My experience with JMH was very positive. Their team is very responsive and helpful. When living arrangement issues with roommates arose, Alan, Mark, my roommates and I worked together to figure things out in the most efficient way. Everyone is very understanding. They are also very communicative to their tenants with issues and happenings in the city. I really loved living in my little house under JMH and I would definitely make an initiative to rent with them again.
I rented a row home in Fairmount for 4 years from JMH. I was already renting the house when JMH took over the management from my landlord so I didn't go through the application process. From then on things were pretty smooth. The lease was strict but fair. Over the course of the four years, JMH assisted me with some leaks in the house, getting the locks strengthened on the doors ,having the house all painted inside and out, emergency locksmith due to the extreme cold breaking the lock in our front door. The house next to me went into foreclosure and after informing Alan, they worked with the landlord to get as much info as possible as damage to the house next door was causing water to get into our house through the walls. They changed all the air filters every 6 months, and send out a lot of handy email reminders regarding weather alerts, trash removal delays and tips on keeping your premises running smoothly in all weather conditions. When we were moving out, the process was pretty simple. We had kept the house in great shape and we lost about $50 out of our deposit for some wear and tear items. In summary if you are a good tenant and respect the property you are in you and JMH will get on just fine. All and all a great management company.
I found JMH to be one of the most professional and responsive property managers I have ever dealt with. They moved me into a freshly painted, perfectly clean apartment. They clean the hallways, exterminate every month to prevent problems, and respond to repair requests within hours. I've even received email responses on a Saturday night for something that could have waited for Monday. They also had very responsive 24 hour emergency services. I live in a six unit building on Green Street. I've been here 4 years, We all know each other and we are all happy with JMH. Happy enough to refer my friends and business associates. Two of them have rented from JMH in Fairmount and both are happy. One rented a JMH managed apartment and feels the same as I do. The other one rented from a private owner through JMH, and while they are hot quite as on the ball as JMH is, they are still good people who do take care of the property. Frankly, I'm baffled when I read a bad review about this company. It makes me question the reviewer, more than the company. They remind me of my 1st roommate who was just so unreasonable that I had to move. He was just an angry person who complained constantly about everything, even when there was really nothing wrong. I felt bad for our landlord then, and I feel bad for companies that work hard, and do a good job, and are then subject to what seems to me to be unreasonable abuse from faceless, autonomous people who can just write anything they want. My suggestion, is to find out for yourself.
I lived in Fairmount for about 2 years and I did not have any issues with JMH. Alan was great, and was attentive to needs. I had a few issues with leaks, but that was outside of their control. Honestly, I would do it all over again, and I would recommend them. They have a bunch of properties around the city. I never had any issues with the ladies in the office, sometimes they weren't the most friendly, but they always got the job done!
I rented from JMH as a property manager for a year and a half in Fairmount. As mentioned, the secretaries are a bit sassy and sharp, referred to the street I was about to rent on as "Murderwood," which would have been unsettling had it not been so funny and on a good street. The guy who showed us their properties was a great guy, and was looking to get us the best deal. One major gripe, when I moved in and did the inspection with JMH, I pointed out a basement stair that was breaking. They said they'd fix it, along with a number of other minor and major defects. They never did, and the stair broke as I was moving a gun safe to the basement. I slid all the way down the stairs with the safe on my chest, turning my back black and blue. I also got a pinched nerve in my back that sidelined me for a few months and almost jeopardized my military career. I could have easily sued if I was that kinda person. The guys they contract for their repairs are old, unprofessional, and do a half-assed job most of the time. They should dump them. If you have problems, be the squeaky wheel or you will not get the grease. And if the repairs aren't up to standard, squeak some more. Other than that, they don't hassle you a lot, they're hands-off as long as everything's on time. Our row house was great and the owner didn't give us any trouble. JMH only acted as the property manager. Every leaser is going to have it's ups and downs, JMH is pretty awesome in that they're easy and straightforward to deal with most of the time as long as you're straightforward with them.
In all my life, I literally have not had to deal with humans lower than the people who work in that office. They are decent if you're unit does not need repair, but when they repair water damage with thick coats of paint, you will be in for a treat. Their repairmen have gained access several times unannounced and have once forcibly broken open a door to get in. They have flagged my month-early rent as late, and I had to call their office literally every day for three weeks until it was corrected. When they returned my security deposit, the check bounced.
I've rented through them for over a year and found them to offer fast communications and generally responsive to issues. Alan is a little condescending and a bit OCD, but not a bad guy. Secretary ladies are sassy... but this is Philadelphia so I would be more offput if they weren't. JMH doesn't bother me with stupid things, my apartment is very nice and inexpensive.
I thought that JMH was thorough, communicative and took their work seriously. Some difficulties included interacting with the office administrators in person they were sometimes rude and not at all kind. The service JMH provides, however, is thorough.
Without a doubt, these people are criminals. I've never had such a poor experience dealing with such ignorant and rude people. Their staff is unfriendly, curt, and overall just unpleasant to speak to. If they make a mistake, they immediately attack you first and refuse to admit fault. Honestly, I'd rather live in a box thanhave to deal with these pieces of s*** again. Stay FAR FAR away.
Only dealt with the staff at the headhouse square office and I am thrilled we no longer have to deal with them! Why? They're out of business! The staff was consistently incompetent, unreliable, and unable to provide creative solutions. Rarely was a repair request addressed in a timely fashion.
