiderate. And did I mention the trash??? Trash thrown out of car windows, trash thrown over fences onto neighboring properties? Lots of trash, from trashy people. The worse thing to happen to the area so far within my lifetime. Landlord is a sleaze trying to get rich by exploiting the land at the expense of all those that have lived in the immediate area for generations and should be ashamed of himself. A disgusting sign of the times. Curses upon all involved and upon all who visit.

Amazing housing, landlord keeps close contact if there’s ever a problem with anything. probably best housing in san mo!
