As a trained hotelier with 40 years experience – 22 years of which as the original owner/operator of the 5-star Villa Belmonte Manor House Hotel in Cape Town (for further information, please visit our now-defunct website: www.villabelmontehotel.co.za), I am so very pleased and proud to introduce our new company, Exquisite Hotel Consultants™, to you. Exquisite Hotel Consultants is a registered and certified property and business broker with the Estate Agency Affairs Board (EAAB) and offers the following services:
Hospitality, other commercial, and residential property brokering services by listing and marketing for sale or purchase or lease or investment partner arrangement of a variety of hospitality property products and residential properties, and soon, commercial office and industrial space (i.e. hotels, resorts, boutique hotels, guest houses, guest lodges, B&Bs, game resorts, wine farms, private homes, commercial office and industrial space – even luxury boats and yachts!) through my association with Property 24, Seeff Property Services, Harcourt, Engel & Voelkers, RE/MAX, Dogon Property Group, Rawson Estates, among many other prominent commercial and residential estate agencies throughout South Africa - and now we are entering other African Countries on the East and West Coasts of Africa and moving further abroad! Working with the above-mentioned agencies and other estate agencies - both locally and internationally - provides the largest possible reach nationally and internationally for all prospective buyers and sellers wishing to enter or exit the Hospitality Industry or buy or sell their commercial office and industrial properties, and private homes.
A specialist Hospitality Industry, other commerical, and residential brokering facilitation website whereby such properties and/or businesses can be discreetly but efficiently marketed for sale or purchase or lease or by investment partner arrangement. It will shortly also feature selected specialists in mortgage origination, hotel grading, exterior and interior design, decoration and equipping, professional valuation, legal and insurance support, and other related services/activities.
Fee: for being listed on our website with your own page, being featured on our home page, and possibly being featured as our CEO's Choice, we charge a small one-time fee of R 990 (or 74 USD or 65 Euros or 57 British Pounds), including VAT and other applicable taxes, payable in advance, for an unlimited period of time (until your property is either sold or is otherwise taken off the market). All potential buyers contacting us will be automatically referred directly to the owner/contact person of your listed property, with a copy thereof to yourself (in the event there is a separate email for yourself), once the payment has reached our bank account. Mandate: in addition to the above, should we be offically mandated to sell or purchase or lease or arrange a partnership for your property and are successful in our efforts to do so, our commission charge will be 6%, including VAT and other applicable taxes, of the realised sale or purchase or lease or partnership arrangement price of your property – again very reasonable and well below the commission charged by other international speciality estate agents. Please confirm as to whether or not you wish to have the name and/or price of your establishment mentioned in our marketing of your property. Please also confirm if you wish to include or add on our commission percentage to your asking price for your property.
Marketing your property: besides being listed on our website, using many pictures and unlimited text as stated above, after having been given a mandate to sell or purchase or lease or arrange a partnership for your property, we would send out a newsletter about your property to over R 2,500 active clients, through social media (at least 10,000 potential clients on Facebook, Linkedin and Twitter) and major property portals such as Property24 and Gumtree (again, many thousands of potential buyers). We have also recently opened sister websites in the following countries: United Kingdom (see www.exquisitehotelconsultants.co.uk) and in Germany (see www.exquisitehotelconsultants.de).
Consultancy services in all aspects of Hospitality operations and, if required, full Hospitality management services: through our consultancy services facility at a per-hour fee or at a negotiated fixed fee, and through, in the longer term, our hospitality management and marketing company, Villa Belmonte Hotels™ at a very competitive fee percentage system. At this stage, this service is only available in South Africa. However, it is soon expected to expand into other countries.
