Current resident: Overall, I love living here. Very quiet. The 2 nubians in the leasing office are great. They are polite and they listen. However, maintenance has been my problem. Mr. Will is great! But there is this other guy that is rude, has no manners and if you aren't attractive to him, then he couldn't care less to fix the maintenance issue. 5 times I've called/reported about my air and not once has he fixed it after he seen who answered the door and wasn't interested in him. He just doesn't do his job properly and that's a shame because overall it's a great place to live in.

These apartments appear to be beautiful and well kept. However, they are not what they appear. Annandale Gardens has a serious roach problem. Trash cans are outside the door for trash pick-up. The trash cans are light weight causing them to be blown away by the wind. They are not labeled. Therefore, the trash cans get mixed-up with the neighbors trash cans which have been known to have maggots. Annandale require tenants to purchase their renters insurance which doesn't pay. My apartment and personal belongings suffered damage from an adjacent apartment. Their insurance didn't pay. There was an unexplained tar-like substance constantly in my bath tub faucet water. It was soo bad that it stained my tub. Whenever this tar-like substance came through l couldn't use my tub. The office couldn't explain why or where it was coming from. However, they always received rent on time. I decided to leave immediately providing them with a thirty day notice after living there for nearly two years. The living conditions were unbearable at this point. However, they required a ninety day notice. I talked with Ms. Sue. She verbally agreed to work out a pay plan over the phone. I paid $450.00 towards the balance. The lady in the office accepted my money order and said that Ms. Sue would be calling me. Long story short, she didn't call. I received a letter from a collection agency shortly afterwards. Therefore, my experience was awful. I would not recommend. 5/30/2023 Updated To the owner, I followed your advice. However, the number you have provided went directly to Ms. Sue who only adviced me to call her back on the following week with no genuine interest in correcting the matter. This has been Annandale's stance the entire time. It seems that management find it easier to brush tenants off and send their account over to collections without working with the tenants first. Tenants beware!
It's a problem with roaches and every since they decided to place trash cans outside each tenants door, it's brought the value down because people are filthy and lazy. It's nasty an it stinks. Also, they have contracts with certain companies and you can not step outside of their services ex. Internet Xfinity only, use their pest control no private contractor. Annandale use to be the place to live. Not anymore
Well. I moved out of this place as fast as I possibly could. So. Let's start on all the negatives of this place: 1. When I was about to move in from a completely different town, I was told my apartment wasn't ready the DAY I was supposed to move in because they man who lived there before me was a smoker and they had to completely redo everything. It took an extra 2 months to do this. 2. Maintenance broke into my apartment without notice or reason. Thankfully I was home they did not knock, they did not leave notice, nothing. I am a 175lb woman who lived alone. It was terrifying to have 2 huge men open my door without any notice and push their way in. When I called the front office to complain, they laughed at me and told me they mailrd a letter they did not and told me I was overreacting. 3. In the middle of MAY by AC broke. It got to the point that my apartment was about 90⁰F. I called desperate to have it fixed. They told me to buy a fan because "90⁰ F inside isn't considered an emergency." When it finally WAS fixed by a very nice handyman that lived in my building he informed me that the filter hadn't been changed it what looked like years and caused it to freeze up. 4. After living there for less than a week I had a HUGE ant problem. They infested my entire apartment and I received zero help with it. I ended up basically bug bombing it myself so I could get rid of them. The staff was always so rude and unhelpful. People loved to steal packages and such from your doorstep. They raised prices for grounds Maintenance, trash, etc. Yet the garbage by the dumpster was always overflowing and disgusting and no work was ever done to update or fix real issues. Also, like many have said before, they have sold the company 4 times or more. Every other month I would have to pay rent to a different location or website. It seemed very scammy to me but you didn't really have a choice. I suggest looking elsewhere for a better and cleaner place to live.
Whatever you do, Do Not rent from here!!! The complex has changed management 3 times in the last 5 years. When I first rented, it was great. You pay an outrageous price to rent then, the add-ons of water, their insurance, which does not cover your belongings, garbage, and pest control. I paid for pest that was never done. Repairs are not done. The office staff in incompetent. As I write this, I have yet to receive my deposit and have not received a straight answer concerning why I haven't received my money! Yes, I am upset but I moved because of the increases in rent were ridiculous.
We moved back to the area from Texas and needed an apartment quickly. Penny got us an apartment and had it ready in time for us to move in. She was very professional, and the staff made sure everything was right. Any concerns that we had during our time there were addressed quickly and correctly. Penny and the staff also treat residents like family. We love the sense of community that Penny fosters there.
Worst place i have ever lived! My AC went out 3 times within the year i lived here. The last time it went out, it was out for 3 months with nobody willing to come fix it, it soiled my carpet causing a nasty mildew smell. The dishwasher had MOLD in in for the entire year i lived there they were aware but never came to fix it. Within two weeks of me moving in somebody got shot in their car & i watched somebody get beat very badly outside my building. I had spider problems and they wont ever come to spray even though you pay for it monthly. New office people were very rude and i wouldn't recommend living here to my worst enemy.
Let me just tell you 1st I’ve lived here for 15 years and don’t want to live anywhere else!! Penny and the girls is what makes the place great. They’re always so accommodating with any needs I have. The maintenance guys handle everything very professional. I have always felt safe here as well.
I have lived in Annandale Apartments for 5 years now and I love the staff and my neighbors. They are dog friendly and we have a great and spacious apartment. The school district can’t be beat also it’s so convenient to Memphis when I go visit family. Penny always has her door open to her tenants and if she isn’t available the staff at the office is always helpful. Happy Renting!
