We had a fantastic week ! The rooms are clean and new and just steps away from the beach and the bar with live entertainment. Being a non smoker I appreciate the fact that smoking was not allowed in the rooms or on the porch outside the rooms. Housekeeping did a fantastic job and management was always around for requests like a hair dryer or extra coffee. Parking was easy and the pool was lovely! Will stay again next year.
Like others have said, don't read reviews prior to 2022. There is new management and the rooms have all been redone. It's a typical Maine motel, right on the beach. There is a small pool. Everything was just as we expected. It was a great stay. We have kids ages 4 and 7. They had a blast on the beach. It's northern Atlantic, so the water is cold. It didn't bother the kids, they swam all day. The pool was a big hit. It was cleaned everyday. The rooms aren't huge but again they were what we expected. The room was very clean when we arrived. The parking spaces are small but we were told this when I called to book the room. I have a Chevy Traverse and had no issues parking. The hotel is in walking distance to the pier even with the 4 year old. We did some of the rides at the beach front amusement park. Pirates Cove mini golf is also in walking distance. Thursday nights the town does fireworks on the beach. It was great! We could watch the fireworks from our room or on the deck. The TV did not have a lot of channels but we didn't go to watch TV. We brought the kids tablets for them to walk their morning cartoons. I would have liked more towel hooks in the room but I feel like everyplace I have ever stayed is cheap on towel hooks. We would certainly stay here again.
. The service and location was exceptional. Steps away from the beach! The only issues were there is no insulation between floors so ask for a top floor room or you will be awaken at the crack of dawn by people above you stomping around all morning which happened to us. Also don’t stay here if you have claustrophobia as the bathrooms are so small you barely fit in there if you shut the door. One last thing, when they say they were renovated, they just added a cheap floor and a coat of paint. If you think paying $400 a night for a motel experience is worth it than stay here
Stayed here for 5 nights this month with my husband and 2 daughters, 12 and 14. Room was decent size for us and the new ownership has done a wonderful job making it clean and comfortable. The staff is very friendly, the pool was perfect temperature and clean. I loved being able to walk right onto the beach from the parking lot and also very close to the pier. Keurig coffee maker in the room was a huge bonus for me. We brought our hdmi cable with Roku to stream movies, etc.. that came in handy because the first day we arrived it was raining, however the rest of the week we were blessed with beautiful weather. We had a great time and enjoyed our stay.
First of all I have come here every year with my children and this is the first time I have been disappointed. When I booked our stay about 4 months in advance I had paid for a ocean front room. When I got to the hotel to check in I was placed in the room next to the office with a view of the parking lot in the most high trafficked area. No view of the ocean at all and when I asked why he said that is what I booked. No it isn’t thank you. I was extremely upset as I was expecting an actual view to watch the sunrise and sunset. Not happening. To make matters worse, the shower is a stand up shower with no space to bend down and wash your legs or feet or a spot to place your soap. The toilet is placed in an area where you if your over 3 feet tall you have to sit sideways to uSe it with the door open so all your guests have to watch you use the bathroom. There is no leg room to sit straight. I am only 5’7. The futon is our room was not comfortable and stunk. Not enough towels in the room for a family of 4. There are only 2 sets. Since we are in this high traffic area we cannot even sit outside to relax due to all the noise and movement. I was not compensated, told there was no other available room and treated horribly. I will never be returning.
