I lived in the Berry's on Main 2015-2016, and at the Tap's building in 2022. I'll say overall Capitol Places does a great job. You get to know the staff well and I certainly felt taken care of when there were issues. If you're looking to live in downtown Columbia, this would be a great option to check out. What you need to know is the Columbia is a city undergoing a revitalization effort, which means you just need to be careful and aware at nighttime - as there are homeless and empty areas where you're not safe. This review isn't mean to demonize anyone but it's the truth - as a fellow SC Alum and person who lived in Columbia for well over a decade.
Lived here for 1 year in 2021. Had to find a place in a pinch and for the location and price, 1321 Lofts fit for me. 3/5 rating for 2 reasons: 1. In unit washer & dryer- this was an important feature for me to have in my apartment; however maintenance had to replace my unit 3 or 4 times for a working one. And the unit I was provided was a 2 in 1 and was very inefficient. I found myself having to do 3 cycles of drying because of how inefficient this tiny thing was. If this is a selling point for you, reconsider. 2. Account issues- At the time I had moved in, there was 1 month of free rent that I took advantage of, but I feel that the office management/accountant did not keep track of this well. I was on the phone with a leasing consultant and they had told me I had used the entire credit, even though I didn't think I had. After a 20 minute call, they said they that I hadn't and waived a portion of one month of rent which was nice. Overall, it's a good location for a good price, but nothing special. I would recommend Sola Station if you have the extra room in your budget.
I've not had a good experience with Capitol Places. I lived at the property at 1321 Lady St for 1 year. The building is relatively new as an apartment building, but was poorly renovated. Upon one of my last days at the property, a leak began in apartment in the floor above ours and water came streaming out of the wall. Maintenance advised me this has been common as the shower pans installed were faulty and this happened numerous times in other units. Separately, and speaking to the helpfulness of the leasing staff, I had a package delivered to my old address incorrectly, and when I asked the staff for assistance retrieving it they told me they could not allow me access to the building which I understand and am fine with and that I should contact the delivery company to have them handle it. Does not provide me confidence they are willing to help out. Buyer beware of this company
In my experience, Capitol Places is one of my favorite places I have ever lived. Maintenance is quick to respond if I ever have an issue and they are very friendly. The location of all apartments is ideal--right on Main Street. It is nice to be able to walk just around the corner to the leasing office to drop off rent, etc. Management does a really good job of scheduling resident outings, which creates a nice sense of community. As for the apartment itself, it is really cool living in a historic building and a space that is as spacious as it is beautiful. I would definitely recommend living here!
First of all let me just say, I had a nightmare of an experience with Capitol Places. The staff was VERY unorganized and there was a lot of miscommunication between them with the move in. When Columbia flooded, my apartment got hit the hardest in the building. Water forced our window panes out from the walls and mold grew in the crevices. We contacted the administration multiple times, and months later they have yet to do anything about it. The building I live in has had multiple fire alarms go off at unreasonable hours 4-5 AM. The call box was also broken for several months. Capitol Places is now under new management, which seems very involved with resident life and responsive to feedback. However, I will say that one month my roommate and I both paid over our rent amount to pay for another month in advance, and Capitol Places never cashed our checks and instead charged us a $50 late rent fee. They did this to several of my friends and neighbors, who had also paid their rents, so I can't really say too much on improved office organization. The building itself has a lot of problems, and I can tell it's poorly renovated. The floors are not level, windows let in and out air might be due to the fact they were never fixed, and electrical sockets were not properly attached to walls. If you care more about style and appearance than production quality, then Capitol Places is fine. All of their apartments definitely deliver the aesthetic bang for your buck. Location is great. Facilities are safe. Maybe my experience was the only completely horrific one.
I toured multiple Capitol Places units over the course of a few months. Each unit I saw was nice/decent but small. However, the individual assisting me was not a great help... She seemed to lack knowledge about pretty much every question I had and did not seem to care about renting out an apartment. Her work ethic seemed to be an insight on management & the company as a whole which led to me renting somewhere else nearby
I've lived here for almost two years. My apartment is comfortable, great view. The building is beautiful and secure. Its right downtown and so close to everything, It's near restaurants, the Columbia Museum of Art, a movie theatre and the University of South Carolina, and also one of the best libraries in the country and all those wonderful art galleries I'm a USC student and the walk to Class is about 15 minutes. The maintenance staff has been great and friendly. I love to live in Capitol Places building.
Capitol Places is very poorly managed. The appliances are cheap. Service is impossible to get. Management does not respond to service requests. Right now November 2019 the water pressure at Lofts is nearly zero. It comes and goes, but it has been bad since the beginning of October, and the management knows this. They just don't do anything about it. I can't take a shower; I can't use my dishwasher; I can't use the laundry; I can't use the kitchen sink. And yet they dare to try and raise the rent. If you don't live here already, find somewhere else. You will regret moving into any property managed by Capitol Places.
The walls are very thin so so you can here everything your neighbor is saying in units that are next to you. This does not help if your neighbor has a dog that barks continuously. However, the kicker here is that I signed a six month lease and when my lease ended I vacated the property and had it professionally clean. I was never late on the rent and was a great tenant. Three days after leaving I received a call for the leasing office stating that I owed them rent because my lease had now gone from month to month since I did not give them a 30 day notice that I would be leaving. Well, I though this was the purpose of a contract that I signed stating that I would only be there for 6 months and would vacate after that unless I signed another lease. This is not the case you must give a 30 day notice and this is hidden and not stressed to tenants. They sent me two letters that my lease would end on 2/3/2018 and the wording in the lease suggest that if I did not contract them my lease would end not be extended. Now they are trying to hold me accountable for paying for another 30 days after I have given them the keys, moved out, and had the place professionally cleaned. By the way I had to solicit them giving me a walk through with something in writing to say I was out of the apartment. The manager Kristen is rude and does not care about any of the tenets she told me all of this was my problem and they never contact tenants if they don't hear from them regarding the 30 day written requirement. I believe this is a common complaint and they see it as a way to bully tenets out of more money. Stay away from Capitol Places Apartments.
The location is awesome! Right outside my door is the local weekend market, great restaurants downtown, and only 15 minute walk to USC campus. I feel very secure in my apartment building and the amenities are pretty good free gym pass to a small local gym, washer/dryer are rarely busy. Compared to other apartments in the downtown area, the rent is fairly priced. The staff is generally helpful and responsive; however, I have had some challenges, including slow or nonexistent responses to carpet cleaning requests when I first moved in, having to ask for a copy of my lease agreement without being given one upon signing, etc. They do promote some community building activities i.e. free taco lunch, march madness bracket challenge, etc.; however a lot of the events they hold are during the day when I can't participate because I work a 8-5 job.
