I moved in back in July 2016. Around 2019, a leak developed in my roof, which turned into multiple leaks. The water coming from the leaks was a rust color and had a bad smell to it. The leaks were constant... It could be July and 100 degrees outside and the leaks would still be going. I run a private strength and conditioning gym, so this looked pretty bad for me, especially when I had prospective clients come in to check the place out. I notified Delta about this, and their solution was to drop off a couple of buckets to catch the water. My options at this point were to either use the buckets to catch the water not a good look, or let the leaks run onto my turf, and periodically remove all my equipment and pull up the turf to clean the dirty water that had pooled underneath. It took them years to address this problem. I literally called and emailed them 100s of times about the leaks. My neighbor also had leaks and ended up moving out/pulling out of her lease early because she was having similar problems. Eventually in 2021, they offered me a rent credit for every month the leaks were not repaired, to which I accepted. Every month, without fail, they tried to get out of giving me this credit. I told them I refused to pay rent until the credit was added to my ledger, which usually resulted in the credit being added to my account. In June of 2022, the same problem happened as usual. The credit wasn't on my account, the repair still hadn't been completed, and we had the typical back and forth argument over the rent credit. They claimed the roof had been repaired, yet it clearly wasn't, as there was still a large section of my roof that had yet to be repaired. After this phone call, I got an email 15 minutes later claiming that they were intentionally leaving that portion of the roof uncovered to monitor future leaks. The portion of the roof that was not repaired was as far away from the leaks as possible. 5 minutes after this email was received, they sent another email notifying me that they would not renew my lease. They gave me about 20 days notice, which put me and my clients in a very hard position to try to scramble to find a new location for the gym in very little time. Very rude and unhelpful, as well as downright lazy property managers. I've included some pictures of the leak and the "finished repairs". If you sign a lease with delta, be sure you have all communications documented in writing, and a good attorney.
I visited a friend several times who rented a house. He kept it in beautiful condition, and even paid for a new range and other appliances out to his own pocket. He upgraded the backyard with plantings and flowers. The management withheld a significant part of his security deposit over things like scratched door knobs. I had warned him -- they will withhold as much money as they can, but not enough that it will make him angry enough to sue in court for his full amount back. Landlords do that all the time, figuring that the tenant will just say, 'the hell with it.' and move on. Since most people do, they can keep some of security deposit just because they can.
I moved here a year and 1/2 ago and Delta Management has been very fair with us. Kim runs a pretty tight ship but it is needed for the people who have no pride in their home or the property they lease.
Great management company. I want to thank Maria for her assistance with moving the move-in date at earliest possible time, for me it was time-sensitive matter. Also thanks making things easier with all paperwork and move-in process!
Excellent onboarding for new Commercial tenant. Lease and property introduction done quickly. Space is new and energy efficient. Good lease terms. Zero complaints.
This company is shady, I am one to often ignore reviews on management companies but that was a huge mistake. After renting from Delta management we were charged for damages to a dishwasher that we never got to use, we asked twice after we moved in for it to be fixed and they never did. Once we moved out we were charged 348 for a dishwasher that was not brand new, nor did it ever work. Additionally we had accidentally packed the ceramic stove caps and were told that they would cost $40 a piece and would take 4 to 6 weeks to come in the mail and they couldn't rent the house without a working stove so we would have been charged for the entire cost of replacement of the stove. I did some research online and it would have cost me $58 to replace the caps with a shipping time of 4 to 6 days. Fortunately we found them, but the fact that they were ready to charge me nearly 400 for $58 worth of equipment is seriously not ok. They also charged me for blinds that were still in decent shape minus maybe one set, they needed dusted but were not broken makes me wish we would have just taken those items with us since we were being charged for them. So beware, they will charge you for normal wear and tear out of your deposit as well as any appliances that are already broken when you move in.
ABSOLUTE WORST COMPANY. BEWARE. I would highly recommend to stay away from this company as much as possible. I agreed to rent 1500sqft of warehouse space they promised me in april. Month after month it went "unfinished" i had to spend hundreds on storage else-ware until they finally let me move in in july. When i moved my furniture in i realized so much didn't fit. I hired a contractor to come out and measure the space. it turned out to be 1150Sqft, Thats A LOT smaller. I went into there office, to only figure out that they counted the outside walls into the lease... The hell am i suppose to do with that?! Later they told me that they are able to give me a larger space for more money. I was not willing to pay more money, i already moved in 1100 sqft of furniture only to pay more and move out!? Aside that problem, Before i signed the contract i spoke to the manager about leaving my box truck parked outside my warehouse, i told them i would only rent it out if i can leave it there. They agreed, i came in and even signed a paper at the front desk with my licence plate number of the truck. 7 MONTHS into the lease they give me a 3 day notice to comply that i need to move my box truck. I asked why they haven't notified me earlier and they stated its a surprise my truck was able to stand there for so long when they have cameras on every corner. They stated that I cannot have it parked overnight and they have parking nearby i can rent out. After agreeing with the manager HIMSELF that i was able to leave my truck in the beginning, he told me that "We never had that conversation" And that they have no record of me signing any papers stating that!!! How Shady can a company be to throw Small businesses under the bus? I wish i read my reviews before dealing with such a shady company.
Pretty poor property management. I lived in one of their properties for about 10 years. Constantly blew off my requests for repairs. Once they increased my rent by $600 per month, I vacated
Literally this is a slum Lord management. When you call them about any problems that you have they don't responed back. When you ask for the person that you been working with for your whole move in they say that they're not working anymore when they are. I left the house in good condition and I got NONE of my security deposit back. WORST management ever and that's on PERIOOOOD !!!
