Tip Top Apartments

I have been resident at Tip Top since 2020 and can honestly attest to the fact that this is INCREDIBLE place to call home! I occupy a gorgeous, very spacious apartment with high ceilings, updated kitchen, wood floors, and a balcony with a beautiful downtown view! The Tip Top amenities are second to none with an amazing rooftop to include a hot tub and again a stunning view of downtown Omaha. And that's not to mention the community room and work out facility! I must also mention the property manager Kathy, she is AWESOME. Kathy is ALWAYS friendly, helpful, and available. Kathy even goes the extra mile by organizing fun activities such as door decorating contests, roof top cookouts and holiday parties thank you Kathy! Last but not least Maintenance, top tier! He is very knowledgeable and so very friendly and kind!! Come and join us!!

This by far is the best apartment I’ve ever lived at. I moved from Houston and this was my first place in Omaha and by far the best property management group I’ve ever encountered. Kathy, the property manager, is always very responsive , helpful, and always smiling! Marcus always takes care of my building needs. The property is very quiet and neighbors are friendly without being intrusive. The rooftop has the best views of Omaha. You can watch the fireworks from the rooftop during New Years, 4th of July and College World Series. It is 4 minutes from Old Market that has all the best restaurants and stores in Omaha. I cannot recommend this property enough.

Contrary to many other reviews, we would highly recommend NOT living at Tip Top Apartments. Our experience has been ridiculous. To start, please realize you're directly next to the men's homeless shelter nearby; many mornings a week we are woken up by the sound of yelling or fighting outside our windows. As two women, we were harassed almost daily in the parking lot by homeless men asking for money. I was followed by a man on a bike until I got into the building. Several of them would make comments about our bodies or stare at us and not leave. We ended up paying for the exorbitant garage parking fee to avoid this, which is $125 per car per month, because there still is no separation or fence to keep the lot more private. The area is bland in general and has no good access to parks or walking. Your most frequent sound is semi trucks passing through the area. Inside, the apartments are nice enough, but we've encountered more than enough issues with neighbors - including new ones that moved in and started bodyslamming our door while they were intoxicated. There's several nights a week our neighbors play music so loudly from midnight till 3 AM that it vibrates our walls. If you call security about this, good luck; they either don't show up or you can't even get through to them and get their voicemail, which isn't great for other security issues either. And, Tip Top has some of the most stringent and irritating policies dealing with leases that we've ever encountered. It's like they will do anything to try to keep you in your apartment. We received a request to either renew our lease or provide a vacate date. We have another apartment lined up, so we anticipated paying our last month of rent and giving the keys back early based on that vacate date. Well, because the vacate date was before the final day of our lease, they still said we'd need to pay a lease break fee of an additional half months rent, which was not specified anywhere and makes NO sense. Why ask when we're able to vacate and return keys then if it literally can't be earlier than our lease end date? Their lease break policy also requires that you continue paying rent until they re-lease your apartment, which isn't likely. There's MANY vacant apartments because people do not want to live here. We found this out when we did ask about leaving early due to worrying about our safety in the area. Long story short, we will be so relieved to be done with Tip Top soon and we highly suggest you look elsewhere. You can do a lot better.

I have lived in two different units at Tiptop for almost 4 years; My initial thought was to try downtown living for a year and buy a condo. My experience at Tiptop has been so good that I abandoned that idea and decided to stay indefinitely. There are lots of great things about the place. First, it is safe; the place operates on a proxy card system for the building and garage. The place is clean, the housekeeping team keeps the common areas and the garage nice. Well maintained, everything works and there is nothing broken or neglected. Very quiet, both of my units have been quiet; sometimes it feels like I’m the only person living on my floor. The East and South views from my apartment is amazing. Amenities I like: Nice workout center that is not crowded Large heated, well-lit parking garage Roof deck with grills, hot tub, lots of furniture and awesome views Packages are delivered to managers office and held Large community room to use Lots of space for visitors to park don’t underestimate this! Quick to the interstate in any direction $7.00 Uber to the airport Close to downtown without the crowds and noise. Melissa is the manager and is on-site during the day; she is super responsive, professional and personable. She is easy to contact; I always get an email or text very quickly for any questions of requests. I was a West Omaha home owner for years and was nervous about living with lots of other people; this place has been amazing; my worries were unfounded. If you want to live downtown, this is a great place.

I love Tip Top!! The location is good, rent is not bad considering most of my friends pay quite a bit more than I do. I love rustic/industrial look brick walls, high ceilings, cool metal doors. Melissa is awesome and will go out of her way to make you feel at home. She gets to know her residents, and is so nice. The maintenance guy is also awesome and fixed anything and everything for us! I would recommend to anyone!!

I've been living in my apartment for 4 years now and I love it for the following reasons: 1 The management is wonderful. Melissa, the property manager, is always quick to respond to any questions or comments. She aims to make living at tip top an ideal experience and has definitely made that true for me. Additionally, any maintenance request that I fill are promptly taken care of that day! 2 I love the style of the rooms. The balance between the industrial and contemporary vibes is excellent. Additionally the high ceilings makes our apartment feel HUGE. Also the roof top, party room, hot tub, etc, makes the Tip Top a great location to host families and guests. 3 The price of rent compared to other downtown apartments can't be beat, and my rent hasn't been raised once since I moved in! 4 The location is perfect. I go professional school at Creighton, and even when I'm running late it is a 4 minute drive to campus or a 10 minute walk. Additionally it is great for the college world series, and other Omaha attractions. I enjoy running down to the pedestrian bridge and conagra park. My experience at the Tip Top can't be beat!

I moved to Tip Tip this fall and absolutely LOVE it. It feels more like a home rather than an apartment. The staff and maintenance are very attentive and genuinely care about resident experience while living here. Its close proximity to the best parts of downtown was a major plus for me. I would highly recommend anyone looking for a new home to consider Tip Top - you won’t regret it. Plus, Melissa the propert manager is wonderful - so easy to get along with. She makes the whole experience better.

This was my first apartment after being a previous home owner. The location, ease of access and one of a kind apartment style made my two years there a wonderful experience. Melissa is a fantastic apartment manager and will go out of her way to help with anything you may need. You wont meet a better person to make your stay there a great one. Maintenance is quick to respond with an easy online tool to send your maintenance requests without making a single phone call. The building is secured by swipe access and cameras at every corner for peace of mind, along with underground parking. The elevators and doorways are designed for moving your belongings in with ease. If your in need of a fun, safe, welcoming apartment complex Tip Top is for you.

Tip Top is a great place to live. It has a healthy and upbeat environment in which everyone is friendly and kind. Big windows and open floor plans allow each room to be personalized and decorated to one's preference. Anywhere from the easy to find parking or the beautiful view from the rooftop lounge, this apartment complex has some of the best amenities you'll find in Downtown Omaha. This place has great management and they are very easy to get in contact with. You will love it here!

I’ve lived in a lot of apartments over the past four years and Tip Top is by far my favorite! Everyone who lives here are so respectful and kind. The building is always clean and well kept and the management at the Tip Top is so great! Melissa is one of the reasons I love living at this apartment because she cares about each and every resident and does everything she can to make sure we are all happy and taken care of! Very amazing place to live and would definitely recommend to everyone!
