I had a terrible experience here. The old property manager repeatedly burglarized my apartment. While she was fired as soon as I caught her, management was dismissive and minimizing regarding the trauma I experienced. While the new property manager is great, the property had been feeling as if it was going downhill for a while prior to her arrival and despite her best efforts to improve the place, that continued. As an example, see the attached photos that were taken in late July of the state of the rooftop terrace that wasn’t landscaped until mid-August. Notice all the weeds and the piles of dirt. Hardly what I’d expect from a place that bills itself as being “luxury.” Beyond the terrace, many spaces in the building felt neglected and like the quality of the space was deteriorating. As one example, there were lights out in one of the elevators for well over a month prior to me moving out. Additionally, there have been numerous break ins to the building recently and bike thefts. The steps taken initially to respond to these incidents felt completely inadequate. It took entirely too long to have actual steps done to address prevention despite myself and other residents asking for improvements. Worst of all, these incidents along with the burglaries of my apartment were never communicated directly to residents and it felt as if management was trying to cover them up rather than let us know what’s going on so we could take steps to keep ourselves safe. Myself and numerous of my neighbors have felt incredibly unsafe living in the building the past few months. It’s really unfortunate as the property has a lot of potential, but I was less than impressed with the management company and how it ran the place especially given what they charge for such small spaces. Some of my neighbors who live in the studios pay luxury prices and get what feels like a dorm room. Honestly it felt like the pricing was the only thing luxurious about the building at times. I will say that the actual onsite staff, especially the concierge, the new property manager, and many of the former cleaning staff, have been lovely. I also met some great friends, but I have never been as excited to move out of a place than when I moved out of here.
Not one single resident will have a good thing to say about the management here. They are the worst. They actively make this place a terrible living experience. Zero customer service abilities. They will lie to your face 100% of the time.
Not the best place to live, but also not the worst. Generally clean, safe-ish, and the staff are most always friendly albeit somewhat incompetent at times. By far the best part of this apartment is the community. The people who live here are incredible. I agree that the prices are absolutely astronomical, but, as with anything in life, you can negotiate them if you try hard enough. Network, schmooze, and befriend! If you're paying full price to live here, you're doing it wrong. The apartments themselves are nice, although a close eye can tell that the appliances, finishes, etc. aren't truly luxury. But, if you keep your space tidy and design with intention, you can easily create a home to be proud of. The recent safety and fire alarm issues have been annoying, but I do think management is trying to resolve them. We'll see. In any case, if you're willing to put in the work, 22 on the River could become a perfectly adequate home for you. P.S. - And the drama is wonderful. Do you know of any other apartment with someone impersonating residents to give bad reviews?! There's certainly never a dull day at 22 on the River.
I’ve lived at 22 on the River for the past year and let me just say, BEST experience ever! Every single staff member has taken their time to get to know me so they can say hi and ask me about my life as I walk by. They have bent over backwards with every and any request I’ve made. When I had questions about anything they were right there and so knowledgeable. The place is always spotless and the atmosphere is so comfortable. The rent was super reasonable and I never had any issues with parking. Oh and never did I ever have to call a maintenance guy because their stuff is SO well kept. If I could give this place a 100 stars I would because their customer service, is out of this world and that in itself would make me live here forever. So with all my heart, thank you 22 on the River for giving me such a great place to live! I can only hope that others get to experience what I have:
We love our apartment, and so does our pitbull pup! The service here and accommodations are amazing. Our unit has high end appliances, sinks, etc. The building is professionally cleaned every day, and all of the staff are so friendly and interactive. It is hands down the best for pet owners, especially those usually affected by breed restrictions. There is an indoor dog park for those really cold Minnesota days as well as a professional style dog washing room. The only negative is the price - it is definitely out of range for most budgets.
My boyfriend and I live at 22 on the River and moved in last August. We are SO happy with the apartment, especially the location and its quality of living. It's located right off the Mississippi River the views during fall are spectacular! and is within walking distance to Saint Paul. While it's so close to both twin cities, it's tucked away from all the hustle and bustle of downtown, which I love! I also love how dog-friendly it is--no size or breed restrictions; many of the tenants are dog owners. While we don't yet own a dog, we are excited to get one knowing how dog friendly it is here. The only downsides I have with 22 on the River are the high rent and parking. The parking garage as well as the parking lot next to the building are both full and there are waiting lists to get in...bummer! Rent is so high, but you get what you pay for. Overall I'm very happy here!
I lived here for more than 1 year. Great staff and great location. Also they have very good rent prices for the location. They are dog friendly and have very good amenities like the gym, the bikes parking rooms, the business center, etc. Never used the breakfast in the mornings as I had to leave earlier. My only complaint was the cell-phone antennas in the roof, you are constantly bombarded by the antennas radiation adding to what you already have with the internet routers and the actual phones. Now with 5G being implemented the amount of radiation will increase affecting all the people living in this building. Hopefully, the owners get rid of these antennas.
My sister lived at 22 on the River for almost a year, and I lived there with her for about 6 months. It is in such an ideal location, and the building itself is kept in pristine condition. We absolutely loved our experience there! It was a wonderful, warm and friendly place to call home. The staff is amazing. David, Ema, Roxxie, Daniel, Natasha and everyone else there made us feel more than welcome. We were very sad we had to leave, but cherish the time we spent there. We would both certainly recommend 22 on the River to anyone looking for a special place to call home!
Lived here during an internship and I had nothing but a wonderful experience here. Everyone is so friendly and helpful, from maintenance all the way to management. they are always willing to listen to suggestions. My favorite things were being greeted as we interns returned from work. The continental breakfast was a great time for us interns to eat and chat and wait for our shuttle to arrive. All in all a great place to live, I would recommend it hands down.
Lived in this place for a year and was pretty pumped when the lease was over. Totally overpriced for what you are getting. This place advertises that they are "close to U of MN campus, bus routes and downtown." None of those things are very close. To walk to the outskirts of campus, it's at least a 20 minute walk then add whatever other time you need to get to where you need to get to on campus. The lightrail is like a 20 minute walk as well depending on the stop you trying to get to and there really is no useful bus stops around in the area. Downtown is close if you have a car but its not like you can get up and walk there without some serious planning. This place boasts about having "Luxury amenities" however the work out facility is small, the continental breakfast is a joke advertises 6AM-9AM but all the food is gone before 8AM and the dog park is about the size of a large walk-in closet. The only real 'luxurious' thing about this place is the PRICE. Management seemed rude to tenants even with just simple tasks like picking up packages. Only saving grace is the support staff who genuinely checks in with everyone and does their best with what management gives them. If you want to live in an awesome area right by the river trail, try renting from one of the other apartments in the area. Oh and get ready for all of the fees here. Parking fees, pet fees, admin fees, party room reservation fees, and security fees just to name a few. Bottom line, stay clear.
