Lived here for 6 months. The apartments are very old and definitely need to be renovated. The pictures online don't look like the apartment in real life. All the walls are white and not accented with orange like the website shows in their gallery. Positives were that appliances are new which was nice and in unit washer and dryer was great. Maintanence were friendly and very attentive. We had a few issues with the apartment ants in the bathroom, and fire alarm going off randomly and it was resolved within a day which was fantastic. Beware there is a mandatory $22 trash butler fee each month where someone comes by and collects your trash bag in your trash bin outside your door. Lately this service has been unreliable. I can count on more than one hand over the past 2 months where the trash has not been picked up between the designated Sunday through Thursday service dates yet somehow we still have to pay the the same fee with less service. I'd rather take my own trash out and save the money. It's not even a far walk to the dumpster. Some of the neighbors here are weird. Guy upstairs one day was slamming stuff around his apartment, it literally sounded like he was destroying the place for 15 minutes. It was pretty frightening and we almost called the cops. Also another tenant kept putting their trash bags in our trash bin outside our door. When contacting management they told us they would speak to them, but it still continued to happen to this day. Also the neighbors across from us must have been hoarders. They would store junk in their parking space and it made the community look trashy. Lastly I reached out several times after move out asking for the status of the security deposit. I requested that management give us an invoice of any charges prior to the check being cut so we could review it. They contacted me a few days before they had to issue the check saying they were charging us $150 in cleaning fees. Thank god I took photos prior to move out documenting the clean apartment. I presented these photos to management and asked them to provide an invoice of what needed to be “cleaned” from the cleaning company or I was going to take legal action against them for falsifying the apartment needed cleaning. They came back the next day and told me they would “eat” the cleaning costs as a courtesy. This meant there was no cleaning crew that came and they were trying to scam me out of $150 hoping I’d just pay it. When you move out of here make sure to document everything about the apartment. Utah state law Title 57 Chapter 17 Section 1 and 2 constitutes what is considered normal wear and tear and that any cleaning fees must be stated on the lease prior to the signing. Paragraph 47 of the lease mentions that “cleaning fees only apply if the apartment is not adequately cleaned” which in this case they charge anyone regardless of if it was cleaned or not. Take them to small claims court if you have to, you will more than likely win if you have photos documenting your move out and they will need to eat the legal costs too.
I’m beginning to accept that these safety hazards are just a feature here. The possibility of falling off your balcony or having it barbecued to a crisp is part of the adventure, and that’s on proud display! As of 10/28, the burned apartment still has not been fixed or, as far as I can tell, touched at all. To be fair, a couple of weeks ago they did repair the balcony railing on the one that fell off.
Honestly, I have never had a worse apartment living experience.The apartment manager, Aleesha, doesn’t know what she’s doing and does not communicate effectively if it does not suit her. My advice to you if you plan to move here and I STRONGLY suggest that you DON’T! is to be hyper vigilant about everything, because the managers couldn't care less. Take THOROUGH pictures and write down EVERY thing when you move in of the condition of the apartment. Keep a paper trail on EVERYTHING so that you can protect yourself. One red flag is that you can’t see the actual unit that you would be living in until AFTER you sign your lease. They show you the model unit which is very nice, but none of the actual units are in that good of condition. Also, they don’t communicate to the resident on hidden costs and raising the rent. We were initially told the price of a unit which was fine and we agreed to. When we got our lease, the price was more than what we agreed to. I called and asked Aleesha why and she said that it must be an upgraded unit, but she wasn’t even sure.The office people don’t communicate with each other because I received an email from the other office girl telling me they still needed a document that I know that was in my file because I personally handed it to Aleesha. The email told me that they still needed that document and that it was a part of the lease and if it wasn’t given to them, that was grounds for eviction. That’s a pretty bold email to send to someone because you’re not doing your job of looking in a file for something before you send an email. Another red flag is that management has changed several times since our living there, which has caused problems throughout our time, including renewing our lease which was super difficult to do since I couldn’t get ahold of anyone. We were not told of the rent increase until we were sent the lease agreement to sign. Now management is back to Aleesha and Ashlee and I truly feel that they do not know what they are doing and are not ethical in all their practices. To note, when we moved out we gave sufficient notice60 days