I visited a friend at this complex today. The garbage situation is shameful. There is garbage overflowing the dumpster and the surrounding fence. There is trash strewn about the lot around the dumpster. It is disgusting and shocking. Nobody should live like this. I also understand the chutes from inside the building are regularly backed up and cause odor issues. Flies and rats and other pests prosper in the filth. At present, this place is unsanitary, unsafe, and in violation of city code and basic sanitation protocols.
This place is horrible. I was hoping to become a tenant but judging from all other reviews they’re absolutely right about this place. I’ve called for several days in a row & haven’t even got an answer. Just immediately let’s me know that it would be an issue later & customer service/care is certainly ignored. Please look elsewhere.

Lived here for 6 Months Absolutely the worse 6 months of my life. Ended up paying more monthly than was originally supposed to, never could park in my reserved parking spot that I paid for monthly, power .went out continuously, AC went out several times got to be over 100 Degrees in my unit several days. Had no issue paying rent directly to office but they insisted all tenants used “Flex” flex held funds , didn’t pay several times or paid late which resulted in thousands of dollars worth of late fees. 900$ a month 6Mo resulted in me spending over 10,000$ while I stayed there not to mention the 8 thousand dollar bill they send me when I left for “unit cleaning , early termination” and a list of other non sensical bs reasons when unit was cleaned by my OWN professional cleaning service , my lease was up and I never made a payment late. I’m still disputing with their lawyers to this day. Not to mention I paid double for utilities mine and the buildings. Worse experience ever, no access to gym “due to flood” pool was closed due to “needing to be cleaned”. They promise you one unit after you pay it’s not available.. over half of the tenants I had spoken to left for same reasons and experienced the same Problems. Would not recommend , take your money else where and stay away from these scammers.
I loved living here. It was quiet, and management was always friendly. I stayed there for 3 months during a travel nurse contract. Why 2 stars? Since I moved out March 18, 2020, the people in the office changed roughly 4 times. So, trying to get my deposit back has been impossible. I have to keep retelling the story, and each time the new person gives an excuse about "I just started here, I have to call corporate." The very last person I spoke with said I OWED A BALANCE FOR APRIL 2020, even though I have proof that I paid a prorated balance for the partial month of March since my travel contract ending on the 15th. I also have proof that my new lease at another apartment began that same week in March. I mean cmon. Everyone I talk to says "we're going to get this figured out, we'll call you back," and it's been a year. I'm disappointed. I would stay here again, it was really great. Just wish management was more organized.
I have been living at The Residences at Riverdale for a year now. When I was looking for an apartment in this school district last year, I searched online and visited property managers at some apartment complexes in the area that had good online ratings. Although I did not come across Residences at Riverdale during my online search at the time, I happened to pass by the property when I was in the area. From the outside, the complex looked very well maintained, so I wanted to get a feel for the interior and the property management. The manager at the time was Lee Ann and she buzzed me in access to the building is restricted through an intercom/access code. She was very affable and courteous, and after I told her what I was looking for, she gave me a tour of the place. The first thing I noticed was that the interior of the apartment complex is even better than the outside. The floors and hallways are very well maintained and the place has the feel of a chic hotel. The two-bedroom unit I was interested in was very spacious and a lot bigger than some of the three-bedroom apartments I had seen at other places. The community amenities include a well-kept gym, a small swimming pool that my kids enjoy during summer, a resident lounge where you can hang out and have coffee, and an open courtyard within the apartment complex with a gas grill and patio furniture. The residents at the property are also very pleasant and I have only had positive interactions with others living at the complex. Late last year, the complex was sold by the previous owner who would drive here from Texas every month, and I didn’t know what to expect from the new owners. The new management conducted an open house during the first few weekends and invited the residents to meet them at the Grill in the Court Yard for barbecue and refreshments. I was pleasantly surprised by the new management Trinity Multifamily and met Cynthia Tyler, and Alex at the front office. Cynthia is the person I see whenever I go to the office on the weekdays and she is very courteous, personable, and accommodating. The management also does small gestures for the residents every now and then, to show that they care. For example, the residents received an email to inform us about cupcakes and brownies in the Resident Lounge to celebrate Valentine’s day. I personally really appreciate such gestures. During my time living at the residence, I had an issue with the heating system during late February 2020. I called and informed the front office and they had maintenance over at my house the same day. They identified the issue and had to have a part replaced which could not be addressed the same day, so they gave us a portable heater in the meantime. The issue was resolved fairly quickly, and I was happy to see the management’s quick response. Overall, in my experience through the first year of my stay at the Residences at Riverdale, the apartments are great, the management is very receptive and caring, the community amenities are exceptional, the location is in a very good school district Forest Park Elementary, and Jefferson Elementary is the overflow school, the LRSD bus stop is right in front of the complex, the area has jogging trails right outside the complex, and some good places to eat at a walking distance. I would recommend this place to my friends. In fact, mention about me at the front desk so we get a referral bonus!
I ended up having to back out of my lease last minute due to personal reasons after being approved. Gavin made sure I was taken care of and that my lease was canceled. He made the process of applying, then having to cancel lol a breeze. Great customer service.
This place has been turned upside down, the management changed several times, The place is dirty, ever since the pandemic, they stopped cleaning the pool area the water literally turned green with fungus and bacteria. Cars are constantly broken into and speaking of the management, they do not keep up with any request, this past winter storm damaged the entire complex, the first alarm went on all night cause of the water damage, some tenants were sleeping in their car with kids, cause the firs alarm was not tolerable and the management will charge for unnecessary repairs and cleaning once the lease is over. The people who work in the office do not have any access or control over the situation. The place is a mess and noise, there are these couple who leave at the very top are always arguing, fighting and police showing up in the middle of night.
Not very great place to live at any more, not kids friendly area, there are people in lounge with drugs, lived here for few years and management changed many times, very noise. Management have no clue, The building is going under major renovation, place isn't kept well maintained but they want rent on time, tenants that lived on the top floors have no respect for other living below them, constantly spitting from the balcony, bottles and cans are thrown out from the balcony, parking lot is a nightmare.
Central location, apartment that I lived in was awesome. Noise depends a lot on your neighbors. A few people were unruly, but never became a major issue. Restaurant, grocery, entertainment is nearby and easily accessible. Unsecured parking. Car break-in is the norm. Atleast monthly, if not weekly. Mine was vandalized twice. Management usually has been good, but changes every year so highly variable.Some managers have been great, a few bad. They frequently pass the buck on "corporate". Took them months and repeated pestering to add lights to parking areas in the back. Minor hidden charges on move out, but were flexible and helpful for my needs Overall I enjoyed my stay there.
