Beware, the pictures on the website and third party rental sites look nothing like the actual apartments you will be moving into. Stayed for 2 years, had constant issues with heat and air..often going days with none. There are bugs...I had to try get rid of them on my own. My car was broken into not only in the parking lot, but also the garage.
Can’t believe what a wonderful transformation of these apartments! The entire complex is undergoing a full overhaul! Get in now while you still can.
Great location, beautiful downtown views and love the new renovations. Highly recommended for Midtown living!
These units are modern and affordable. Nicely updated and rent is very competitive.
Here are just a few of the issues: they tried to double-charge me rent several months in a row; they claimed I didn't pay rent one month when I did on time or early, as always, and I had to provide bank statements proving such; trash is not taken out regularly and can lead to overwhelming stench in hallways and the swarming of flies; they do not regularly clean and maintain common areas, and the entrance doors to the building are often broken or not functional; the gym and rooftop have been closed since March 2020 the initial excuse was COVID but the more recent one was that they "didn't have the keys"; A/C units often break and/or are ineffective; maintenance requests are hit and miss at best; delivered packages will sometimes go missing; accidents and gun violence on Union is regular, as is the general noise; they will not fulfill agreed upon obligations, whether made verbally and in good faith or in the leasing contract.
I've lived here for a year and a half and recently re-upped my lease for another two years. I really like living here, and my 8th floor apartment is just right for me, especially for the price. I have a wonderful western view, and plenty of light coming in through all the large windows. Maintenance has always been very quick and efficient whenever something needs to be fixed. All my neighbors are friendly, and I feel safe where I am. But I'm only giving 2 stars because of three issues I have. 1. Office hours are only 8-5, M-F. This is incredibly inconvenient for anyone like me who holds an 8-5 job and ever needs to talk to someone in the front office in person. Previous complexes I've lived in have shifted hours, like 9-6, 10-7, or something more accommodating, or at least some shorter Saturday hours. 2. Office hours wouldn't be as much of an issue if I could actually get a response when I call, email, or send a message through the online resident portal. I'm often ignored through there, and when I either repeat my questions a few times, or happen to be able to catch the front office open, I'm told I'm not being ignored. For example, July 4th of 2018 we were told that there would be a rooftop patio soon, and that we would be able to get a preview of it that night so we could see the fireworks. Months later there was still no update on that front, and so I started emailing in to ask if there were any progress on that rooftop. My emails went ignored until one day I took a half day off from work to take care of some personal stuff and was able to stop by the office during open hours. They told me they weren't ignoring me, that they didn't have an answer yet. I think a courtesy email response to that effect is a much better idea than just leaving messages unanswered. 3. Getting packages delivered is a nightmare. Depending on the carrier, they're either left under the tenant mailboxes in front of the elevators, or they're placed in a locked mailroom by the front office, and eventually distributed to the tenants' front doors. Eventually is the key here. Sometimes it's by the next day. Sometimes it's the following Monday. Sometimes it's several days later. It's incredibly annoying and inconvenient. That locked mail room is not accessible by tenants. I currently have three packages that I'll have to wait till at least Tuesday to get today is Friday, and two of them arrived yesterday. I went home for lunch today I work out in Cordova, so this takes my entire lunch break to make the round trip specifically to get my packages, and I find that the front office is closed today and Monday, no reason or warning given. An after hours, tenant accessible mail room would be awesome, as I've had in other apartment complexes. Or, alternately, addressing issue 1 above would fix all three of these problems in one go.
I've lived here in the past for a few years. First, the apartments have good and bad aspects. The architecture is beautiful and the new owners did some construction updates, mostly the leasing office and the exercise room. The negative aspect would be some of the people. Memphis has some of the most racist and ignorant people you'll ever encounter in your life. If you are from another city/state, it can be unsettling. We've been followed, stared at, asked if we lived there, and have been encountered with white males coming up to our car demanding what we are doing preparing to return a rental car.... One of the owners, who is white and Jewish, just starred and followed us because we are black and he assumed that we can't afford to live there, even though he's been to our apartment. They had a former manager Dusty Raiborn, who was the absolute worst racist manager that I've ever met. She wouldn't give me mail once and laughed in my face, when I told her that was crazy. Stay away from Memphis if you can help it.
This is my first time living in an apartment/tower complex. It's the worlds worst, I have an efficiency, I can hear EVERYTHING that goes on , on my floor. Doors slamming, people talking, etc. Kimbrough Towers changed management in July 2016, the previous management team left and did not give notice until 2 days before. All of a sudden, I was told I did not pay to move into this complex and new manage,Ent is demanding 1 months rent. The records that I have presented to management is the records and receipts that's on file , however rent per say is not documented. My quest is, how in the world do you suppose that I received keys to my apt, the buzzer to come in the door and the code to allow someone to enter the apt doors. I have been fighting with them for Goni g in 3 months, very rude and no understanding. Anyways, I don't recommend anyone to move here.i can't wait until my turn is OVER, I've given more than a 60 day notice. And another thing. If you want to be in complete control of your air and heat, then this is not the place for you. Your utility bill is based on the entire co plea usage. Example, I moved in Dec 31st, I do t like heat, I did not touch my thermostat until Feb 2016 & I received a bill for $118, really for what. Also the air did not come on until June of 2016. So you will not be in control and you will be charged according to everyone else's usage. Again I DO NOT RECOMMEND THIS PLACE FOR LIVING.
Great experience! Lived there for about 10 years.. the place has seen its fair share of managers/management companies for sure and I've enjoyed them for the most part. The latest one really seems to be investing in the property ... which is great eat except for the fact that I just bought a condo elsewhere as they were coming in.. gotta work on my timing. I did get to spend a couple months under Danielle's wing the current mgr. Ridiculous! This girl.. before I even met her face to face had already impressed me. I was working out of town and told her that I was having a little trouble with my AC.. before I even returned home there was a brand new unit in my place! She was always smiling .. even when I'd come with problems.. it was almost shocking how pleasant she was. The bad news is .. she seems to do that with everyone.. as I heard others saying the same thing. Bummer, was hoping it was just me. Either way.. now seems to be a good time to check out kimbrough... with a great manager like Danielle and with the upgrades they are bringing to the fitness area and lounge .. it'd probably be a good move. Oh yes.. and I really do miss Wayne's World.. what I call the group that hangs out in the courtyard .. a halarious man named Wayne seems to always be there heading it up. Sweet community..miss em dearly!
I lived there for 3.5 years and it was incredible. Authentic historic high rise living. Thay were remodeling right before my move and it was really first class. Hate I had to move. I would highly recommend it. And Danielle was a sweet heart! You gotta go take a tour to really get it.
