Tenderfeaf RV community park

Beware, rent at your own risk. RV's aren't quite as nice as they appear on website. They may have one or two that are newer and a little clean inside but a lot of pretty run down and barely livable. Had a family member live in one for less than two months and after one big rain there were water leaks in several spots in the roof. Slide outs falling apart and holes in the floors that conceal daylight. Oh and not to mention the cockroach infestation that does not get taken care of we had to pay 275.00 out of our pocket for a professional exterminator. If you rent here, make sure you request a copy of the so called lease, you will need to read it thoroughly. And do not on getting your deposit back no matter what, supposed to be non refundable due to ex renters stealing appliances and mattresses when they leave in the middle of the night, so everyone gets to pay for it.

These are some nice homes inside and out all bills paid u only cover rent and it's nothing like your own u can't stay anywhere for free and that's why I'm still in my Castle

I love this place, it's extremely peaceful, and the staff is very nice and friendly. It's like living in the country setting, yet very close to the mall, shopping, walmart, and home depot. My kids like visiting me at the park and going fishing in their 2 ponds. My parent visted and enjoyed the family setting.

I have lotsa friends who live here and ics a nice place ..... Clean and ordered with a little bit of chaos when I left this morning there was a HUGE tree down in the middle row. Trailers

Man I actually rented a spot and I can't wait to get back out there. The fishing ponds was so relaxing, and the area for the kids is well kept. The park mows the lawn every other day. They are constantly checking to see if we were okay. The owner even came out and talked to me for a bit. I love when it starts cooling off in the day because we have a beautiful shade where we parked our RV. The rates are great for what you get. Then Joe the maintenance man even helped me with my a/c. He didn't have because as I stated we had our own RV. The manager at the park is so friendly but she is someone to push around. She takes care of her business which is great. We will see ya really soon. Looking forward to our next stay maybe we will be able to stay longer this time. My grand kids fish in the pond in the back and I could sit and watch them out of our windows.

What about the tenants who do pay their rent and are still treated like garbage. The manager runs around telling everyone's business. She is so very UNPROFESSIONAL. I only wish I could post screenshots of some of our conversations. Her husband is a convicted sex offender who is also the maintenance man. So guys if you want this man coming into your place sniffing of your wife's hair like he has done to mine then this is the place for you. There is more drama there than you can shake a stick at. We put in our 30 day notice to move and was not behind on any payments when we left and the owner james tran will not answer my phone calls or text for my refund on the deposit. They are claiming that the toilet was broken. They are liars. Everyone in business there are crooks. I've never felt with a place as UNPROFESSIONAL as tender leaf. Oh they make everything sound so perfect when you are moving there. But after the money is given to them everything changes. We unloaded our belongings in the camper we had picked out, we cut the air on and went to my mother's for dinner to let it cool off before unpacking. We got back 3 hours later when it was dark and it was still hot and to top it off roaches scattered as soon as the lights cut on. We had to pack our things back up and rent a motel room for the night. I wanted a refund then but wasn't allowed to get it. Good luck to anyone considering this place as your new home ESPECIALLY IF YOU HAVE CHILDREN.

These photos on yelp are misleading laundry does not look like the picture and the playground that's a joke. I lived in this park for the past two years until this last month. The new owner does not care about his renters.My husband and i have lived in three different rvs since Mr. Tran took over first one the electric box caught fire and they moved us to another on Mothers Day and the floors in that one was collapsing under our feet. In the shower the skylight dome fell on our heads several times. They do not do proper repair. They managers will tell you we'll get to asap and it never gets done. Finally in December we were allowed to move to what i thought would be a better unit boy were we wrong first i had to clean it myself before we could move in and then the toilet wasn't working the manager tells us we are gonna replace it OK great yep they replaced it by taking toilet from our old trailer and putting it in the new one without a seal so every time you used the restroom it leaked between the bowl and floor. We put in several works orders nothing was done. And that brings us to Valentines Day the toilet completely stopped up was told because of the rain they couldn't fix to use the restroom in the trailer across from us. A week goes by it dries out and then we are told they are not going to fix it well after another week I called the environmental protection agency and Health Department because both my husband and I are disabled he being a disabled vet with no working toliet and it leaking on the floor that i had to use cat litter to soak it up and an RV that smelled like urine and feces. Not long after that i get a text telling me that they were no longer going to rent to us. On April 1st the inspectors with the city came out and that evening the managers husband comes over and tells us Mr. Tran said since we called and reported them we had to be off his property that minute we were already in the process of moving to a better healthy safer place, but we didn't completely get done until today. There is other things I could list but wanted to give a little tidbit of what you would be getting into if you rent from this owner.

The place has poor managment, the managers husband Joe Reynolds is supost to register as a sex offender and yet there is children living here. The laundry room hasnt worked the whole time I have been here, which is a year. They never mow the lawn and when they do it looks like a 9 year old tried his best. They always tried to charge me late fees when it was 10 days before rent was due. I wouldnt recommend this place to my worst enemy. Not to mention the bank is in the middle of foreclosing on the property. Alot of meth heads here, had one girl wake me up at 6am after she took my dog out of the pen and ask me if I needed anything...her excuse was to "return my dog".
