Great place to live. Nice park and great accommodations. The management from the past 4yrs have been great. And our current mangers are great. We were the only pool open during covid because they worked hard for the residents.
Current residents, no they did not remove the laundry room, they converted what used to be a real estate agent office in the park to a 1 bedroom 1 Bath apt. The residents of the park are a diverse range of families and when you get to know that you begin to understand the importance of communication and truly respecting others. They have the lowest incoming rent in the area, the NEW management is very considerate of the tenants privacy and don't favor anyone over another. There are rules just like all the parks and you receive a copy of them before you sign up to live here. They are for the benefit of everyone and when you try to work with them and don't constantly try to get around them they will be there to help you as well. Good small community, lived here over 12 years. Have seen it change and grow, always for your benefit. Guest parking is just that, guest parking not overflow for your private car. Helps everyone have a place for a friend to park when they come to visit. If you don't know, don't speak.
This is a nicely kept mobile home park in Campbell, California. We have friends who have lived here for years. But let's face it the nicer the mobile home park is,, the more rules and restrictions there are. This one has quite a few rules and a lot of restrictions. Such as if you have a cat and want to let it outside it must be on a leash. Our friends have two cats both rescues from the local pound. Neither like the leash rule. What I found rather nice about the place is there's actually enough space between the homes to allow for a small garden. Our friends grew there own tomatoes, zucchini, peppers, lettuce, three types of onion and strawberries. All within a 10*10 ft. Space. Now that's urban gardening at its best. It's also tucked away from the main street so you don't hear the traffic noice. Having lived in the country for so long when we go to the city. I find all the noice that is constantly going on is tiring and stress full. Especially now that we have social distancing due to covid-19.. most people I have found find it easier to socialize outside due to the 6 ft. Apart recommendation but if you trying to talk to someone and there's a lot of back ground noice. You find yourself stressed trying to hear and be heard. So it was nice to be able relax to visit with friends without the stress of back ground noice.
I've been living here for 10 years now. I've got to say the manager Roxanne has been quite nice to both my wife and I, plus she enjoys the company of our two daughters. Park is always clean, needs more parking, nice pool, good people live here.
Been here 3 months. Great place. Manager has been helpful. Neighbors are great. Space rents a little higher then some but lower then others. Good place to stay a while.
Looks very clean, nice neighborhood. Hope to move as soon as I get approved. Space is a little up... but I think is going to be worth it.
Crummy Management. Rules unevenly enforced. Constantly raising the space rent. Laundry taken out to make living area for sups. NO PARKING!!!!!! They do have an old pool though. Should be 1/2 star.

Fire wood burning causes difficulty in breathing around center of 9th street same as the poor air quality due to the forest fire. Do people burning wood know what harm they are causing? This place is a bad neighborhood for elderly people.
