Your mileage may vary living there, however, I found it to be the absolute WORST place I've ever lived. Exorbitant HOA fees that don't yield very much in the way of results. The area is very nice, BUT Painters Xing is old, poorly maintained and the ratio of renters to owners doesn't lend itself to capital improvements. AVOID
Lived here 17 years went through three managers to me they don't care much about the owners they only care about the management. Our HOA fees do not do them justice as they do things then aren't as necessary as others for instance a few years ago they rebuild the kids playground when at the time there were barely any children living here the money could have gone to things better spent also the county decided to put in a new sewer treatment plant because of a new development going up behind us and in order to soda say share the cost they added us into it we had to put up front $4,000 and now we have a quarterly $150 fee to pay most people living in this development are either older or very young the older people cannot afford to pay all these fees. I have had a beautiful garden here for many years until they decided to redo the outside walls granted they needed to be done however the idiots that did them through tarps over top of any plants that were at the bottom and they killed all my perennials about 200 to $300 worth of plants not happy camper here I quit planting I quit weeding and I like to quit living here. I am also very tired of them changing rules for the sake of certain people the last manager we had had little pets so to speak that she would do things for and others she would cuss them out I actually was in the office one day when I heard her say oh I'm not answering that phone it's at such-and-such person not nice words used she was two-faced back-stabbing. I am glad that she is gone don't know the new manager yet have not had a chance to introduce myself hopefully she is a fair and honest person.
finally get out of this place - Painters Crossing. the excessive HOA fees is ridiculous. I am so glad i got out finally. Beware of the endless maintenance that only goes up year after year for nothing. the place is poorly managed to say the least.
