The office staff at this place rarely communicates timely or professionally. It’s going on almost 2 months and I’m still waiting on my security deposit refund since I’ve moved out. First they told me they mailed it to the wrong address even though I gave them the address personally written down myself now they said they resent it and I still haven’t got it . I’ve called on multiple occasions and repeatedly and it’s rare that they even answer the phone. Don’t get me started on how much they procrastinated and refused to communicate with the people who were purchasing my home to the point where if I hadn’t gotten a security deposit the people who were buying it made it very clear that they would’ve pulled out of the deal if they didn’t already have money invested in buying my home. I wouldn’t give this management company even one star if it were up to me. I could go on with many more reasons of how poorly this community is ran but I think this is enough to make anyone think twice about living and dealing with this company.
Renters beware!!!! This is the only place I've ever lived that is evicting me,not because I'm behind on my rent,I'm actually caught up with a $300-$400 credit. But because they didn't want to fix my bathroom floor which i called in February 25th and nothing got no one even talked to me about until the first week of June and the manager and secretary don't like me because I've called them out for not doing they're job correctly I am officially being evicted. And it's even worse because they thought my mom was still here on hospice so they were gonna evict me while my mom was dying on hospice! This company is awful and sadly half of the place is for 55 and over! And words from Daniel the managers mouth and Amanda the area managers mouth were exactly this"they don't care" talking about the owners. If you move in here document everything in case you need a lawyer, because they don't so there's no proof of how awful these people are,sure they're great getting you in here and helping you with paperwork but that's because that's how they make their money. But after that they treat you like dirt,they don't care and they lie. Rena lives on site,right across from me in fact but acts like she's better than us. Everyone Ive talked to here is unhappy and will likely move. I've been here 8 years,and haven't caused any trouble,I'm overpaid on my rent. I've lived here through 3 owners and 4-5 different managers and this owner and staff is the worst,not a single one has ever called back when they say,they lie to try to get rid of you. Just awful company altogether, the maintenance is the only good ones from what I've seen. If you still choose to move in here just make sure you record and document every phone call,text and conversation with any employee here. And if they screw you like they're doing me don't forget that you have rights as a tenant and don't be afraid to call your local newspaper, tv stations and don't forget the better business bureau can all be on your side for equal rights,oh and there's legal aide and hud housing you can contact and the civil rights department.
I’ve only been here for a couple days and it has been terrible so far. The pictures explains it all and day by day I find more things that weren’t properly cleaned!! All that was done was my carpets were cleaned again and they are still dirty!!! I’m over it. It’s no way this house was cleaned and it’s this disgusting!! I can’t even settle in because I’m cleaning up a mess from the previous renter!! I DONT RECOMMEND THIS PLACE TO ANYONE
Great employees and LOVE the maintenance guys. My parents live here and I love how much they ALL care for their residents. Jimmy Cope is the best maintenance guy ever. He is quick to fix anything needed for my parents and he does it right. The office staff is also great and very helpful with explaining things to my parents. Now lets talk about the manager Daniel what a super nice guy always friendly and waves at you as he is out and about the community. Really makes me smile knowing my parents are in a great mobile home community that actually cares about their property and their residents.
This review is in reference to Belle Villa Meadows The lack of parking enforcement rules in this community are outrageous. There is no street parking allowed, if you do, your vehicle will be stickered for violation. If it is stickered again, it will be towed. I have no issues with this rule as long as it applies to EVERYONE! I've seen cars park on the street after the leasing office closes and on the weekends. I've mentioned this to Office Manager and it was explained that "we understand that there is a problem and that it is unfair to those who have had their cars stickered, however we can't be everywhere." This really bothered me as a tenant as one of my vehicles was tagged for being parked on the berm which was explained to me and my husband was okay by Office Staff, not even in the street. We have not parked incorrectly since then, however other people have repeatedly! If you cannot afford to enforce the rules for all renters/homeowners, then you certainly shouldn't be out sticking violations on cars in the community. There is also a lack of sufficient parking for residents and visitors of the community. The visitor lot is always full, and yet the Community Management has not given a viable solution to this problem, but yet feels it is appropriate to violate/tow cars....this doesn't really seem fair. I also feel that based off of my conversations with the Office Manager, that they can't have discussions with residents without becoming unnecessarily defensive and evasive when questions are asked. I certainly hope we can come to a fair and equitable solution to this issue as I anticipate it will get increasingly worse as the summer approaches
We moved here a year ago and are so happy that we made the decision to do so. Everyone is so helpful in any little hip cup we've had. The staff are terrific. Always there to help and so patient. They listen and keep us on the right track. The park is always clean. They are constantly working to keep up with day to day projects. Keep up the good work. You are the best.

Lawn company damaged my mothers awning upright tried talking to management team is like talking to a bunch of clowns it's been 4 weeks and still not answers.
I rented for 1 year at Belle Villa Meadows. During the leasing process both Rena and Daniel made my transition seemless. When i had any problems Rena made it a priority to report the problem to to the maintenance staff Jimmy and Terry. They both take care of business as soon as they can. I recently purchased a home in same park. Rena took the lead of the sale process for me and made it a pleasurable experience. Thanks for everything Jeff N.
Wanted to give it a minute before I posted my review we have been here for a good 2 months now, so far so good. The process was quick fast not complicated at all Rena B who helped us with the process was tremendously good at her job. From keeping herself safe wearing a mask, to answering every question in the book we asked her. She has amazing customer service skills, and would definitely recommend her if you are looking to live at Belle Villa. Our neighbors are not crazy, some drivers leaving the complex do not seem to know what a speed limit means. The maintenance of the yard well, they cut the grass but do not seem to pickup the leaves, trash day seemed be on schedule every Thursday accept for one. Everyone seemed to be missed. We haven’t had to call maintenance yet about anything in the home so TBD. The water heater in our home is smaller than we are used to so we are adjusting. The lot rent has been continuously the same so far. Will post in 6 months to do another review.
