We lived at Avalon Burbank for 4 years and I would say I had an overall very pleasant experience in this complex. The location and amenities truly can’t be beat for the area. The complex is well taken care of and the shining gem was the incredible maintenance team, especially Jose! He is just fantastic. He is always joyful, and so responsive and personable!  The units, while tiny, are nice and it’s great there is central AC and a W/D in every unit. I also liked that they switched to solar panels a few years back.  However, we did run into some cons toward the end of our residency. Neighbors could be really disrespectful of quiet hours, and of each other. It felt sometimes more akin to living in a college dorm during weeknights rather than apartments with families. It also got increasingly more difficult to get a hold of the office via phone as well since things shifted to a more corporate automated phone system post-Covid.  What eventually made us move were the rent increases not giving the best value for the very, very small unit we were in. I also felt a bit blindsided when given a weak explanation as to why the percentage our last increase was slightly above California’s maximum. I was told it included a “technology package” in the proposed the rental increase without any indicator on the paperwork that was put in there.  I don’t fault the wonderful staff at Avalon Burbank for the issues toward the end of our stay. Avalon is just a huge corporation and they absolutely do their best.  I would say this is a great complex for those new in town who would want to be in the heart of Burbank for a few years. Long term it doesn’t seem feasible for most, but it’s a wonderful complex to move for for a time!

I lived here for 2 years and it was a great experience. The building is nice and is kept clean. The office staff are very helpful and friendly, they host mini-events from time to time. Erwin and his maintenance staff were very quick to respond to maintenance requests and were very friendly each time. Also having an Amazon hub locker on site makes getting your packages super easy. I would definitely recommend this apartment to anyone looking for a great place to live in Burbank.

I’ve lived in many apartment complexes over the years, and while the Avalon is fantastic, what truly sets it apart isn’t the amenities, the pool, the hot tub, the fitness center, the fire pits, the in unit laundry, or even the endless supply of super friendly dogs that I get to pet but don’t have to clean up after. All that stuff is great. But the staff is what makes this a truly exceptional place to live. Everyone who works in the office is not only extremely friendly, but also accommodating and understanding if you have an issue. They are REAL people who I would want to hang out with in a normal scenario even if I wasn’t asking them why I can’t open my mailbox. turns out it was the wrong mailbox, this is a big complex with many apartments and mail rooms, FYI. The maintenance staff is also one of the most responsive I’ve ever encountered. If I’ve ever had a problem, they’ve resolved it within a day if not an hour. I have a disability, and the whole team does whatever they can to make sure my living experience goes as smoothly as possible. It’s an inclusive, accessible, fun apartment complex in a great area with lots of stuff to do. Would recommend 10 out of 10. Jennifer and the team really make this place feel like home. It’s been a joy! And if anyone from the Avalon sees this, where is the recycling?

I would give a lower rating, but the staff are all very nice and accommodating. The issues I've had are more about the condition of the apartment and the appliances when we moved in. Within a month or two fo moving in we've had to submit one maintenance request right after another, from dishwasher breaking, oven not working, ceiling fan, washer, leak in the master bedroom floor, leak from the AC, and leak in our bedroom where they had to tear up the drywall, carpet, etc... where my coats and jackets were damaged.  While everyone was so nice to us and maintenance made us feel that our concerns are important and response time was good, the only compensation we got was a free complimentary 4 hour reservation at the bbq area. We feel that after everything that we went through since moving in, we should at least get a discount on the rent since everything we went through is not something you would expect from paying for a luxury apartment.

Jose is the absolute best! He has been helping our family for over 5 years now and we know that we are in great hands with his help. You cannot get any better than having Jose on this maintenance team. He truly has made our time at Avalon so comforting and we look forward to many more years with his incredible work and friendship!

Great location, good amenities, awesome maintenance staff! The lack of stars is for the never ending rent increases. Your rent will increase 10% every year and Avalon couldn't care less if you stay or go

Just Recently moved into my new place here at Avalon Burbank. The process was very straightforward. Kenneth helped guide me through the process and was very helpful. 5 Star review for Customer Service. Kenneth made me feel very welcomed as a new member of the Avalon Community.

I just had Benjamin from the maintenance team help me out with an issue in my apartment. What a nice guy! He was personable and friendly and seemed to have an incredible knowledge of everything that needed taking care of. Thanks Ben!

This apartment complex is amazing. Great location, great units, great maintenance. But none of that is worth it with the rent increases. We've lived here almost 3 years and they've raised the rent nearly 600 dollars on us. I don't make 600 a month more than I did 3 years ago! There's no landlord to negotiate with, the complex is owned by some investment firm you'll never see. Try to ask for 150 instead of 200 and they'll leave you voice messages about how "your apartment is still below the market-rate" with no regard for the working/middle class budget at all because they just want to turn a profit. We're sad to make the decision to leave next year, we can't afford 3k for a one bedroom apartment.

Don’t recommend staying here. The mgmt company raises rent by max amount every year. My 2700 rent became 3300 in two years. I asked them to change the stained carpet at least and they refused. The manager Jennifer who is has severe issues, actually said some landlords raise the rent by 20%, and I should be happy it’s being raised only by 10%. They don’t fix the bbq grills, only one out of 4 works, everyday the leaf blowers clean make noise in the common area or garage. Another issue your packages will get lost frequently.