We stayed one night. Room was clean, ac worked, an had a good sleep. The grounds are clean and well kept. They have updated since our last stay in 2018. Parking is tight but it is everywhere in old orchard beach. I felt safe, nobody bugs you or your stuff. Steps to the beautiful beach an just a hop, skip an jump to the pier. Thank you. We will be back
I visited Old Orchard Beach because I was there for a funeral. I had to book on short notice. Here are a few comments: 1. Parking is VERY tight. Thankfully, I read the reviews beforehand because I had planned to rent a big car in case I needed to drive people around for the funeral. But because of the reviews, I rented a small car. I honestly do not know how anyone parked their big trucks and SUVs ...i saw them in the lot. To exit, I would go to the opposite direction from the street towards the beach and turn towards the other hotel and back up that way. If you park there you will see what I mean. 2. Staff were nice. Nothing super exceptional to complain or complement about. I did most communication via email. 3. Check in...if you arrive late, best to make plans ahead of time on how to check in BC most likely there will not be anyone to check you in late at night. 4. Check out...if you plan to leave early, make arrangements ahead because even though they say the office opens at a certain time, they are not consistent. And they do not open super early. How i know this? Well I'm a big coffee drinker and was waiting patiently for coffee at the office in the morning. And I noticed when the coffee was not out. I also happened to speak with the guy/owner running the motel next door. I went into their VERY nice lobby and was offered a cup of coffee and choice of cream, almond milk, etc. You do not get that at Old Colonial. Old Colonial offers cream in those little individual creamer cups. There is a coffee maker in the room but not my preference. No big deal as I just walked a block for coffee from the walk up breakfast place. Some people will not care...I just HAVE to have my java. 5. Rooms - very nice. Recent renovations...clean rooms. Other reviewers complained about TV channels but I didn't see the problem. Plenty of channels. Im not there to watch TV anyway. The bathroom is small but not a big deal. But will say my shower completely shut off while I was in the middle of my shower. Covered in shampoo and soap. I checked the sink and that water was working. I kept trying and no water ...a few mins later it came back on as I was sitting there trying to figure out what to do. This is when I realized I had no phn in my room. Because I was about to call the Front Desk ... The bed was comfortable but really low to.the floor. My husband with knee problems would have had trouble getting out of the bed. I do not think all the beds in the motel are that low bc i walked by several other rooms where the beds looked higher/normal height There is a safe, mini fridge and coffee maker...i didn't use though. My room also had a sleeper couch in the adjacent back room. The temperature in the back room was perfect. The room with the bed was so hot. I opened my windows but didn't help much. So i turned on the window unit which worked but then I had to turn the TV volume up BC i couldn't hear...as the unit was right next to where i was sleeping. I suggest keeping the blinds shut during the day so the room doesn't heat up. The pool was open and made me smile BC it was full of kids having a blast on summer vacation. The beach is right there!! Super short walk. I would say it made the room worth the cost. If I had not been there for a funeral, I would have been at the beach a lot more. The posted photos are from my room 23 and the parking lot. Very nice views and beach. Would I stay at Old Colonial again? Yes. I didn't find anything that would make say that I wouldn't.
Super disappointed. Booked for a night in October through Expedia. Took my $80 deposit. Was later told through Expedia they couldn't fulfill my reservation, but they still took the other $81 for the full price of the room. $161 and they didn't give me a room.Rooms: 1/5
Do not read any review prior to 2022. My understanding is that this motel was purchased by the new owner in late 2021. My first stay here was early June 2022 and the rooms were all redone, the beds and pillows were comfortable and there is a table, microwave, coffee maker and refridgerator. The price is extremely reasonable for a motel with a pool and view of the ocean. The ocean is steps away and the views are beautiful. The owner and his girlfriend are super friendly as well. Just a quick walk to the center of town to visit the pier, restaurants, stores, etc.
This is a side view of the beach!!! Beachfront is not typical beachfront. I’m from the south, we could literally book airfare & a beach resort for the price of this room. Very PRICEY! Our the king room 8 was “cute” quaint, typical “beachy” & Clean.we had a futon, fridge & microwave. Our”beach view” room was behind a stairway and three trash cans. The air conditioner worked great!!! Other than that No ugh complaints other than price. Parking is CRAZY!!! Barely enough very small space for a vehicle. Pool closed @9 so we could not sit by the pool on a summer night Short walk to beach. But no real views of the beach unless you are on the second floor; then it’s a sideway view- mostly dunes.
