Had to leave unit and go stay in Hotel. They turn off Air Conditioning to all units in the building while it's 80+ degrees in the units. They do it every year. When its hitting 70 degrees outside, and your apartment is 80+ degrees, they think this is a good time to turn off the AC. It's awful, immoral, and btw illegal, Utah Fit Premises Act Section 1 b iii says owners must "maintain any air conditioning system in an operable condition;". There are no windows here that open. Building holds massive amount of heat. Leaving door open with multiple fans running all day and night makes no difference. Have had times here where I've been stuck with my unit at 80+ degrees all winter long. Have been here since 2016. I believe we have been in this building longer than any other resident. Would strongly recommend nobody rent here or any Moda property as no matter how many times they change management or setup new review pages deleting all the old negative reviews and hiding their previously awful ratings things just tend not to improve. Will be taking legal action and finding a new home immediately if situation not resolved.
There's a lot of great things about this place, but some not-so-great as well. Pros: -LOCATION! It's perfect. Newhouse is across the street from the Smiths, and within a block from Trader Joe's, the TRAX station, a yoga studio, and a haircut place. -If you face east, there's a great view of the mountains. -There's a decent lounge with pool table. -The manager, DeAndre, is awesome and helpful. Cons: -Moda tries to profit off you in anyway they can, like the following two points that Moda surely raises the prices on for profit: -You're forced to pay $25/month for a Trash Valet. It's worth paying that much for someone to take your trash 3/4 times a month. Plus, they don't even take recycling. -You're forced to pay for a smart home device each month lopped in with your internet bill. The device is utterly useless. And again, they are going to profit off the fact that you must use this device according to your contract. -I've read other review of this establishment claiming many fees when you move out and that you likely won't get your deposit back. Summary: I like living here. Just know that it's more expensive than you think it will be.
I will start off by saying I am not a tenant. The options didn't work out for me. HOWEVER, I give a 5* to the managements Customer Service efforts. They followed up with me, kept in contact with me, checked in with me on what else they could offer. I have worked with another management firm in SLC, and my experience was just the opposite. So, thank you Moda Newhouse for your Excellent Customer Service.
I lived in Moda Newhouse for a year with my wife and we had a great experience. First of all, the office staff Bianca, Brooke, and Alex was always friendly and extremely helpful. We always felt very attended to and taken care of. The apartments themselves are nice. We had very few maintenance issues and when we did, they were taken care of quickly and with quality. We liked the dog wash as we got a puppy while we were living here. The location is great with Smith's grocery store right across the street and walking distance to Liberty park. I would definitely recommend living here.
I stayed at Moda Newhouse from January 2021 to September 2021 and enjoyed my stay. The management were super pleasant/helpful/responsive and I ended up staying past my lease at the month-to-month rate for a small premium. Very flexible and it was easy to coordinate. However.... after moving out I was surprised to see $250-$300 in cleaning fees/painting fees deducted from my security deposit for abnormal items like "leaving screws in the wall", "scuff marks", a general cleaning fee, carpet cleaning. Carpet cleaning I didn't have any pets, there were no burn marks in the carpet, no rips or stains either? Screws in the wall? I had hung up maybe 3-4 pictures, all of which I removed Scuff marks? the marks left were from feet up against the wall near a desk, and about 4 sq ft. Normal turning over of an apt means a new coat of paint. Based on other reviews, the standard Moda policy is offloading the turnover costs to the tenants here, which is not a standard business practice. “Normal wear and tear” is deterioration that occurs as a result of everyday use of the rental unit, and without negligence, carelessness, accident, or misuse or abuse by the tenant. “Damage” refers to destruction to the rental unit that occurs because of abuse or negligence by a tenant during the course of the tenancy and can affect usefulness, value, normal function of the rental unit. Why? Because all of these items fall under normal wear and tear based on multiple court rulings. I had left the apartment in good condition and also taken a full video walkthrough before leaving. They sent me a video as well that showed the exact same condition I left it in. If you do find an apartment, you need to keep in mind that you'll be losing a good chunk of your security deposit when you move out. Very frustrated that this soured an otherwise nice stay. As a 10-year renter at 6 different apartments I was surprised and frustrated by this business policy.
We recently moved out after living at Moda Newhouse for a year and had a very negative experience. It's somewhat cheaper than other "luxury" apartments nearby, but in retrospect I would not choose to live here again. 1. Our bike was stolen from the bike rack in the garage. The apartment manager showed us security footage which revealed two people who had broken through two secured doors in order to get to the garage. We understood that not much could be done about the bike, but we expressed concern that people could break in so easily and asked what would be done. Our concerns were dismissed. It's clear that management could care less about their tenants' wellbeing and safety. We also posted a sign alerting other residents of the theft and received a curt message telling us to take it down. 2. We also happened to run into police officers outside the building when another break-in occurred, but this information was never disseminated to residents. We feel that it is responsible practice to alert tenants when their building is broken into. 3. On move-out, we were charged a $110 cleaning fee which we were told is "standard" despite the fact that we had cleaned the apartment and left it in much better shape than when we arrived. I spent the whole first day after we moved in cleaning off dirty cabinets, floors, etc. 4. Windows don't open, so it gets very stuffy in the apartments. 5. Noisy with dogs. Walls are thin. 6. The hallways and stairwells smell like urine at baseline. Positives: - Location is great. Many grocery stores nearby and within walking distance of downtown, 9&9, liberty park, etc. - Parking is convenient indoor garage vs outdoor and reasonably priced. - Maintenance was quickly responsive to requests.
