MassCourt apartment is a nice place to live in. You are within walking distance of everywhere you want to be. There is a capital bike share right outside. It is never loaded- so you can get angel points. The construction on that side of the road rests at night but starts early. The apartment complex is nice. The cleaning staff is always here Monday through Friday. The Maintenance team is always running around doing something, I have been here a month and something somewhere is always leaking. People smoke on their balconies and let their dogs use the bathroom in the courtroom. The gym is SMALL. It also smells like a septic tank. There is not enough room to work out comfortably. The staff here at MassCourt is super nice. Other residents are lazy with their pets, they don’t clean up around the area and lack control. But you can’t pick your neighbors. It’s also DC? There is a low sense of community even with events planned. MassCourt tries. Other residents also just tell their guests to sneak in, instead of meeting them. The elevators have fob access, so half the time guests are trying to sneak onto the elevator with you. ***UPDATE: Our 24 hour "concierge" hard at work, 4:55 on Christmas eve, 2019. This particular individual is constantly sleeping when I leave for work before 5 am and promptly at 5, he wakes up, like he has an alarm set to be ready for more people coming and going. We're paying top dollar to live here. I can only imagine where security is all night long. ***UPDATE: more sleeping 24 hour “concierge”
I've lived here since March of 2021. My roommate and I got a GREAT deal for a 2 bed 2 bath and a den 1157 sq ft for around $2800 for a 15 month lease with 2 months free. I'm moving out because the leasing apartment raised my rent by 15% which is a lot. BEWARE OF MASS COURT'S RENT INCREASES. Every single tenant I have spoken to had their rent increased by a minimum of 10% and upwards of 25%. This is how the apartment gets you owned by Greystar, they have a high turnover rate and entice you in with a good first lease special. This is great, but I wouldn't stay here for more than a year otherwise your rent will increase significantly. Leasing office tried to be helpful lowered from 20% to 15% but because of Greystar's policies they can't do much. In fact they told me that there is no cap on the rent increases so who knows how much they will charge any unfortunate tenants. ALSO Mass Court was sued by the DC attorney general in 2017 for bypassing rent control laws, so be warned. The neighborhood is VERY noisy, so bad in fact that you can't keep the windows open at all. You will constantly hear sirens, honking horns, strange people yelling outside your window. The windows are double glazed so they keep most of the noise out, but it is still noticeable and made it hard to sleep. You are directly connected to Wiseguys, a dry cleaner, and another BBQ restaurant forgetting the name which are all great. Gets noisy on the weekend nights as expected for Wiseguys, since they are open till 2am. The amenities are nice. Gym is actually really solid and rarely ever packed only around 5-6pm and the pool/hot tub are great additions as I write this the hot tub is unfortunately broken. There is a nice rooftop space with 4 BBQ grills and a fire pit. This is all great and is a very social space since many tenants are law students. Concierge has always been helpful, there is an Amazon locker and any sort of Amazon Fresh order goes straight to your door. The business center is surprisingly very nice, with TONS of textbooks for law school and business school with a free printer you need to bring your own paper but ink is provided. There are 4 desktops, 2 Macs and 2 Windows that are available. These are charged onto the rent, approximately $150 total per apartment for communal fees electricity, water, sewer etc. The maintenance service is also good but they overcharge for broken components. The oven handle broke and I was charged $100 which was really steep, it wasn't even taken out of the security deposit. There was no charge for lightbulbs however. Never had issues with insects or rats or anything like that. I can say that its been a good 15 months, but unfortunately because of their rent increases I would be wary of this place. Everyone in the building is friendly and relatively young so this is a good spot if you want a temporary apartment in a lively neighborhood. Just be wary of the shady business practices.
This is a wonderful place to live! The building is spotless and smells amazing. Happy to have my student living in a safe neighborhood with great amenities. The mail center is great and people on the front desk are very helpful.
Great building. It's located in a central part of town. Tourist love it, but still it has benefits like all the night life, and proximity to the highways.
My husband and I have been living here for over 2 years and we've had a really great experience. The location is very convenient because it's near restaurants, grocery stores, public transportation, and night life.The amenities are in great conditions and very useful. The maintenance team takes care of our request within 24 hours. The utilities might be a little on the high side, but it's normal in the area where we are located. Overall the rent price is fair because of the convenience and location of the building and the services and amenities it includes. Sometimes we can hear people dropping weights at the gym because our apartment is really close by, but the noise has reduced once the staff sent out an e-mail to all residents to be considerate with those apartments that surround the gym. They also do a residence appreciation week and celebrate key holidays by giving the residents some food and/or snacks. The staff is very friendly and professional, and Ruth is the best!
Mass Court is home. My wife and I have lived there for around three years. The building is nice, but the staff make this place. In the leasing office Ruth and Marie are a tandem that seem able to take care of anything. At the front desk George knows everyone and runs the whole show. Brittney hopefully I spelled that correctly, is relatively new at the front desk and is helpful, friendly, and personable. Walker seems to handle everything from securing the building to being a presence behind the front desk. The only things I could take odds with are: the occasionally inconsiderate, overly loud, and sometimes common-sense lacking students who are more of a problem when it's warm and you live on a rooftop floor, but Walker clears them out when the rooftops close; and, the system malfunction fire alarms on my floor which seem to happen 3-4 times a year. I chose Mass Court because it provided a great value compared to other buildings in the area, in a great location, with a personal touch from the start. The amenities are pretty awesome in the building. The rooftops are great, the business center is nice, the lounge is excellent, and the gym is better equipped than most hotel gyms. There is one particularly good elliptical. Management, if you read this, look into replacing the elliptical by the window with another one with a nice normal to long stride like the other one.
BE WARNED! the leasing office screwed my roommate and me over. and we weren't even tenants yet. We contacted the leasing office multiple times to nail down an apartment. We were very clear that we were interested. We had a tour on SAT and were sent a quote. My roommate and I both responded almost immediately. We both sent emails on SAT and SUN. I called on MON. No answer. Tried again on TUES. on TUES, she was available BUT did not talk with me, but rebuffed me and that she would answer my emails shortly. I emailed after the call. NONE OF OUR EMAILS WERE ANSWERED. Called today WED, the two apartments had been sold out from under us. I scheduled another tour for a 1 bed loft with a den it was not a fit at all. The leasing agent all but admitted that IF SHE HAD CONTACTED US WE COULD HAVE HAD AN APARTMENT. But she didn't. And they were sold, while my roommate and I were doing the literal MOST to get in touch with her. Rude.
If you like waiting your time booking a tour, confirming pricing and availability, and then showing up to that tour only for them to show you pictures that are available online- this place is for you. The most unprofessional building I’ve toured yet
Update 9/1: From my last note in the winter you can see that the leasing office raise my rent an obscene amount from year 1 to year 2. The leasing office claimed that that was market rate and they had to. Someone just posted on our resident portal page stating that their one bedroom + den and a balcony on the same floor as mine is only $25 more per month. I have a standard one bedroom without a balcony. This place is a scam. ________ Rent has increased 12.9% - in my case that is $307 per year. For no new or updated amenities. The leasing office is not communicative about this issue or any others for that matter. The leasing office, management company and all parties involved should be embarrassed. Oh also - I put up a negative review over the summer for poor service when I was locked out of my apartment, and they have since REMOVED or hidden that review from Google reviews.
Just look at the average rating. Enough, if not all, of the staff is unprofessional and the property/amenities are showing their age. Lax enforcement of smoking indoors, pets peeing in hallways, covid policies, loud student parties, etc.
