I lived at Carmel Plaza Apartments for a little over a year. I would of stayed in this complex... however, due to the owner getting greedy they decided to raise the rent over $700 from one year to the next. Apparently, since this complex was built in the 1980's they are not rent controlled. This is something you should strongly consider before moving in, they can and will raise you rent to whatever they want once your lease up. This has caused a massive exodus in the building with most tenants moving out. If they would like to charge what other newer amenity rich complex's are charing around the area then they should do some serious re-modeling because the building desperately needs it. The elevators are also old and one is constantly out of order/broken. The apartments itself are spacious with a washer and dryer in each unit, however, most of the appliances are older. They are also very quiet as you really can not hear your neighbors, most importantly they are BUG FREE which is a huge plus in DC. The best part about the building is the location. The staff is also courteous at the main office although there is one security guard during the weekday's that is NOT friendly and none of the tenants I talked to like him. I'm not sure why they keep him around? The night/weekend security guards are friendly and courteous. I also did get my security deposit back in FULL within 30 days. Overall, was a great value before the ridiculous rent hike. Now, there are better/newer buildings in the area so its not worth the rent price they are currently charging.
I've lived here for the last 3 years and I have no intention of moving soon. This is probably the best deal you can expect in the heart of DC. It's a short walk to all of the resturaunts on K street, there's a Walmart, Safeway, Chipotle, Sweet Green, Busboys & Poets, at least three different gyms, and an amazing wine shop all within a five minute walk. The rent is much cheaper than the surrounding apartments, and the staff is very responsive to your needs. Washer/Dryer/ Dishwashers in every apartment, the only downside is that you can't have pets unless they're a comfort/service animal.
My daughter has been living here for the past 2 years and loves it. Office staff are professional and helpful and maintenance always shows up quickly if there are any problems. K Street is an up-and-coming neighborhood and is a short walk to all the restaurants and shops on 7th Street as well as to the new Safeway on L and 5th. The apartment layout is very spacious and the rents are reasonable.
