I used to live here back in 2000 with my parents. Fast forward to 2022 and i have a family of my own. We were really thinking about a place that was not only safe, but close to everything!! It was great then and it’s even better now. They have really done some upgrading. New stainless steel appliances in certain units, hard wood, spacious rooms, updated bathrooms, and a pool! Application was a great experience. They help you every step of the way no matter what, or how many questions you may have. We feel at home already and it’s only been a few days. No bugs!! And quiet neighbors.
It's a great place to stay at. Close to the town center and close to get onto the highway if going to norfolk or oceana. The ladies at the front are very nice and have great customer service. I loved the free pizza I got, a half off pizza, and the free cokes upon moving in. Who doesn't like pizza lol. The pool is cool and the gym is okay. You are able to get spots when parking but after 1130 you might have to park on the road or side street. Overall I'm satisfied. I got the two bed room and one bath because it was cheaper than the one bed rooms because they go off what's in demand and it's just alot of space lol.
Lived here for almost a year now. A lot of shady figures around and the property manager is unwilling to treat residents in a professional manner. There is a shopping center right next to the property that is blocked off by a tiny fence with holes in it where the homeless and other shady figures like to climb through. The dumpsters are usually slam full of trash that is spread out onto the ground everywhere. Often I see baggies and needles on the ground around this place. Homeless like to sleep in the laundry rooms. Also, parking is an absolute nightmare. I expected more from a place that looks so professional online. I have a wife and toddler and I don’t feel safe leaving them here so I can go to work.
DO NOT APPLY! They use rentgrow to approve or deny applicants and whether you can prove rentgrow inaccurate or not, they will take your $50 application fee and deny you. If you are unfamiliar with Rentgrow please Google them to see the outlandish number of horrible reviews they have! I applied for and was declined for this property. Every single bullet was inaccurate! I have never rented, I have 1 $600 collection account and I have student loans. This is literally my first apartment. Rentgrow declined me with a 673 credit score, no criminal background and no prior evictions, judgements of any sort. When I contacted Leslie she told me there was nothing they could do as if these people in a whole nother country that have clearly fabricated a report can in no way be inaccurate even though SEVERAL others are in the same boat I'm in. For $50 I definitely need someone to do fair, honest and reliable background screening. If I had known they used rentgrow I wouldn't have applied. If I were you, I would make them a last resort. *Edited* Dear Palms owner. While my chief concern is rentgrow my suggestion to everyone on this platform is to not trust you because you trust them. Frankly, I didn't ask for a response or discussion with you. In fact when I called your office your staff said I quote "we can't do anything we do what rentgrow suggest, even if its inaccuratetake it up with them" so again anyone that chooses to spend $50 to apply with you is at risk of being denied , whether the results are true or not, and you have not other support options. Rentgrow does not answer customer service calls you know this and you have to have something to dispute in order to file a dispute you also know this so there is no filing a dispute when there is nothing there. Amazing how you find the time to respond here publicly as if you're helpful. Even funnier that yoy referred me to rentgrows horrible reviews but yet you still use them. Knowing they are not reputable. With that said I would focus on making sure people are handled fairly and accurately instead of responding to Google reviews to save your face. If you're such an awesome team why use such scumbags to determine the eligibility of anyone?

The palms is great I have been here for 15 years and have had no issues with anyone:
Only been here for about 3 weeks but here’s my feedback so far... I’ll start with the pros. The apartments are spacious, super nice office staff, and quick maintenance team. My neighbors are nice as well and it’s in a great location. Dog and cat friendly with low pet rent. Great water pressure, and the appliances work well. I also really love the events and activities that the staff puts together, and they really do their best to make everyone comfortable and at home. Now the cons... the parking is RIDICULOUS like so many others have said. I’m a bartender and will get home late at night and there will be absolutely no spots available in the 4 or 5 parking lots near my building or anywhere on the street. As a young 23yr old woman I don’t feel safe at all walking so far at 12am or later every night by myself. This is a huge problem & if I’m paying the full rent every month it doesn’t make sense to not simply have an available spot after a long shift. I can tell this will be a very long year. I’ve also encountered a few bugs when I first moved in and had to buy my own pro spray. Haven’t seen any since but wish I didn’t have to deal with it in the first place. Overall, I’m thinking this is a nice place to live for the price despite the issues that I’ve brought up.
We have been at the Palms a little over 3 years and we LOVE it here. The office staff and maintenance team are super responsive and helpful and they go out of their way to make new tenants feel welcome and current residents feel valued. They are also really good at keeping us informed of upcoming events, inclement weather and what precautions to take, office closures, and building maintenance such as temporary water shut-off. Whenever we have had even a minor maintenance issue, it seems like I barely hang up the phone or press send on-line when maintenance is knocking on the door. If I need a replacement furnace filter, I know that I could submit a maintenance request, but I choose to change them myself. When my power bill was out of line after getting a new thermostat, I contacted the office, maintenance came out, identified the problem and fixed it, and the apartments even reimbursed me for the overage. When my mom was coming to live with us, we needed a bigger unit. The office team worked with me to get us into a another apartment as quickly as possible. I know a lot of apartment dwellers in Virginia Beach and none of them have the community/family-oriented events that we do first Saturday breakfast, trivia night, pool party, and the recently added arts and crafts. I love that I know my neighbors and their kids and their dogs!! I would recommend the Palms to anyone.
Sooooo 4 months here and I LOVE IT!! I wanted to wait to give a review. The apartment is HUGE! Every room is very spacious. I’m close to the interstate and multiple restaurants/shopping centers. I have no issues with getting a parking spot in my court, I haven’t had any bug problem, my electric bill has been consistently the same very cheap, my neighbors are friendly, and it’s very safe. I was moving my things in until almost 2AM and some of my neighbors helped! The only complaint I do have is when my neighbor cooks anything with strong ingredients I can smell it in my apartment but it pretty much smells throughout the entire building. Other than that I have no other complaints. I’d recommend this place to anyone wanting to live in the Va beach area. I’m glad i found this place. One more thing.. maintenance and the whole staff is amazing!
I almost never write negative things about others. I prefer constructive criticism and helping others to build. I do need to say something about this place. I think that if you have several kids, and need a spacious apartment that you can afford--this will work for you. However, if you are a young professional, and can afford to pay about $1200-$1700/month for rent, you should look into the luxury apartments in downtown Norfolk. I got this apartment at the recommendation of someone else, and to accommodate an elderly parent. I am so glad our lease ends in a little over a week. The plumbing is terrible, there is not enough parking to cover the number of residents, and if you make the mistake of parking on the street--in the wrong place---youre going to be late for work in the morning because you have to take an Uber to go pay $150 to get your car back. Happened to me twice. I dont need to hit below the belt. I am just saying that if you can afford better--go somewhere else. I like ethnically mixed neighborhoods. I am in my 30s, but am not as open to economically mixed neighborhoods. My last apartment had young doctors and nurses as neighbors. We all worked, we respected each other, and had a trusting community. Malibu Palms has people who do not work, and like to get into other people's business. I am private, and do not appreciate a "concerned" neighbor calling the office about things that do not concern them not in any way disrupt the community. I feel like we wasted $14,000 for a place we didnt like. Pam, in the office is a genuinely kind person. Otherwise, leave this place for those who need it.
