I lived at The Hills for almost 2 years and recently moved out. I moved there during the start of covid - I couldn't tour any apartment complexes in person at the time, but The Hills made it easy to trust them when I got here to move in! They took lots of pictures of the unit and told me about a few minor blemishes that they knew about. My unit looked like the pictures, thank goodness. The only thing was that it was clear that the previous resident did not have carpets cleaned, because I kept finding bobby pins that were stuck in the carpet and in the very edge of the carpets/baseboards for up to a full year of living there. Besides that, it felt clean and modern. I also felt safe here! Any time that I had a maintenance request, it got fixed very quickly. The maintenance staff and the management staff are very responsive, which made me feel valued and not like I was just another number/resident. I believe they really do car, and are so helpful and kind. This was by far the best living experience I've had compared to other apartment complexes. I would highly recommend this complex to anyone looking for a great rental experience.
My partner and I have lived at The Hills for about 4 years now and we have been so happy here! The staff Darcy and team are always so responsive via email/text and always friendly when I come up to the front office and answer all my questions. The apartment community is quiet and i always feel safe in the area. It’s been nice to see more community-type activities happening here! Travis and Phil on the maintenance team are so wonderful and ALWAYS take care of our needs. They are friendly and provide detailed updates about my requests. They work hard to meet the needs of the residents and are very appreciated. The 1 bedroom I live in is spacious and has a balcony. The location is perfect distance to downtown KC and there are many great restaurants nearby. All in all, if you’re looking for an apartment in the KC area that’s affordable for what is offered and is safe, this is the place for you.
Finally leaving a review because I just had a really good experience with maintenance. My AC stopped working so I sent in a work request that night. The next day, Travis Maintenance came down and got the AC running again. I'm normally really nervous about people being inside my apartment, but he was really nice and we chatted about chickens and cats while he fixed the AC. My cat loved him which is a plus! The day after there was another problem with the cooling for the whole building a completely separate issue, and both Travis and Phill, were right on top of it. Very efficient and informative, and told us what could be causing the issue and what they are doing to fix it. The area is really nice, and the staff is always working on keeping up with amenities. They offer flex pay, which splits rent into two equal parts across the month, which is ideal when you have inconveniently scheduled paydays. The Amazon drop box is super reliable, and there are reminders for whenever your package is delivered. There are sometimes dog droppings on the lawn, but after they started reinforcing the rules, I haven't seen near as many. Neighbors keep to themselves and are generally pretty respectful. The one thing I've seen often is the high price in the reviews. The apartments are spacious with big windows. The two bed two bath I have has a balcony, in unit washer and dryer, garbage disposal, and dishwasher. Pretty much everything I need. My old apartment in mid Kansas city was almost the same price, except it had none of those, was 600 Sq feet, and had holes in the walls. So, keep that in mind if you really feel these units aren't worth the money.
I've lived here two years and I gotta say I like the area. I like the staff, I like the apartment, and I like the price point. My biggest problem was the slow maintenance response to a dryer that was out of service for around 6 months. I've met the maintenance team personally and gotta say, Travis and Phil know their stuff, but they're dealing with a small crew. Every time they came out to fix it, the dryer would work for a random amount of time. I understand issues can take trial and error to figure out, and the fact that Travis could explain each time exactly what went wrong and what they fixed made me feel at ease knowing why it was a tough issue. The reason this is 3 stars is because the owners need to support their people better with competitive wages to keep staffing up. If maintenance could've come out more often, the process to solve my dryer would've been quick. An amenity that was a priority for me was out for 1/4th of my stay, yet when I asked about compensation there was nothing. If the staff could get more support, I'd 100% recommend living here.
I've lived at The Hills two different times. It is a great community and Darcy in the front office is awesome. There are tons of community events, maintenance is pretty responsive, and the location is close to everything you need. The bedrooms are good size and finishes and appliances are pretty updated. Definitely would recommend to anyone.
Love the welcoming nature of all the staff here. Darcy gave incredible service with providing all the necessary information to make my move in smooth and timely and the welcome gift was perfect! Shout out to Travis for the maintenance work! Didn't have to wait long and was very cordial.
I would compare this place to dealing with insurance. Constantly having to chase and fight for what's right and to get taken care of. If you're lucky and never have a problem come up, then I'm sure the place is just fine, for the price. Phil, Travis and Darcy are at least a good team to interact and talk with. They try their best. I've had 3 issues so far that have been extraordinarily annoying to deal with. Both are issues with corporate policies or what not. 1renters insurance 2 leaky ceiling took 2 months to fix 3 mailbox key Renters insurance: my agent started my policy by changing over another policy so it renewed about a month after I moved in. They charged a fee as one ended and the other began same day and I had to chase around and state my claim for the regional to remove it as it literally makes no sense. I know others haven't been as lucky to get it removed. Darcy upfront was even saying she doubted it would be taken off, like what? Leaking ceiling: oh boy. We couldn't use our main room for 2 months. Roofers came out twice and they fixed our ceiling a total of 3 times. 1 was to redo after what looked like a bad job? I didn't ask for a redo but it left major dust all over my apt. Maintenance tried their best and were apologetic but I was cleaning for like 2 straight days. I emailed the regional for a compensation for the whole thing and was denied. They said they'd shampoo the carpets only after I asked. This is also after I always had to call to get them to come back out and finish the job. Emails after emails. Maintenance in and out a lot. Not sure if they're ridiculously overworked or what but this was the most annoying situation to go through. I'm sure it was for them too, but at least they're getting paid. It isn't fair or right to be paying full rent while dealing with that bs. Said it was liveable, but we couldn't use it, so how does that make sense? Mailbox key: this is my first apt complex that doesn't manage the mail key. You have to get that set up with USPS directly. It's been 3 month and I still don't have a key. They need to manage the keys! Again, maybe I was just unlucky but damn it's made this apt an awful experience.
I've lived here for years and have nothing but good things to say. Management is always pleasant and responsive. Maintenance requests are worked in an efficient, timely manner. If I could rate more stars I would.
I have rented at another property owned by Monarch before moving to The Hills in March. The office staff is friendly and helpful. They quickly respond to all of my questions and requests. Maintenence is top of the line. Even when they can't solve an issue right away, they find smaller solutions to get you by until they can complete your work order. What a breath of fresh air after my last complex. So grateful for everyone here.
I have never lived anywhere that is so money hungry and incompetent as these apartments. Charging us $75 for “not having renters insurance” the last 6 days of our lease when we saw this we sent them proof of the same policy that had the insurance extended through our lease and they still refused to take it off. The “pool” is literally opened mid July through the beginning of September and is closed every other week due to residents breaking something. Darcy was great but good luck living in a place under Tammy. Tammy after we asked if the insurance fee could be dropped after we sent proof literally ghosted us. Very immature for someone trying to run an establishment. Our apartment complex always smelled of cigarette smoke that leaked in our apartment through the vents. 0/10 would recommend.