I lived here a little over a year. It wasn’t too bad it’s a nice apartment. Although the management is awful. The older gentleman, his name De something, called my fiancé SEVERAL times throughout a week about my dog “barking.” My dog usually never barks, when my fiancé asked how he knew it was our dog he said that he was standing at our door. WELL DUH DOGS WILL BARK WHEN YOURE AT THEIR DOOR. When my fiancé told him that, the gentleman told my fiancé to come home and Drug our dog. Completely unprofessional, and honestly very rude. If you don’t want occasional barking 1. Don’t stand at our door! And 2. DONT ALLOW DOGS!! Their dog area to go to the bathroom is so small, and nobody really cleans up after their dogs, neither does the apartment. Very gross. Would not recommend this apartment to anyone who has any animal. Completely ruined my views.
I moved into Moda Newhouse late in the summer of 2017 but was out of town when my lease technically commenced. I arrived home about two weeks into the term of my lease, so I had to scramble to get all of the paperwork completed and get oriented to my new apartment. My fall semester was also about to begin so I had a lot going on at the time. The Moda Newhouse staff made my move-in process so much less stressful than it could have been by communicating with me regularly and being patient about my frequent visits to the front office to ask questions. I was also unable to access my mailbox at first because of some problem with the lock, and Brooke, the manager, went out of her way to *PERSONALLY* collect my mail from the delivery people for a week or two until the lock could be replaced. The staff is incredibly personable and easy to get along with and the property is clean and quiet. I’ve had a great experience living here so far.
My wife and I lived at Moda Newhouse for a little over a year. We liked the area in which the building is located but other than that we have nothing good to say about this establishment. We found them to be predatory in every way possible. Our utilities were not included in the listed rent price, nor was the parking, the pet fee's, the T.V package, the trash removal fee. Many of these "utilities" were useless services that totaled around $200 extra on our rent. For some reason they include the water and sewage utilities but you have to get gas/electric on your own, which is utterly confusing considering how much we were paying already for all these useless utilities. Our listed rent price was $1,100 but we ended up paying around $1,400 at the end of the month. We initially purchased above the ground parking for $25 dollars a month, until our car was broken into and slept in overnight within the first 3 months of parking. Once this happened we purchased underground parking for $50 dollars a month, only for my car to be broken into AGAIN. Police reports were filed both times but nothing ever resulted. They have cameras underground but no evidence of a break in was caught on tape as there is only one camera that does not cover all angles. The office staff is hit or miss. Their office hours are 9-6 M-F, but more than 50% of the time no one is there. Whenever our apt. required maintenance it took several weeks and multiple calls to get any repair. Instead of having a normal 30 day notice for leaving they require a 90 day. We were unaware of this predatory act and ended up having to stay 2 months after our lease. Resulting in a $300 fee added each month, making our rent total for our last couple months over $1,700. Note: During our time here renters were incentivized to give 5 star reviews to get a free Amazon echo. Many of these reviewers did not even receive their echo. Note 3: Property manager called me to first tell me that my fees for the parking were wrong, and that this is unfair to them. I'm happy to change this mistake, the fee's were only part of the issue. The fact my car was broken into twice, once above ground, once underground, with absolutely zero resolve, was what I really wanted to highlight. Got the check situation sorted out, and am extremely thankful to Brooke for taking care of that so quickly for us, it's much appreciated.
I've lived in a few different apartment complexes in our city and I'd have to say Moda Newhouse is definitely one of the better ones. There's a few reasons that I renewed my lease I'm on month 14 at the Newhouse. First, like all the other reviews, the location is unbeatable. Between having Smith's, Trader Joes, and Whole foods all within a block, I have not driven to go get my groceries in over a year! Also, if I want to go out on the town, a Lyft or Uber costs me 4 bucks. Secondly, the units are extremely functional. The floor plan is laid out in a way that makes living here very comfortable. Some of the things I've enjoyed are the giant kitchen island, walk-in closet where my efficient washer/dryers are, and best of all my great view of the city. Third, the management office has been great. Brooke and Mike always say hi to me when I'm walking past the lobby. More importantly they love saying hi to my puppy. Lastly, I feel safe here. Everyone knows there's some questionable people that can stroll around downtown and with how the doors/elevator require to scan in, I feel very safe. So if your on the fence about this place, I'd suggest you give it a try. I wouldn't be surprised if I renew for a 3rd year when it comes up.
