Colony West Apartments

Don't move here. I have been waiting three months on a door to be replaced. When we moved in they flooded my apartment and destroyed my area rug and did not replace my property. We pay for pest control every month but it does not get preformed like it should. This property sucks high price for nothing.so far when something needs fixing all I've ever seen them do is a rigged up half ass job. But the office says that they are excellent. Yeah right. Excellent at half assing it.

Wish I could rate less then 1 star this place is absolutely disgusting. Rat infested and yet they do NOTHING to fix it. People with children and little babies live here having to worry about rats getting into their food and crawling on their floors. This is beyond unacceptable and they should be ashamed of themselves!!!! Never move here!!! You'll be moving into a place that couldn't care less about you and your family having a clean living environment and work orders take forever. 0/10 do not recommend!

The apartments themselves are nice. I currently live here. This is the first complex that I DO NOT feel safe living. Trash is everywhere, police get called at least twice a month, multiple police. Gunfire, bullet casings all in parking lot, guns being brought to the pool. I will never live here again & will not be renewing my lease.

Love my apartment! The perfect size for me and my family. The manager Melissa is so down to earth if you have a problem with anything. She will get on it ASAP. A very quiet place to live. Stores are close by like Kroger and other restaurants.

I just moved from these Apts on sept 15 2020. I lived there for 2 yrs. during my time there I had mange cover rats in my apt, an upstairs bathroom that flooded, rain would flood my apt every time the weather was bad which in Arkansas is all the time. They moved me to a new apt that flooded and refused to fix anything. Every time I did a work order they would cancel it bc they are trying to sell the property and didn’t want potential buyers to know the massive problems they have. I have Facebook live videos to prove everything and I’m contacting a lawyer. I just had a company call me about a bill for $5000 for them when I was told I’d be released from my lease. THE WORST APARTMENT COMPLEX I HAVE EVER LIVED AT!!! I know at least 6 residents with the same issue. They should be paying me my rent back!!!

Don't Live Here! Colony West apartments were once a great place to live, but with Gary the new manager it's bad! You have huge water bugs and coach roaches that the apartment complex does nothing about no matter how many times you tell them. The appliances are so old we had a 1973 stove in our kitchen that no one was willing to replace just continue to add very old parts to it. The kitchen flooded due to the dishwasher not working properly, and huge fans were placed in our unit and no one wanted to clean the carpet! So glad my lease is up, only move here if you must

I love these apartments! It's such a convenient location, I'm able to walk to Kroger and the Breckenridge movie theater!! And I love that the water bill is included with the rent! The manager Melissa is amazing too! She's always pleasant and is eager to help! I Definitely would recommend anyone I know here!

I have lived here almost a year and we will be renewing our lease! It stays very quiet. The staff is very professional. Also, the upkeep on the apts. is fantastic and the grounds are kept immaculately clean. Not to mention the landscaping they do to keep up with the seasons. If I have a maintenance problem, they have fixed it the day I reported it.

Colony West is a really good place to live and even better than decent to raise children in. I wouldn't just live in any old place because I have daughters. The staff are nice and flexible. I remember needing an apartment fast and they worked with me to get me in as soon as possible. Maintenance is prompt with fixing problems as well. And another big pro is....NO BUGS or PESTS!!!

First i want to say that Melissa has been awesome. She is very sweet and very helpful. I have been at Colony West Apartments for 2 months now and I regret signing this lease. I’m going to tell you the good stuff first. -It’s large spacious apartments - Mine came with a washer and Dryer - balcony in the master bedroom - Close to the major highways, stores, and movie theaters So when we first moved in we had to stop mid way bc our apartment was full of roaches. I Complain to the guy at the front office, and he made me aware that the man was coming out to spray on Thursday. And there was nothing he could do as of right now. So I had to go online and email corporate and call them A LOT. And finally the district manager called and Melissa she is awesome got me another apartment with no roaches. So everything was great but you can literally hear everything. I called the office about a problem i was having with a neighbor on the daily basis with Noise. And Melissa had it taken care of. The thing is the walls are soooo thin i can hear everything! The lady down stairs wakes up every morning around 6 yelling at her kids, WHEN THE AC UNITS COME ON THEY ARE SO LOUD It WAKE ME up out of my sleep. If the neighbors walks you can hear the Floor cracking. You can even hear the conversations of your neighbors. The ones below me and beside me. And if you have neighbors who love to sing BUT CANT SING.... i will pray for you bc that’s my situation. If your neighbors cook you can smell it thru the whole apartment and sometimes in your own apartment. It’s really Irritating. The parking it terrible too!! It’s hardly anywhere to park and these people will scratch your car up with their door. I use to live in apartments that was $300 cheaper and i never heard my neighbors. I NEVER HAD ANY PROBLEMS! I wish i would have stayed there. But they only had 2bedrooms. Now im in the apartments, im sure the townhouses are really good but the apartments are a no for me. We have to be here until December 2019....! Smh!
