It's pretty hard to find companies that really take care of their properties and tenants. In my experience Kerr does a great job at resolving and addressing maintenance issues. The are proactive and maintaining their properties and that honestly seems hard to find now. They are one of the few property management companies I would recommend to others.

6 months ago my wife and I moved from Los Angeles to Multnomah County, and Kerr Properties helped make the transition easy and smooth for us. From the first time we contacted them, their team was pleasant and responsive to our needs. Their no-contact property tours were a plus for us, as they were both convenient and showed the company’s commitment to safety. And we were impressed that the team continued to be friendly and helpful even after we had signed our lease. Some property managers might only care about their tenants until they have their money, but Kerr Properties truly seems to care about providing a good experience for their renters. The property itself was in great condition when we moved in. We are in love with both the home and our surrounding neighborhood. When we've had a question or needed maintenance the team at Kerr Properties has been quick to respond, and the vendors they choose are friendly and trustworthy. All in all, my wife and I are very happy with the service we've received from Kerr Properties. Kerr Properties inc. repeatedly violated Oregon law and Portland City Code in their capacity as property managers including raising rent twice in a way that was illegal, not providing a second year lease until after the lease term had begun, and only providing a notice of 3.5 hours before beginning final inspection and beginning the inspection before the scheduled time. Besides this they are generally incompetent and malicious. If you are stuck being one of their tenants I would recommend reading through Oregon landlord tenant law and city of Portland tenant protections to become familiar with your rights.

We've rented our property with Kerr Properties for about 20 years. They've been nothing but professional. They're timely with information and respond quickly to communication. They know all the laws regarding renting and have good ideas on how to rent well. We've been very satisfied.

Kerr proprieties has been the worse company I have ever rented from. We rented from them for only one year. At move out they gave us a four hour notice the day of that they were doing our final walk through. They charged us our entire security deposit plus an extra $1200. When we tried to fight the charges they responded that because our word choices did not match what they had put there for it was new damage we put paint peeling and they used paint chips. We also filled an maintenance request for a motion sensor light while we lived there because our cars kept getting broken into. They had a company come out and replace the light. On move out we kept the light in the garage as we did not install the new light ourself. They charged us to have the original light put back in because the electric company did put in their report that they put in the light the whole point of the company coming out was to put in a new light. They will try to take anything they can from their tenants, my other roommates and I will never recommend this company. If you happen to move in check everything even the toilet seats and ask for their report as well to make sure your verbiage matches theirs. It unfortunate there are still companies like kerr around who have a large hand in the rental scene in Portland.

Kerr Properties has managed our property for over 20 years. They have helped us manage a few difficult renters and several emergency repair problems. They have been very helpful in helping us find and keep good renters and suggesting helpful upgrades.

Literally one of the worst companies you could ever rent a place from. They exist for one reason, to take your money and give you as little in return. Literally had a flooded basement for over a month with nobody coming to look at the flooding. Entire house was rigged with power strips because lack of electrical drops since this house has not been updated since 1940. Offered to pay out of my own pocket to add electrical drops and was told no. The work that they might actually approve and not charge you for will be the shoddiest jobs you have ever seen. On top of all that, most of them are down right mean people. There was at least one nice lady though I'll say that.
