I have lived here for 8 years & not only is the lot rent an outrageous $550 a month. But when their clay drain pipe collapsed it took them almost 6 months to fix. I went the entire time unable to use my water & still had to pay their ridiculous rent. But this past january the water main under my trailer started leaking. They finally fixed it 2 weeks ago. But the water running constantly under my trailer damaged my wiring from the wire insulation being so saturated from all the moisture it began arching. IT COULD HAVE BURNED MY TRAILER DOWN. They didnt even offer an apology & instead lied and said they did not know. Well the 15 -20 times i called over the 3 months it leaked they werw notified every time and the 3 times i went into the office and spoke to them face to face i know they heard me. This place is an awful place to live. They are liars and i am pretty sure they didnt fix it hoping i would leave since i own an older trailer.

Rent: *****
Considering that Greenwood is a higher priced area than Indianapolis, the rent is reasonable & comparable to other mobile home communities in the vicinity. My family & I have a 3br/2ba SW & pay roughly $800/mo, including water, sewer, & trash. Take into account that a single-family home in the area of roughly the same size will run you anywhere from $1K - $1600/mo.
Neighbors: ****
We have lived here for almost 4 years & have never had an issue with our neighbors. The neighbors on either side of us are incredibly quiet & we've never had any issues with those across the street from us either. The teenagers can be a slight issue on occasion, but only because they have taken over the playground & have been known to trash the place & vandalize it. It makes it hard to take my toddler there when they're hanging out or it's covered in newspapers, but this has only happened a handful of times.
Maintenance: ****
The only issue I've ever had with the maintenance team is not technically the fault of the workers. Until recently, there was an office staff member that (for a better word) was kind of useless. She failed to record maintenance requests, so it took months of calling before they got around to fixing my issues. The maintenance staff themselves are very friendly, polite, & humorous. They work hard on repairing damage to the homes but are often understaffed & can get behind on work. I give them four stars only because they installed a screen door that swings out incorrectly & it causes issues when FedEx delivers packages & leaves them on my porch.
Office Staff: *** 1/2
My opinion of the office staff is not very high at the moment because they only recently got rid of their biggest problem. I have yet to see how they will manage without her & if her replacement will do a better job. The staff has gotten significantly better since moving in here, as there has been a lot of staff changes in three years. They have also gotten a new investor who has been making some serious improvements to the area, so I'm hoping that maintenance requests & other issues will be handled more efficiently & quicker. I will update this at a later point, once I have developed a relationship with the new staff & have had a chance to see if issues improve under the new investor.
Homes: ****
There has been a lot of improvements to homes since we moved in. They have been replacing older homes with brand new ones & making the place look more aesthetically pleasing. I give them four stars on this because our home is one of the older models (built around 1999) & there is a lot of damage that needs fixed (or has been fixed after moving in). We have a lot of holes in our wall (caused by mice & possum living under our house) & they have yet to be fixed after three+ years. Our heat vents had large holes in them (caused by the possum) & not only did rodents get into our home, but we were also losing a significant amount of heat.
Rodents: **
We have had a problem with mice, which we took care of ourselves, and have an ongoing issue with possum. They have gotten into our house on many occasions, constantly get into our trash if the lid is left open and dug their way into our shed. The office staff have yet to do anything about them, but I’m told they will start putting out traps this spring.
Utilities:
I’m not sure what others pay in the area, but our home is all electric and we pay roughly $250/mo on our light bill. I’m sure this is a lot higher than most because we are definitely losing heat due to holes in our walls. And because I tend to keep the heat as high as 72 when it’s super cold. Typically, though, I keep the heat on 68 during the day, 65 at night. AC is usually 72 during day & 67 at night.

They try to help which is great and their new homes are nice but smaller. They also have a nice community building.

It's hit or miss service when you need something. Been here for two years and our first 6months-year was great!! Since then though, it's began going downhill faster than a freight train, and I no longer like to be outside at night. Before I'd let my kids play outside at night and not worry.
