Very disrespectful and unprofessional individuals that run this company. Neglected calls, charged for services that haven't been used by the homeowner that lives under there management. Their might be a possibility that that Judy and Rob that run this company are Racist towards some households. From what I understand and got from that neighborhood some get treated well and some like they are below them.
Last month April a tree fell and caused $1,227 in damage and I paid using my homeowner's policy. I contacted RJ Properties for reimbursement due to my deductible. RJ Properties is of the opinion that this was "An Act of God" and RJ Properties is not liable for damages. I know for a fact that this is the third time this damage has cost me and others in the same development and that RJ Properties should have been aware after the first tree fell and went thru the roof of one home and they should have been aware of the problems in the wetland area. I indicated I intend to go to small claim court to get the restitution I felt is due to me. RJ Properties indicted that this was my prerogative. I thanked them and said I would see them in court. After reading their reviews which are 1.6 I felt I would be better off "cutting my losses" and not dealing we companies that have such a bad reputation! I would rate them with less than 1-star but that is all that is available.
These people have no idea what they are doing and have no business running a property management company. They like to send asinine letters to people harassing them about their property, but the owners of rj property management reside at 4805 NE 122nd Ave in Vancouver, which is a complete dump- why would you want someone who lives in a trashy house in Vancouver "managing" your nice home that you own?
The most unprofessional business I have ever dealt with. Judy specifically is extremely rude and doesn’t understand rental laws in the least yes, she screamed at me and refused me to talk. It would have been easier if I had managed my own property. They should really have a better applicant screening process as well. In the 3 years I had them as my property management company I had 4-5 tenants, and they were ALL terrible. I had to micromanage them for the entire duration of their “services”. They lie and have terrible excuses. They never respond to emails and when you call them they provide terrible explanations like “I was in the field” or “I didn’t get that email”. Even after I sent several 3+ emails in several weeks. After a few hassles with selling my home due to RJ Property Management not providing me with all of the parking passes they were issued they threatened to charge me over $2000 due to a previous tenant issue over a year ago that I was not even aware of. Their agreement with the tenant should not affect me. They also have legal for this-why else would I have hired them? They really don’t want returning customers, or referrals, that’s for sure. Save yourself time and money, do not hire RJ Property Management.
Most unprofessional people I have ever dealt with in my entire life. Judy has lied about me to my neighbor, lied to me about sending a warning in the mail, lied to me about sending me the contact information for the board members I’m assuming because she doesn’t want anyone to contact them about how unprofessional she is, hung up on me 6 times, accused me of yelling at her and being rude when I hadn’t even raised my voice just pointed out her obvious hypocrisy. I’ve only left 1 bad review of any other service in my entire life, it takes a truly miserable experience to get me to speak out. This company will provide that miserable experience in spades.
If I could give this company less than 1 star I would. I sold my house in May and they were running the HOA ever since then I've been receiving past due HOA notices for a house I don't own. I called and explained to Judy that we sold the house in May and all balances was taken care of at title and to please refer to the current owner for HOA. A month later another notice then my wife calls and explains it again. A month later another notice and collections threats; this time I'm upset and send an email along with my closing documents attached stating I DONT OWN the home and saying this will be the last time I attempt to contact them and the next correspondence would be from my lawyer. Lawyer sends notice to them to back off and to send a letter of zero balance. Thought it was taken care of and come home today and have another notice of non payment and collection threats... seriously what more do I have to do? Are you begging to be sued? Guess I will contact my lawyer in the morning again. I just want this over and wish this company would just stop. Seriously RJ Management it's your job to manage the properties in the HOA and know the people that actually live there if your billing them . At this point I'm doubting you could even manage a hot dog stand!
Attempted to rent from this company and while at its core i feel it could be a nice company to do business with, its employees are what caused me to completely detract my interest in them. Paula in particular. On two occasions she has verbally assualted myself and associates including Fiance. She will steer you away from their business while attempting to take a deposit with no intentions of doing business with you. If you value your time and are anything less than middle aged I would not do any business this company. On the other hand the company owner Judy seems fairly professional and very kind, Its unfortunate that she has had to apologize twice on behalf of Paula. Were it just Judy I would recind my review of this company but I would never recommend as long as Paula is involved.
In my opinion, this company is unethical. They increased our HOA fees with no explanation, and hide behind rules they've created to maintain "compliance". They are probably really inexpensive, but that adage you get what you pay for says everything you need to know. They will not answer phone calls, return e-mails, or provide any type of satisfactory customer service experience. I would not recommend this company. Edit: Whoever responded to my review, if you check the time stamps you did not respond to me for a week, so please stop with the condescending attitude. Your other reviews speak for themselves. Go bother someone else, I'm sure you have plenty of people to troll.