of when we were moving out. On our final move out form, the date notice was given was marked as 3-6-2020 with our lease ending on 5-1-20. That makes us look like we didn't give enough notice, but they let it slide. The thing is I sent an email on Feb 27th informing them of our intent to vacate, and I KNOW they received it because Aleesha emailed me back not 2 hours later after I sent the email. That's the type of stuff that happens. The apartments themselves are in one word..awful. They are dark and the layout is weird. They are not in the best condition. The Dishwasher is TINY. If you choose to live here, you better be ok with noise from neighbors. The walls and ceilings are so thin you can hear everything. There were several times that we were woken up by our neighbors upstairs turning on their shower, or playing music. You also should be ok with people not picking up after their animals. Walking on the grass is like walking in field of mines. Also there are a lot of people that smoke on the steps outside their apartment and you have to walk through their smoke to get to your car. Even though the lease states you can't smoke within 25 feet of the building and there are signs to pick up after your dog. These rules aren't readily enforced. Don't expect to get your full deposit back when you move out either. They will charge you with updating the apartment by saying that the updates were needed. Things that should be a normal landlord expense when a tenant moves out; ie. repainting and carpet cleaning. The lease only states that these are needed if there is EXCESSIVE wear and tear. That's why you need to take vigilant pictures. I would not recommend anyone living here. I don't feel that Aleesha and Ashlee know what they are doing, and they are NOT ethical in how they run the property. I'm so very disappointed with my time there, and I am so glad to be gone.
Decently sized apartments across from a park. Angela has been a great help with resigning my lease as well as an amazing maintenance team. It's a great property with good people from what I have met from my neighbors in the last year decently maintained for what they can do, pretty quiet with no issues so far. Hoping for another great year! Thank you.
Do not rent apartments here. Management is lousy. The apartments are fine, but the apartments do not have maintenance, they do not collect the garbage from the common spaces garden. You can't walk around the complex because of the smell. Many neighbors do not pick up the dirt from their dogs, it is disgusting and the administration does nothing. And they always tell us that they can't do something because they don't have staff, or their employees are sick.
This place is a slum. The people in charge are slum lords that should be ashamed of themselves. Flooding appartment that my autistic sons live in. I asked politely to let them leave. They offered to have then pay 4 months more rent to move out. They offered another appartment, but its another appartment in the slums, in a place that burned and took advantage of 2 autistic boys already.. BEWARE!!
I love to live here because of my commute time to work, no stress, good environment. I love Office staff communication, intention and willingness to help.
Everything seems nice so far. The balcony has an enormous air conditioning unit right in the middle of it so you can only really use less than half of your balcony. It’s also really loud. There’s one on each balcony and when they are all running it literally shakes the building and makes things in my apartment rattle. I wish the pool had longer hours. The staff are very friendly and helpful. The gym is nice. Having a 24 hour Amazon Hub is super handy. The grounds are well maintained and the neighbors are nice.
The actual living space was just fine plenty of space and everything worked just fine. The maintenance was hit or miss, they would usually fix what was requested but would say others weren’t a big deal and not too worry. It was hard to know if for those moments we would be billed once we moved out for having things not fixed while there. The worst thing about these apartments was the staff who organized and ran most of the operations of the buildings. Before moving in we did a tour of our room and we were promised a new mirror in the bathroom but that never happened. After having a section of undercover parking destroyed they said it would be up rebuilt soon once everything was sorted out. It took them almost a year to start on building them again. So many cases of no communication or too little too late, not telling us they changed the pool key for no reason, sending an email about an event 30 min before it starts with no other notification before hand, not informing us they had a package for us for over a week in the main office. The list goes on but in the end it wasn’t the worst place but would not live there again unless there was a major change in staff, management and just an overhaul on how they do things there.
Me and my wife just moved into these apartments and we love them. The floor plan is amazing and the apartments are completely renovated. We love having a washer and dryer in our unit along with hardwood vinyl. The carpets new and is comfortable. I like the walk in closet in the master bedroom. I work in Salt Lake and my commute is 10 minutes. Overall I really like staying here. The only bad thing is that the walls and ceilings are pretty thin so if you have people above you that are loud you can hear them pretty good. All things considered it's a great place to live.
