Nice but lots of monthly renters . Prices are outrageous for stay . Freeway noise 24hrs a day . Gets annoying .
Nice RV park. It has good sized sites but not a lot of shade or privacy. Nice park like area and ability to go down to the river from the park.
Good access to the river and a nice place to park for the campers. As a stopping point it's great, just a bit noisy by the highway.
Beautifully & Well kept. There's a beautiful grassy area w/ B-B-Q . All right on the River. Right now with the River high is quite Beautiful

Whether you're here overnight or long term like us 1.5 years you'll find it quite enjoyable. Neighbors are friendly and even though it's next to the freeway it's mostly quiet! Management is very nice also.
I moved in about 9 months ago and I love it here. River access is what I enjoy most. People are friendly and I plan to live my life right here!
There is an overwhelming smell that permeates everything there. They claim they're fighting through the clean air board, but after 6weeks of barely coping with the stench of raw sewage I left. The manger Denise has refused to return my $350.00 deposit, as well as an entire months rent. All paid in cash. Additionally when I moved in she stated that electricity bills are "about $60-75 ". My bill was $184 for a single month. The meters aren't sealed by the county, and the RV park reads and bills you. Also they have a huge problem with vagrants and others that belong in the park coming in at night. Although their monthly newsletter asks "please be vigilant and keep an eye out at night and call the police", it does little to stem the flow and besides, who wants to stay awake at night to keep an eye out on your property? I'm contacting the San Joaquin Co prosecutors office to report their refusal to refund my money. ADVICE: definitely look elsewhere. This place doesn't have internet, and the water is TERRIBLE!
It's a Awesome hiden little gem. They 've really managed to fill up the spaces in that RV park. We used to manage to keep an average of 20%? Its KOA for over night guests. They've got A Rec area w Pool Table and bait shop. Its on the water~ theyve got Showers available if ppl need them in restrooms out side. RV Hookups Snacks u name it~ this place is awesome
