Edgewater is a nice place to live. Location is fabulous. The location gives a suburban feel in the city. Also, it’s very conveniently located close to 76 and 676 which is key for me ; I’m always on the road. The only downside lately the building is not kept up as nice as it was when we moved here. I’m hoping the relatively new management team will do some much needed upgrades. The elevators, hallways are looking shabby and the basement lobby is still not looking good from the flooding we had in the summer. I must say the outside grounds look lovely because the landscaping company is here frequently. All in all it’s a nice quiet and peaceful spot to live and is very convenient to the schuylkill river trail.
Context: Wife, nanny, and two infants in penthouse apartment for 2 years. Over the years, I have lived in 7 different apartment buildings in Philadelphia or DC. The Edgewater is the best placed I have lived. Other places I lived may have had a little bit better fixtures or maybe more helpful concierges calling you a cab, when we still used them, but Edgewater had the best overall package and living experience. Great neighbors with a mix of elderly people, yuppies, and young families like my own of all races and ethnicities. Frank and his maintenance team were attentive and friendly. I only had one delayed maintenance issue leaking ceiling out of the 10 or so things lights out, door handle fixing, etc over my 2 years living there. Concierges were helpful and some went above and beyond, one or 2 were not that great, but overall great. However, the most credit goes to the new building management Trisha in particular. They were exemplar and should be a model for how all management should Interact with residents. Flexible and responsive beyond expectations. I don’t even want to list in what ways for fear people will abuse their generosity. Let’s just say they made it a great living experience and facilitated our lease end as we moved onto a house.
I moved less than a month ago and only have wonderful things to say about Edgewater apartments. On moving day they had the essentials in the kitchen and bathroom to start the day without unpacking with little notes of encouragements water and chocolate in the fridge. My apartment was very clean. The common areas always smell good and love the soft music. It is has a very convenient location without been in Center City. Most of love love the staff...they make sure you feel at home.
After 7 1/2 years Edgewater is still an amazing place to live. During COVID-19 every effort has been made to keep the Community as safe as possible. The additional attention to detail in to cleaning all the common areas has reassured me that every effort is being made to take care of the residents.
The apartment has one of the best locations in Philadelphia city. Some apartments have the view to the city skyline while other get the Schuylkill River view. Walkable to major transit points. Maintainence is very responsive. What I don't like about it is their stuck up management including their lead concierge. They think they are the best and celebrated that but they are totally oblivious to other property management teams which are better than them. Take for instance, I recommend them to send out notice about road closures 22nd street between Race and Winter to residents as that is the only road resident has to use to get into Edgewater. They paid lip service and said they will do. But clearly they did not even bother, in particular the lead concierge. Next, when I reported a water leak from my kitchen ceiling, they claim credit that the neighbor above reported that first and "saved" our unit. Well damage is already done, what's there to save. Furthermore, as I found out, this unit above was actually vacant. I don't know why they like to imagine there was someone above our unit. All I can say is if you like the location and is comfortable with the rent they charge, go with it but please set your expectation of the management to ground zero.

Edgewater has been marvelous. The staff is friendly and attentive and the place feels like a real community. My move was a little complicated and everyone went out of their way to make it as easy as possible. My third apartment in Philly since I sold my house in Delco and this place is "just right". Great location, nice neighborhood, convenient, 10 minute walk to work and yet the feel of a garden apartment. A great view, can see Boat House Row and watch people walk up the Art Museum steps, and steps from Schuylkill River Banks. Add affordable and I really couldn't ask for more.
Edgewater is a wonderful, dog friendly, place to live - very accessible, and next to the Schuylkill River banks which brings nature to the city. The staff is friendly and responsive. The only reason I didn't give it 5 stars is that I'm coming up on my year anniversary and still waiting for our outside windows to be washed. I was told it was done every year - this week is 1 year!
This building is amazing. On a dead end, so it's safer than most; always clean; extremely helpful and friendly staff; apartments are gorgeous and have a great view no matter what side you're on! We love it here!
Forth year in Philly, I used to live at Evo and Vue 32 which is not recommended at all. I wish I know Edgewater first time in Philly. The overall experience is more than excellent. Everyone including the management team is super nice. The quality of my apartment is way much better than Vue32 and Evo. Spacious room, high quality equipment and the amazing view. Don’t waste your time in other apartments anymore!
