If I could give this company ZERO stars, it is certainly what they deserve. BUYER BEWARE. My father purchased a home and this company represented the seller. Day of close, it was discovered there was a $225,000 lien on property by one of the owners/builders because him and his partner weren't on the same page with personal matters that they leaked into business. Liberty title spent an entire day trying to convince me, our lender and title to try closing on the property regardless of the lien. Words verbatim were "we close on properties all the time with liens and your lender is the only one that has given us push back." It was also discovered that they completely neglected to search for open permits, etc on the house. They stated that they looked however, a 3 minute phone call to the city informed us otherwise. After closing they didn't cooperate whatsoever with providing requested documents pertaining to sworn statements, and even after having the sellers sign an agreement to hold our money for the house in an escrow account for 30 days, this company completely violated that agreement and released the funds to the sellers 60+ days post close when they should have been sent to court to be handled. When a lawsuit was opened against the builders/owners, the attorney informed Liberty not to release funds due to the litigation however, Liberty did regardless. If you are a buyer, I would HIGHLY RECOMMEND hiring a different title company.

Steve Clinton's daughter here... I am editing this review. The responses from liberty title are meaningless and all buyers should BEWARE.
They attempted to get us to close on a property with $225,000 lien on it. Every person within our family who was involved in the transaction heard this company tell us that they had no clue why the mortgage company wasn't allowing us to close with the lien, "they do it all the time."
A title company's job is to provide a clean title prior to close, period. end of story. Thank goodness we had our own title company otherwise this company would have NEVER disclosed the existing lien and would have conducting the closing regardless. The fact that there were so many people putting a stop to it, is why the lien was removed AT THE CLOSING TABLE. Otherwise this company would have closed on the property regardless.
That should be enough to be very concerned and to avoid this company at all costs. BUYER BEWARE.
So thank you to the owner's for taking the time to defend and justify your position on the events that occurred during and post close, still is terribly wrong and absolutely not acceptable.

Outstanding customer service and diligent staff! Liberty Title has been my go to title company for my real estate business and clients. The staff is always available to answer any questions and gets things done in a timely fashion. I really enjoy working with Crystal, Andrea, Denielle, Jen, and Dorothy. They make every closing memorable and enjoyable for each and every one of my clients. I would highly recommend Liberty Title for your title services and needs for residential and commercial.

Never bought a house before and I hate paperwork, so the first one being a for sale by owner was a bit nerve wracking. No need. ZERO drama, zero issues or surprises. Silky smooth all the way through closing. Call Andrea at the Rochester office and kick back.
